Property Ratings at The Maples
I lived there for 4 years. It wasn’t bad for the price at first. Management doesn’t maintain the building at all. I lived with a hole in my bathroom ceiling for over a year after reporting a leak causing mold in the ceiling. They finally had the ceiling fixed after a year but never had the leak fixed so eventually it became molded again. In the last few months of living there there were several tenants who moved out. A apartment was infest with cockroaches and they treated that apartment only. It lead to the roaches spreading throughout and infesting the entire building. I couldn’t handle it and said I was moving out due to the recent infestation of cockroaches and bedbugs. Because I did not give a 30 day notice they have repeatedly threatened to take me to court and evict me. Even though I have already moved out. I had to throw away all of my belongings due to the infestation. Now my deposit has been kept and they are charging me 945.00 for painting, hanging the smoke detector back up. All of them were left there they were all just down due to being defective (they went off constantly and the fire department was called several times and said they were defective) and blinds. If management would be unwilling to live in those conditions, they should not expect their tents to live in them.
I lived here for 2 years (2018-2020) and it was a miserable experience. The only positive thing I can say is it's the largest apartment you're gonna find in Oxford for the price (which is why I moved here during school). If you like to sleep at night I'd recommend looking elsewhere, there was a two week period where I didnt get more than 2 hours of sleep a night because of the neighbors. They would scream, slam each other against walls and the floor, play loud music with heavy bass till 5 am, throw their partner's belonging all over the ground outside and leave it there for days at a time, have the cops called multiple times a week for domestic disturbances.... and the apartment itself was falling apart. The ceiling above our shower completely fell down and even after it was "fixed" we had several incidents of water leaking out of our ceiling due to upstairs neighbors. My apartment was supposed to have been renovated before we moved in, and it was obvious the DIY renovation was not completed by the time we got there, as parts of the kitchen wall wasnt painted and the bathroom was dirty and covered in dust and debris from them fixing previous water damage. Our bedroom door frame was busted apart and couldn't be closed when we moved in, which really shows how little the management cared about the units. When we moved in we were told they would be replacing the decrepid outdoor stairs and railings ASAP but that didnt get started until spring 2020. They were so dangerous I'm surprised no one got hurt. Now that we have moved out the management is taking a huge amount of our deposit for every little thing possible. If you have the ability to live literally anywhere else I'd recommend you do so.
