The Orchard

My husband set up an appointment to look at the apartments for our collage boys. Drove over an hour showed up early for the appointment time the agent did not show up and nor did not return our texts and phone calls. Very poor service and wasted our valuable time. I wish they respected our time and should have been more responsible. Very disappointed.

My fiance and I moved in here about a month ago with his two teenage sons. We absolutely love it. Very clean, very quiet, very family and friendly. Couldn't be happier with our choice.

I’ve been here quite awhile so far , and I have little to no complaints is peaceful quiet . The office staff is very attentive you really get what you pay for . Nice and serene environment

I had rat and roaches infestation and they didn’t do nothing about it. Secondly my car was broken into multiple times, told the manager about it, and he said at least they left you some weed and was chuckling. They don’t care

I’m not sure if these reviews are old or what, but this place is not good. The staff do not care whatsoever. They used a washing machine hose on my water heater, which of course broke and flooded the downstairs. Water soaked my walls. They told me “if it smells like mold, then let us know”. The inside of my wall is rotten and soaked, and they don’t care. Someone broke all the mailbox locks and is stealing mail, and they still won’t even fix the locks. The dumpster is constantly overflowed, roaches infest this place. “Newly renovated” just means they painted over everything and used the cheapest materials to make it look good on the outside. I’ve never had water that wasn’t cloudy and white. Parking is a nightmare. I’ve lived here for 2 years and had my rent raised for less than nothing. Expect to hear at least 20 gunshots a day, some right outside. But yeah “luxury homes” I guess.

I have loved staying here for almost a year. It’s pretty nice on the inside! Very spacious and quiet. Maintenance staff is fast when requested to check something. Greg is the nicest person! And Monica is so fast to respond to your questions and needs. Thank you Orchard Springs for such wonderful memories.

You get a great Space for a decent price. Management is pretty cool. They don't mind answering any questions, no matter how dumb. I know because I've asked some dumb questions. #thumbsup

I’ve been living here for close to a year and it has been the most comfortable experience. There is no loud noise, no parking hassle and staff is efficient when we need assistance.

Orchard springs is a great community to live in!! Great customer service, very clean community and very safe for your family. Very quiet , and very well maintenance. The apartments are renovated with granite counter tops and very nice flooring. You really get a bang for your buck! Great affordable place to live!!

I've lived here for 5 years. In 2 units. Never had any issues. Maintenance is always diligent. Office staff is friendly. Love living here. Very safe!

Absolutely LOVE this complex. It’s clean. We have no issues whatsoever and the leasing staff could not be better. Management here is honestly the best I’ve ever had!!! I hope to stay here until we decide to buy our first home!

I’m moving to Georgia from North Carolina and i must say the staff at Orchard Springs were very welcoming! The townhomes are also very nice i was looking at a 3 bedroom 1.5 bathroom and fell completely in love with it!

Well maintained on the inside, most affordable in the area. Safe environment for kids and the family. Maintenance is on top of their game.

These townhouses are great! The management is fantastic and very helpful. Plus the townhomes are very spacious and nice! Highly recommend!

Been here for a year and don regret it for a min. Staff is attentive and responsive. Great place for families. When our lease was up we didn’t think twice on renewing it. They are always looking for ways to make this place a better place to live and take your suggestions under consideration. It’s in the center of everything so you live close to everything you need but far enough from the craziness of a city.

Never had a problem at this complex. I enjoy the living space and the customer service that comes with it. I would recommend this complex to a friend on any day of the week!

We visited these townhomes based on the pictures we found online and wanted to tour an apartment. As we walked in, I asked the woman from the office about pest control and she stated that she did not believe that they had a contract with pest control any longer, but that it was not a problem. As we entered the remodeled apartment, my husband opened the door and the ENTIRE door was full of roaches! She said that they were there because of the remodel. Fine. We went and looked at another & it was the same thing! Moving to GA, I am now understanding the insect problem, but man, I found it hilarious that she told me that they did not have a problem and the whole door was covered! :) Just beware when moving here! Really, really nice office staff and a nice remodel, but unfortunately, they DO have a roach infestation.

We have lived here for 4 years and absolutely love it! Weve never had any issues and maintainence is always on top of it. No crime, kid friendly neighborhood. Would recommend for any family!

Love the upgraded townhome, very doable price, no one is perfect though! They respond pretty fast, the application wasn’t hard, they will contact you in a heart beat.

Orchard Springs Townhouse Community, and its’ righteous management and staff has been a secret treasure for the two years I have lived here. Even though it is time for me to move on from this community, I will cherish the relationships established and times shared. The other staff can learn from the training and the implementation of the righteous staff by being diligent in carrying out their responsibilities regarding the residents and the property.

I recently moved in to the complex. So far everything has been great! Staff is always willing to answer questions and maintainace responds quickly! Plus there’s a pool and a playground.

Love it here!!! I will definitely be staying for a while!

I absolutely love living at orchard springs, the townhomes are beautiful, the staff is very friendly, and I plan to stay here from a while.

The location of this complex is amazing ! You're near shopping plazas, daycare, churches and 75 ! The community itself is amazing. The folks are inviting, friendly, and we hardly have issues . I do wish we had more space and had consistent rent . It jumps constantly due to "water" that's charged to the residents . 90% of the water used by everyone else instead of the water that's used in your apartment. Other than that , I love it here !
