The rental market offers various options, with one-bedroom apartments averaging $1,215 per month, while three-bedroom homes average $1,879. Recent trends show some softening in rental rates, with one-bedroom units experiencing a 4.5% decrease year-over-year. Notable areas include historic St. Andrews, featuring a waterfront district and weekly farmers' market, and the downtown area with its expanding arts scene and local shops. The presence of Florida State University Panama City and Gulf Coast State College adds to the city's educational landscape.
Panama City's location on St. Andrews Bay provides year-round opportunities for water recreation and outdoor activities. The city spans 36 square miles, featuring public parks, marinas, and green spaces throughout the community. Tyndall Air Force Base, a significant presence in the area, is undergoing a $5.3 billion renovation project.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Lory of Panama City
If I could give 0 stars I would give it, after you're inside they'll find a way to read a fine for anything, the only condominium where you can't use a barbecue, in a place, not even in the pool area

Thank you for your feedback. We understand your concern and apologize for any confusion regarding the grill policy. As mandated by the Fire Marshal, grills are not permitted on balconies for the safety of all residents. Notices are always sent by email, but we will review our communication process to ensure information is clearer moving forward. Regarding the barbecue area, our team is already working with vendors to restore the amenity. We appreciate your patience and the opportunity to improve. Please feel free to contact the office so we can address any remaining concerns directly.
If you're a pool person i would look elsewhere. Outdoor shower doesn't work Barbeque are out of order (not working ) Pool missing a filter or needs to be cleaned. (Water cloudy or green) Pool motor always breaks. Pool lighting has been out for months. The pool tent has been damaged and needs to be repaired. The ceiling fan in the pool area does not work.

Thank you for your honest feedback on our apartment community. We appreciate you bringing this to our attention and thank you for your patience while we resolve the issues mentioned. Kindest Regards, Rhonda Collins, Community Manager
Don't walk away from this place run. Pool closed all last summer. Pool closed currently. Second time in two weeks. Grills don't work. One has been dismantled for over a year. Management doesn't care. They do not maintain the amenities we pay for. They will email weekly as to your responsibilities as tenants and the financial ramifications for not complying. But when it comes to them doing their jobs ensuing we the tenants have access to the amenities they advertise, and we pay for they fail miserably. If I didn't have a lease I would be gone. Find a place that actually takes care of their amenities and property, instead of calling you a valued tenant when they tell you they are closed. There are plenty of other places available in the same price range where you don't have to deal with the incompetence we have here.

mold everywhere. I’m constantly sick. Building managers are great just issues with the old buildings.
Even with COVID restrictions, the staff work diligently to accommodate residents with the incredible amenities. They make all residents feel welcome and at home.
Having to hire an attorney. Theft with no forced entry. Guns stolen. Many other issues. Disaster!! Do yourself a HUGE favor, stay away from here!!
Everything was fine until we had to sign a new lease which included a bed bug addendum. Turns out neighbor had bed bugs and they infested our unit. Treatment sent them back to neighbors and their treatment sent them back. We asked management in an email to honor the clause in bed bug addendum which management terminates lease and we have 7 days to vacate. No reply. I gave them a letter. No reply. After vacating, no reply. We received a bill and i replied with a letter. 1. $500 for treating bedbugs that we didnot start is out of line. 2. $1200 lease termination fee was not in addendum. No reply, then collection company started calling.
I have been a tenant for quite some time and in the last few weeks alone standards, presentation, and expectations have drastically changed. I am pleases to report the improvement. You can find the manager walking the property or even maintenance picking up dog poo , trash, or painting. The pool area is clean and the jacuzzi is working. Spring valley is a place everyone would love to call home.
Spring Valley is centrally located. It's a great place to live!!! Our electric bill is only $250 a month! It's all good because we have a swimming pool, that anyone can enjoy, even if they don't live here ??. Don't mind the kitty cats around the property, residents love to make sure they have food and water bowls outside their front doors. I love cats, and let me tell you, I have no problem with them sleeping on my new car. The kitties need somewhere to sleep, why not on a nice warm vehicle? If you get a first floor apartment, don't worry about the mold on your belongings, all you have to do is wipe it off twice a month. Just make sure you don't have anyone with respiratory problems come by before you wipe down your walls and belongings. Other than that, Spring Valley, is a great place to live ??
My husband and I have fallen in love with this community. We have quickly made friends with our neighbors. We even referred my high school friends to move in. Everyone looks out for each other and there are no late night parties or safety concerns. Sparkles enjoys meeting her buddies on walks and visits the dog park occasionally. The maintenance crew quickly responds to our calls even in the middle of the night. My husband loves to work out at the gym and we both love to swim at the pool. Our favorite meals are prepared on the grills near the pool. At renewal of lease, we got a free coupon to carpet clean our bedrooms! Every month, there's a chance for a discounted rent for a winner who has the best patio or similar competition! Spring Valley Club Apartments is the best place in town to move in! It is close to restaurants, shopping, hospitals, and dr offices! No place can beat our place we call home!
These apartments are amazing and have excellent amenities such as free pool and spa, gym, business center. also centrally located near restaurants and mall very quiet and a great neighborhood and if you need anything fixed it is fixed right away the staff is friendly and caring
Spring Valley Club Apts. have been wonderful. They were up front with everything, had several interior options and we're working on remodeling and updating the property. Maintenance was prompt and they always followed back to ensure all needs are met. The property is well kept and inviting. We are leaving due to a job transfer and they are so helpful and willing to work with us including looking for other apartment complexes in our soon-to-be new area within their network. highly recommended them!
