Nestled in Central Florida, Winter Park combines historic charm with cultural amenities. Tree-lined brick streets wind through the city, where live oaks draped with Spanish moss create a natural canopy over the downtown area. Park Avenue serves as the city center, offering boutiques, cafes, and art galleries, while Rollins College enhances the community's educational landscape. The city's chain of lakes, connected by scenic canals, provides opportunities for water activities, and Mead Botanical Garden spans 47.6 acres of natural beauty. Current rental trends show moderate stability, with one-bedroom apartments averaging $1,482 per month and two-bedroom units at $1,766, reflecting slight increases of 0.7% and 0.6% respectively over the past year.
The rental market in Winter Park features properties ranging from lakefront apartments to garden-style communities near Park Avenue.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Lofts of Winter Park Village
I moved in 1month ago and love it! The Belmont Management Group team are very helpful! I even got 1month Free rent and 1/2 off my Deposit. That really helps with moving cost and a new TV. Love the inside porch setup. My Amazon packages are always safe. I'm living my best city life here..
I love the Lofts! The design , the location !
Love the Lofts just wish their was a pool and a rooftop deck
The Lofts are the most architecturally stunning, fun, and well built apartments in town. Neighbors are friendly, but its quiet and like coming home to a retreat or 5 star hotel every day. I couldnt love it more!
The Lofts of Winter Park Village used to be a great place to live. The new management company is downright atrocious though and you should RUN away from this place. Don't like hearing your neighbors? Forget living here - you'll hear full conversations. Don't like smelling cigarette smoke and weed in the hallways? You should probably look somewhere else as the hallways smell like both more than half the time. Want parking available in the special lot? Haha, good one. They don't enforce the parking policy so half the cars in the gated lot won't have stickers or be vehicles you recognize. Speaking of parking, want a gate that actually works? Oh boy are you in the wrong place. The gate is broken at least once a month and usually when it is they just leave it open which means everyone going to the Cheesecake Factory thinks they can park in there. The sign written in pencil on the piece of printer paper saying residents only doesn't really help (shocking, I know). Want an apartment that doesn't leak when it rains? Look for another apartment. The hallways, other units and our unit have all had leaks for years which they have supposedly "fixed" numerous times. Looking for maintenance to fix something? What are you thinking? Our refrigerator went out over a week ago and we still don't have a new one. Hoping for a management company that cares and is responsive? That's not Epoch and The Lofts. First off, no one is ever in the office here. And forget calling the telephone number for the Lofts. It will never be answered. Instead you have to go talk to the people over at Paseo (also managed by Epoch). To put it bluntly, Linsay (Assistant Manager) and Sarah (Marketing) are two of the most incompetent people I have ever had the displeasure of dealing with. If they say they're going to do something, you can all but be assured that's a lie. Don't expect any communication from either of them either unless you physically walk down to the Paseo office. Want amenities? Definitely look elsewhere. The "gym" is a complete and utter joke and consists of a constantly broken treadmill and stair stepper and then in a separate cubicle sized room the original all-in-one gym machine that has broken pullies. Want free weights? There are 7 in a closet in various weights from 2.5 pounds to 45.
Initially I was infatuated with the look of the apartments. I was captivated by its unique charm and openness. However, as my time continued here, I started to notice a lack of staff assistance with matters. My key fob stopped working and it took 2 weeks to track down someone to fix it and when I got a new one, it didn't matter because the "security gates" to the parking lot either wouldn't open or stayed open for anyone and everyone to park. The door security was almost always broken. Either the door was left completely unsecured or it was completely locked and we needed to use a side entrance. When you could actually make it into the main lobby area (where there was almost never anyone there to help you with anything) the elevator was broken in one way or another. Either it was completely out of service, the fan wasn't working, or it smelled of garbage and wet dog. When you make it to the main living area with the apartments, there used to be (recently removed due to constantly breaking) a glass sculpture with water running down it. However, it was always breaking down or the motor would make a loud noise all hours of the day and night. They eventually just removed the entire thing. The halls are never cleaned. It always smells like cigarettes on the left side of the building. The walls are really thin (I can hear my neighbor walking in her heels or unlocking her door). When my garbage disposal broke it took a month to have someone finally come in and replace it. I was really excited about moving into this place. The location is wonderful, such a nice area and the people are great. However, this company has put more time, money, and interest into their new apartments down the road (Paseo) that they've completely ignored our messages for help. I completely regret ever moving into this apartment and am VERY happy to leave soon. For what the cost is to live here compared to the quality and care you receive is NOT worth the trouble. I hope no one else moves in here to pay this much for such terrible service and even worse living experience.
