Property Ratings at The Mallory Townhomes
After our tour, we thought we were going to have a great experience living here as the units were a nice size & fairly cheap by comparison. But oh my goodness. The neighbors are insanely disrespectful, there have been multiple times where music is being played loud enough that we hear it inside our unit from another building. Nobody picks up after their dogs & there have been MULTIPLE parking violations. Everyone gets a slap on the wrist warning & half the time you will contact management & they will not even respond. And it isn't like these are hard things to fix, they just are too lazy to do anything & actually enforce the most basic rules to make this place even slightly better. If you can afford literally ANY other apartments, give those a shot because this neighborhood is dreadful.
After we came for a tour, we were very excited to move into this beautiful apartment! However, after we applied, the staff became very pushy. They told us we needed to sign the lease “today” or immediately after it was sent out. We felt pressured. There was also wording on the lease we did not like. After confronting the staff (like Heidi), they became non responsive and rude. We had to call Lynda from corporate. She was accommodating and tried to fix the issue. We are waiting for part of our refund to come back and when we call to ask about it, we don’t hear from anyone for a week and even got hung up on by Chelsea. I hope no one else has to go through this. If I could give 0 stars I would

I’ve been here for 10 months and I will be happy when it’s time to go. Nobody answers the phone anymore and if there is a maintenance emergency no one responds. The dog park is full of large holes and dog poop. The landscaping has dried up and trash is thrown about. The residents speed through the parking lot. Half the time the gate doesn’t work and it is not safe especially if you are a female. The previous staff was great and this new set are terrible, even though 2 of them live on property. So sad to see how this property is now being managed. I would never recommend it.

My wife and I scheduled an appointment for 11:30 AM today to tour the property. When we arrived at the leasing office, the staff member present was on the phone. Instead of greeting us or acknowledging our scheduled appointment, we were dismissed with a wave, without any effort to engage or assist us. This lack of professionalism gave us a poor impression of how tenants might be treated if we chose to live here. Additionally, the property itself appeared unmaintained, reinforcing our decision to continue our search elsewhere. We hope the management takes this feedback seriously to improve the experience of prospective tenants. Whoever was at the leasing office today needs a refresher on professionalism.

It’s very long review but please read it if you are considering to move in. You will think this is very nice community, first impression is very good. Once you live and you will see a lot of problems. 1) you must get out the garbage front of the door after 6pm and take in the garbage bin at 7pm otherwise you will get charge $25(this is so stupid, you need to stay the home 6pm to 7pm). If you didn’t pick up dog poop you will get charged $300,in the dog park so many leftover dog poop, if you pick up someone’s dog poop by accidentally you could get charged. If you pick up late your package(4 days) from the locker you will get charged 10$per day. The problem is not always you get notifications, the system is stupid sometimes you won’t get notifications. Also my package was lost/stolen over 10times . Do not order expensive stuff. My neighbor also lost his new phone. 2)you think this is gated community and pretty safe, answer is No, Gate is not always closed. And some strangers are in the community .Once some stranger parked front of our apartment and standing front of the door. People love having parties so loud and very dirty. When my friends visit me ,my friends told me that I should move out as soon as possible,doesn’t seem safe specifically for women. 3)they do NOT do pest control the property , only if you request you can get spray your apartment. In my opinion the pest control doesn’t work ! Everyday I see bugs in my apartment. Pest control guy told me that construction was not done correctly and they were told do not spray until enough people move in, but still we get charged! Specifically I would say neighborhood is BAD!!!
I recently decided to start looking for a new place and came across with the Mallory's , since the moment you enter their leasing office you feel you are on vacation and don't want to leave, the beautiful decoration, and the beachy theme is absolutely breath taking, wonderful staff that make you feel welcome and replied with kindness to all the questions you might have. The Mallory is now our new place to call HOME and me and my family could not be happier, looking forward to enjoying our private patio and create new memories with our loved ones.
