I've been here over 4 years and have had no issues. I love the lcotion most - so convenient. Nice apt,. Maintenance fast to fix anything I've needed fixed. I plan on staying here for a long time - Have not had any reason to move. It's very quiet and they have security allnight.

I lived at The Modern Cactus Apartments for 10 years and I loved it. The mountain views are stunning, and the management staff are very friendly and helpful. I am a single woman and always felt safe at home. The apartments are walking distance to downtown palm springs, and public transportation is available at the front of the building. Advertises "Community Wide WiFi" (NOPE) Parking (NOPE) ... They will however raise the rent on you... GUESS WHOS NOT STAYING LONG?? THIS GUY!! DO NOT WASTE YOU'RE MONEY THE PICTURES ARE SO DOCTORED THEY WENT TO MEDICAL SCHOOL TO CREATE THEM! ITS A DUMP AND THE MANAGEMENT HAS ZERO CARE IN THE WORLD
Dear Prospective Tenant(s): Bottom line, move here. The Modern Cactus has exceeded my expectations after living here for a month. Andria and Liz from the management team are amazing, warm, caring, personable, and extremely attentive to making your move and ongoing living experience a great one! My studio is almost fully renovated and has such a modern clean and updated feel. It truly feels like home. You can't beat the location of this complex because it is next door to a shopping center that has every thing you need such as Ralphs and the Tsunami laundry mat and dry cleaners who will do your laundry for you! The apartments have great floor plans and some have excellent views. The building has really friendly tenants and is very dog friendly. This all comes at a cost. The units are very poorly maintained and this is hard to spot on viewing. Everything is painted including the tubs, sinks and even counters. This all peels and chips within weeks. Appliances are refaced but still very old. Upon inspection you see a new dishwasher but its really decades old. The building manager herself is really a tough character to work with. Once you sign the lease they stop playing nice. They had great service staff but they have quit due to management.

Went to go tour this apartment because the pics looked pretty good and once you walk in because it’s an inside apartments with a dark hallway and everyone’s front doors! The smell was so awful, there’s only old men that live here. Did not even feel safe going to visit.
The grounds are not maintained well at all and the whole complex is unsafe. Why would you want to live somewhere and call it your home when the property management doesn’t care about it’s unsafe conditions. It’s an embarrassing place to call home, even if you’re desperate for a place to live look elsewhere. There’s so many better options. You’ll thank yourself for not calling this place your home.
This is not a place you want to call home. Living conditions are always unacceptable- unless of having trash, dead plants, and homeless people living around your “home” look elsewhere.
After an exhaustive search, I moved into The Modern Cactus in March of 2019 as the location, finishes in the apartment and value met my needs perfectly. There are 4 laundry rooms with a total of 32 machines which made it easy to find open machines any time I needed to do laundry (this was a huge benefit to me as most of the other apartment complexes I researched had only a small fraction of the number). I soon began to question my decision for many of the same reasons noted in previous reviews. However, a couple of months in the owners switched management companies who appear to have been given a mandate and significantly larger budget as they immediately started repairing/improving the property. The parking lots were resurfaced, all of the pools and Jacuzzis were repaired and brought back in service, new outdoor furniture was purchased and all pool decks were acid washed. The difference in the property's appearance those made was significant. Additionally, Liz (Assistant Property Manager) and Andria (Property Manager) treated me and my "kids" (2 fur-babies) like a family members. It got to the point where I couldn't walk past their office without being dragged in so the kids could say "hi" and get some loving from them. My lease was for 6 months and ended in September 2019. As I searched for a home to purchase, the ladies let me extend 3 different times while my search dragged on. Once I found a home, they bent over backwards to ensure the mortgage company was able to verify my rental history which helped expedite the loan approval process. They were so helpful and accommodating which helped make the stressful home buying process a bit easier. Long story short, they have done a tremendous amount to turn this property around and make it an enjoyable place to live. If you are looking for an apartment in the Palm Springs area, stop in to see the current Modern Cactus and meet the management staff. You will be pleasantly surprised.
The only reason someone would take a unit here is if they were desperate. Everything about this place, especially the manager, who’s been there for a while, is questionable. All of the amenities and services mentioned anywhere regarding this property exist in name only! This is a low-class to no class-operation on every level through and through without exception. Shame on the owners who are subjecting this beautiful community to blight and disharmony. This building is the armpit of Palm Springs
I toured this property and everyone was so kind and accommodating towards my living needs. The newly renovated units came out so nice and I am really looking forward to getting a unit here.
Managers come and go. And leasing person. Gates are broke for weeks. Move in and here for few months and talk to people, discover that people that use to live here have main door keys to get into parts of building so strange people here all the time. Type of people they rent too are very questionable. Many people here are not on lease. Some that have rented the apartment to people they know can't get apartment on their own. Manager and leasing agent says parking is under control but days later, no place to park! They rent to convicted felons (pedophile). Don't make a mistake I did, look it up before you rent! Apartments here not for families with children or old people. Don't feel secure!
