Property Ratings at The Orchard Apartments
Don’t move here, terrible management that does not know how to do her job, only one maintenance person for the whole property. Management continues to ignore the residents and puts garages in that took over a year to build and no one wanted them to begin with. It’s hard to find parking unless you want to park on the street, minimal security and the property can’t even get the gates installed, they have been set off to the side for months! Don’t move here!

The office people are rude, and conniving. They lie and swindle on a regular basis. They retaliate if you write a poor review, and tell you to your face it's nothing you can prove. Their corporate office isn't much better. These people have had fair housing called on them numerous times now. Don't fall for the pretty trees and cute squirrels.

Great apartments. Large community. Not once have I been disturbed by any of my neighbors. Haven't had any problems dealing with the staff. Nice community pool. Two laundry rooms makes up for not having a washer/dryer in the unit. Guest parking is limited at nights and on the weekends, but that's to be expected. Appliances all work well. Hardwood floors are a nice touch. Would recommend.
I first moved into a 2bd 2ba apartment with a roommate back in 2013. We chose this apartment complex because the rent at the time was reasonable for what we got (large apartment, laundry facility, pool, etc.) After 1 year I wanted to move into my own apartment so I did some shopping around. I ended up taking a 1bd 1ba 800sqft apartment because it was the cheapest in rent despite the $100 rent hike the management had rolled out. It has been 5 months since I signed my 1 year lease and they just raised the rent on my apartment by another $100. I'm worried that by the time I have to renew my lease, my rent will be over $1000. If my apartment had updated appliances and cabinets, had a washer/dryer in unit, didn't have rotting wood and peeling paint, and didn't have water heaters and a/c units breaking down every week I would be okay with paying $1000 a month for the apartment. But instead I get angry letters on my door about no splashing allowed in the pool and how furniture left beside the dumpster is an eye sore but stuffing furniture and garbage behind the laundry building isn't. The laundry facilities were constructed poorly as well. They remodeled them but now they spit water and soap all over the floor because they installed the drainage piping incorrectly. The pathways through the complex are dark causing you to trip on the uneven pavement when you're trying to get your laundry done. And building 9 has been deemed the worst building in the complex due to the type of people that move in. In the last 3-4 months I've watched my neighbors move away disgruntled and disappointed. With the rent hikes I would have expected an increase in quality of living and apartments but so far I've been forced to look for better apartments. I hope Orchard recognizes what is happening and does something to change it soon before they lose too much business to make appropriate changes.
These apartments are good for getting your feet wet in terms of the apartment renting world. The apartments are decently sized and being surrounded by trees helps keep the apartment cool. But the management are pretty scarce and the main form of communication from the management is through the use of yellow, orange, and white papers all over your door whenever something happens that angers them. The repairs are poor quality and the repair people are extremely unprofessional. There used to be a security officer who made his presence known so you could feel a bit safer but they went with a new security service which I don't think exists anymore which may be why there's been more violence and vandalism than ever. And just after a few months, the rent has been raised twice. So like I said before, this is a good introduction to what you can come to expect from mediocre apartment complexes. In summary, I'm looking for a better apartment.
These apartments are the biggest I have ever found. The one bedroom is 860 SF. the grounds are pretty with tall redwood trees, lost of squirls, and birds. The rent is not bad either. But the agents here and the mamagement company are not user friendly :( The office in only open 9 tp 5 Mon through Fri. So communication is nill. They are note happy around here and will leave a big white note on your dark green door for every one to see till you home to get it. Their repairs are slow and cheap. The office agents need attitude adjustments, making dealing with them in any way a dificult process. I love the apartment itself...but, not sure ill stay because of the management. Thus why I am on this site, and looking!
