Property Ratings at The Morris
I’ve lived in this apartment complex for almost three years, and since the new management company took over, it has been an absolute nightmare. I have lost power every single month since they’ve been in charge. EVERY. SINGLE. MONTH. The weekend before Thanksgiving, I was without power for over 16 hours, and then it went out AGAIN the day before Thanksgiving. I’ve sent countless emails to management, and guess what? They IGNORED EVERY SINGLE ONE. It is almost like they don’t want to answer emails so there is nothing in writing, but it states in the lease that everything has to be done through writing. It’s shady, unprofessional, and downright disrespectful that the only way to get a response is to physically go to the leasing office. As if the constant power outages weren’t enough, they’ve now randomly decided to increase my monthly parking fee without any warning. I’ve always paid $5 for parking and provided proof of that quoted amount, but they refuse to honor it because I don’t have previous payment statements. Why don’t I have them? Because when the new management took over, they DELETED all my old account information and statements from the platform! Their incompetence is now my problem, and they’re using it as an excuse to nickel and dime their tenants. I’ve lived here for almost three years, but this is, without a doubt, the WORST lease I’ve ever had. The management is unresponsive, shady, and completely disrespectful to the people who live here. Between the constant power outages, surprise charges, and total lack of communication, I cannot wait to get out of this hellhole. If you’re thinking of moving here, DON’T. Save yourself the misery and find literally anywhere else to live.
The building is just a nice as the pictures. The staff are very friendly and the amenities are top notch. The location is conveniently close to good food options and Vanderbilt. It would be nice to have a few more dedicated spaces for residents to work / take calls.
I have loved living here so far! It is exceptionally nice and clean, and a generally quiet space. Everybody who works here and lives here has been so accommodating and friendly and it is SO appreciated. The gym and pool are exceptional!!
I love the layout of my apartment and my views are great. I am very happy with the concierge service and leasing staff is super friendly. I love that I feel safe in the neighborhood to take the doggo out. Overall apartment community is well kept and the amenities are a plus.

Everything here is perfect. Faculty are so friendly and maintenance is so responsive. The amenities are a huge bonus and the local area is great! I wouldn't want to stay anywhere else.
Staff are super nice and friendly! Most of the concierge employees are so helpful and friendly. Some are not helpful or even so hi when you walk in. I wish there were more activities to get to know our neighbors more
I enjoy living here and don’t really have any complaints. I don’t have much else to add, I do think if rent raises any higher I will move because it’s already pretty pricey.

It was a little stressful due to a busy weekend (Vandy grad weekend) to move in. But everyone was helpful and we got it done. Lucky they had carts to use so made transporting things back and forth easy.
The amenities are fantastic, noise level is good & neighbors are friendly. Only negative is the increase in rent after your first year & the system constantly lowering/increasing rent in other units/yours when you move out.

The apartment is efficient, clean, and nice! The 24/7 concierge service allows me to feel safe. I like that the "hidden fee" of parking, pest control, valet trash is not as high as the other apartments. However, the hallway noise, top floor, and bottom floor noise is pretty loud. I do not feel comfortable talking to friends even with the doors shut, as I can hear hallway conversations pretty well. It would be nice if valet trash can be optional.
Moved into a new place recently and Lauren was wonderful! She made everything so smooth & easy, and it’s obvious she really cares about residents and goes above and beyond. Her genuine and kind nature is very much appreciated! She also is so sweet with my dog and that means a lot. The Morris is a lovely place to call home, not only for the building itself being so gorgeous but for the sense of community that is fostered within it. My apartment is perfect and I’m SO HAPPY. I love having the concierge and appreciate them always being here for us. Maintenance is always on top of things, are really a hard working team, and I especially appreciate the updates Neal sends out. I am grateful to call The Morris home!
Living here was great until it was time to renew our lease. When the building sent the lease renewal, they increased our rent by a 1000 dollars! after being reassured that our rent will not be increased by more than 5% when we signed the leaese. After we moved out, the morris actually sold the apartment for less then what we paid. They basically forced us out even though we followed all the building's rules and paid our rent on time. Not only did they priced us out, they never gave us our deposit back! As someone else mentioned here, it is really difficult to get a hold of the leasing office, and for the 2 times that they finally bothered to answer, they were rude and blamed the delay on a system issue. It's been 5 months since we moved out! This building might seem nice, but for the 1 lease period you get to live there, it's not worth the headache.

Can't beat the location! Great neighborhood, great amenities. Love the rooftop pool and the staff is so nice! The only down size is how loud and busy it can get on the weekends, but the sound is def minimized in this building.

Great location in Midtown. Beautiful units but expensive for the size. Nice amenities. The only thing missing is a dog park. I would recommend this complex.

Moving in was awesome! Met some cool new people in the building. The staff was very helpful letting me use the freight elevator until I got everything moved in.
I’ve enjoyed living here at the Morris for the past four months. The staff are friendly and helpful but what I love most is the area. Although it’s extremely close to downtown it is very quiet for a residential neighborhood in the city.

The building, amenities and my apartment feel rundown because of the poor quality of upkeep and repairs done by the maintenance team. Managers sometimes don’t respond to messages for days at a time, if at all, and don’t always follow through on what they say when you are able to get in contact with them. Concierge staff that used to greet people when they entered the lobby don’t even look up from their phones when people come in and talk to them. Janitorial staff don’t follow The Morris’s own safety guidelines. Maintenance staff try to fix problems the same way over and over again, even when residents let them know it isn’t working several times, instead of trying to find an actual solution. Amenities like the business center printer, outdoor grills, coffee maker, drink machine and community WiFi often don’t work well / at all because they aren’t stocked or maintained. Instead of making sure residents feel safe and comfortable, the staff and management now acts annoyed / inconvenienced when residents bring issues to their attention. This has made me afraid to bring up maintenance and safety issues for fear of being treated even worse, and has turned what was supposed to be a premium apartment living experience into a stressful experience at a premium price. I no longer feel welcome or comfortable at The Morris, and when I talked to the management about this, their words and actions made it clear that they didn’t take my concerns seriously or care how I felt. I strongly recommend against moving into this apartment.
The Morris is gorgeous, inside and out! As soon as you walk in the lobby, you are greeted by the friendliest concierge in Nash, Jules! Stop by the office and say hi to the leasing team, they are awesome! The apartments are insanely pretty and the floor to ceiling windows give each room an amazing view of the city! I'm lucky enough to face the 7th floor terrace, which is the perfect spot to hang and grill or play ping pong! So many restaurants are nearby so grabbing coffee, a happy hour drink, any kind of food or dessert is super simple. Another plus to living at The Morris is that it's dog friendly and it's location is perfect for taking my pup on long walks down Music Row or through Vandy.
