Property Ratings at The Monticello
Would recommend living elsewhere. Location is the best thing about it. Walking distance to the hospital, metro stop, park, and many restaurants. It is one of the cheapest places for one bedroom/studios in the CWE but the building is very old and when things break it takes a long time for things to get back working because they have to order parts. The hot water tank was broken for 2 weeks and we had cold water with no discounts in rent. Laundry is ok but there are not enough for the size of the building. Gym is in the other building. The building has a freight elevator but it wasnt really offered for move in and the main one is very small and breaks down often. My apartment was also not very insulated with electricity ranging as high as $100 for my 400 sq foot studio. The management is ok with some people being helpful and others being a little standoffish.

We apologize for any inconvenience you may have experienced while residing at The Monticello. Resident satisfaction is very important to us, and we strive to provide the best in customer service! Sometimes however, we do need to order parts, to make specific repairs and understand this can cause inconvenience. Ordering parts and scheduling out side contractors, such as the elevator contractor is beyond our control, but I can assure you we do everything we can to expedite repairs and complete repairs to our residents’ satisfaction.
Pros: -Upon move-in, they completely clean the apartment. They deep clean carpets or, in my case, install brand new plank floors. They resurfaced the kitchen counters and repainted the kitchen cabinets. They also painted the walls of the entire apartment. My unit was spotless when I first walked in. -(Most) units have lots of windows. My 700 sq ft 1 bedroom unit has 7 windows. They are good size windows too. -The building is so quiet. I rarely hear my neighbors on my floor, above me, or below me. Aside from the occasional neighbor playing music, it's almost like I'm alone in this building it's so quiet. -5 minute walk to Whole Foods and dozens of restaurants. -Secure private parking garage (limited spaces- around 30 I think). Parking is WORTH IT if you have a car. Sometimes is can be difficult to find a spot on the street. -They are starting to replace old appliances. My old unit had an old electric oven/stove. My new unit has a brand new stove and a brand new refrigerator. I noticed they started putting dishwashers in other units as well. -The leasing office responds to emails quickly (usually the same day) and the maintenance work orders are quickly attended to. Cons: -No central air/heat. This is common is old buildings but it is something to consider. The window AC units work well. The heating, however, is a problem for me. The apartment has old electric baseboard heating. It's either ON or OFF for these things. Makes it really problematic in the winter when you're just trying to keep a comfortable temperature. It gets super hot, then you turn it off and it gets cold really quick. Space heaters work better, honestly. -Thin doors. My unit's front door is so thin it just feels like a piece of paper between me and the hallway. No a huge problem though, considering i never hear my neighbors. I guess the thick walls make up for it. -The BATHROOMS. Yikes. There are cracks in the wall tiles, concerning stains on the floor around the toilet, other weird stains in the shower. Just a bare bones, weirdly stained bathroom. If there was anything the landlord should address first, it should be the bathrooms. -The leasing office is a 4 minute walk away in a different building. Not a big deal for me as I rarely need to go to the office. You can pay rent via the manager's mailbox in the Monticello. -Road noise may be a problem for some, as the building is on Lindell Blvd. Noisy during the day, not bad @ night
I would not recommend living in the Monticello to anyone. The apartment I lived in had multiple cockroaches and did not seem to have been cleaned prior to my moving in. There was a thick layer of dust and grime on the window sills, door molding, blinds, and the baseboard heaters. The window mounted air conditioning units were also poorly sealed and very drafty. When I had the opportunity to speak with Stephen, the manager about maintenance concerns, I found him to be condescending and very slow to respond. Major maintenance requests were ignored for more than a week, and requests for information on when they would be completed were ignored. I would strongly urge anyone considering the Monticello apartments to look elsewhere.
I have a studio apartment on the fifth floor on this apartment building. The building is pretty old, and elevator problems are common. They do provide a sufficient service. Once you are ready to move-in, they will completely paint the apartment, and install fresh new carpet. Which is pretty great! It eliminates all the smell that previous residents left in the apartment. Air condition works great, It also has a ceiling fan. Though heater is pretty old style. Bathroom floor is pretty dirty, even though I cleaned it with best products available in the market. Bathroom needs a renovation, but I don't think that the apartment folks see that. Kitchen is good. Lots of cabinets, a full sized refrigerator, and a stove. Water is included in the rent. Disposing your trash is on each floor, so you don't have to drag down to the dumpster. Overall, Its an average apartment. The location is pretty great! Right in the heart of St. Louis downtown, and close to well known colleges, and medical centers. Library, bank, pharmacy, grocery stores, and few restaurants are walking distance from this apartment. Its OK! with such rent.
Corner Studios are very spacious and provide plenty of natural daylight. Could use updated HVAC systems but the sound privacy is nice and the location in the CWE can't get much better. Overall, a nice temporary investment.
Central West End is a vibrant, delicious, but expensive area, however the Fairmont gives fair prices for an amazing spot. Being across the street from amazing food and entertainment gives a big city feel to a relatively small area. Despite the older building, the space offers a great 24/7 maintanence team who is always willing to fix up and rehab this classic building. The views are breathtaking: the arch, church basilica, Forrest park are all within your view making holidays and events right outside your front door.
