This is the worst apartment ever! Let me start off by saying I’ve been staying at the lakes/Franklin for almost 2 years now. The management has constantly changed. I guess the constant changed is the reason that the apartments are so bad but let’s not make that an excuse.I’ve been dealing with an outstanding mole problem in my ceiling. I’ve been dealing with an outstanding mole problem in my ceiling for almost 5 months now. In the process right now of seeking legal action for the negligence, the unprofessionalism, and pure lack of respect for my time. Tiffany in the front office that answers the phone is an outstanding worker, but the people in a higher position that she’s in are incompetent and have no respect for anyone else’s time. Zelle or whatever the new manager’s name is is very rude and doesn’t care about anyone’s time. Purposely created a meeting with me for the mold problem and brush me off. I’ve called off of work at least six times to get this situation in my apartment Rectified but it seems that Frank/Lake has no intent on fixing the situation. Anybody that’s thinking about moving to Lakes/Franklin your chances of living in in a cardboard box. It’s way better than moving here. And it’s not all Franklin‘s employees. The maintenance man do their jobs to an extent shout out Carlton, will, and Brett. Everyone else in the front office that’s not care about their job and does not care about the residence at Franklin/lakes horrible place to live and I’ve lived in many places around the country. This by far is the worst. Super frustrated that I can put a zero star under this review because that’s exactly what they deserve

While the lea k appears to have been occurring for some time, it was first reported to our office at the end of January. Once notified, repairs were completed on February 7th, and we were not made aware that the leak had returned until you submitted a work order on March 24th. Unfortunately, a scheduled drywall repair on February 24th was missed by our contractor, and we weren’t informed, further delaying resolution. We attempted to enter your apartment on March 25th to assess the issue, but due to a loose dog and no one being home, we left a notice and were unable to proceed. Since then, we’ve continued working to coordinate repairs. We remain committed to completing the necessary repairs and working toward a resolution. Should you wish to speak further, we ask that you please reach out directly to the on-site management team so we can ensure clear and productive communication moving forward. Thank you.
I’ve been staying at the lakes apartment for 2 years now I can say things have improved since I’ve been here. Upgraded gym.. pool.. balconies,, fireplace, high ceilings not much drama in the area maintenance isn’t bad either also comes with in unit washer & dryer very convenient place to live

The Lakes have paid parking carports, however they don’t do anything about someone in your paid parking spot! I contacted the Southfield Police Department and they were going to tow the car if The Lakes approve it, but they didn’t. This is such an inconvenience to the residents! Especially when someone is parked in your paid parking spot for days!

Maintenance requests go unresolved for months. I’ve had leak after leak after leak destroy my ceiling room by room and no one has addressed it. The drywall has needed replacing since January 2024 and it is now July 2024. My washing machine constantly stops working and it takes months for someone to come fix it. Please don’t move here or to any Beacon Management property.

This apartment is the worst I have ever experienced. All lease agents have quit due to not wanting to deal with the BS. They charge 30 dollars for carport but don’t have no way of regulating who parks in them they up charge units for stainless steel appliances that are old and never been updated in years balcony’s out of shape and maintenance is a joke taking months to repair and always claiming to have lost keys so they don’t do the job, property manager don’t care about anything or getting anything repaired DONT MOVE HERE ****WARNING***** you will get better living conditions at extended stay

I currently lease a 1 bd rm 1 bath apartment at The Lakes. I have lived here since 2016, I can honestly say when I first moved here it was a rocky start but my landing has been smooth. The property manager Dionte worked hard to resolve the issues I was having. I have seen tremendous improvement with maintenance, upgrades to our fitness center, pool., and snow removal. Kudos to maintenance for improving their turn around time. Is it perfect here no it's not but I can assure you the best efforts are put forth to fix any problems that occur. As a single woman who lives alone and work nights this has been a peaceful and quiet place to live. One thing I would strongly suggest if you move here purchase a car port because parking is very tight.

This complex is located snugly between two major freeways that connect you to major cities in Metro Detroit. The staff does an exceptional job of maintaining the buildings and tending to any tenant needs/concerns, all while upholding a friendly & inviting demeanor. The units are very spacious and have a classic updated feel to them. Also, they are Included with in-unit washer and dryer for convenience. Parking is always available and for an additional monthly cost you can reserve a spot under the parking canopies available near each building. This is complex is close enough to Novi or Royal Oak, about 15 min each way, yet isolated enough that you can come home and relax in a quiet atmosphere.

These apartments provide lots of space and very well maintained. The location is close to a shopping mall which is nice!
Perfect for the family the price is reasonable perfect perfect perfect. Quiet spacious housing friendly neighbours great. I love it.
A very nice looking community. It appears to be well maintained. I would have seriously considered The Lakes if larger and more spacious floor plans were available. The tennis courts are a definite plus. The Health Club needs to be larger. The leasing office staff is very courteous and professional. I was looking for a unit with a minimum of 1500 sq. ft.
