The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Hudson
The staff is so friendly and helpful, maintenance is quick and efficient, the property is well maintained and just overall feels like home.
Sheri and Maren are so helpful, friendly, and kind. They are always happy to help. Anytime I have a maintenance request, it is taken care of quickly and efficiently. Very clean and well maintained community!
Terrible service, we came to look at the house, we were met by a very unhappy woman, she immediately told us that they don’t have apartments, although on the websites they write that they do, she didn’t even ask what month we would like to move into the apartment, she said there are no apartments and there won’t be any, When we asked to show the apartment, she refused, threw a brochure at us, did not explain anything, after asking what year your house was built, he began to be rude, saying if you don’t like it, leave! We were very restrained and left the premises immediately! but we will never come back here again! Some of our friends managed to view your apartment and were shocked by how old and smelly they were!
Great staff, great location and the price is fair. After looking around at many other places, this one stood out. I feel safe here and it feels very homey. The people here are very friendly. I've already met all of my neighbors by them welcoming me within in days of moving in. The manager made the process very easy for my wife and I and we are very appreciative for that. So far, we've only had excellent encounters. We made the right choice. Highly recommend!
Beautiful floorplan, really ideal for roommates. Long time tenant. Honestly, I wish I could find something more nice to say. But the property manager has destroyed the appeal of living here. When you are treated as less than human and completely disrespected, even the roof over your head feels unsafe. Rarely have I met someone as unreasonable and insulting as them. The assistant manager shows a great deal of grace and compassion. However the law is laid with with the property manager, which makes this a moot point. An absolute shame.
Safe and VERY well managed. Staff is so polite. Pines trees, flowers and greenery everywhere. Quiet and safe place to live. Close to everything in town.
I am very happy with the management, location, and the rent is affordable. My grandkids love the pool so that is a plus!
I haven't had any problems and I have been here for years. It's very nice, quiet, and pretty. I like the park next door and the walking trails at the park. I walk there almost everyday.
I have lived here for 3 years and my experience has been perfect so far. The staff is very attentive to your needs. They are very caring and kind. I decided to leave a review because I just called in a work order and they came right away to fix it as they always do so I felt it's finally time I left a review. I was shocked and floored at some previous reviews I read as I was trying to leave my review because every time I call in a work order it is taken care of the same day and my experience is great as with many other people I have met while being here. The entire staff is on top of their game. They are amazing! As long as you let the staff know that something is wrong in your apartment then they fix it super fast! I have become friends with my neighbors and they love it here too. It feels very homey and has a calm, peaceful environment. I will be here for many more years. Don't judge this place based on certain reviews because as we all know, if you work in any sort of customer service then you know that there are always some people you can't make happy. Don't overlook this place, it is truly great!

Thank you for the wonderful review! We appreciate your positive feedback!
My kitchen light doesn’t work, my bathroom sink doesn’t drain water it has been sitting full for WEEKS . It leaks out slowly from the pipes but nothing actually drains. Paint on the walls doesn’t match. Stains in the carpet, water turned off multiple times per month. The air conditioner cannot cool below 76* when the sun is out and never goes off. Electric bill was outrageous. (Had to buy 2 portable ac units to cool apartment down to 73...) Will be leaving immediately when lease expires. Older apartments have their quirks but this property doesn’t even try.

We would like to apologize for you feeling unsatisfied during your time here. If you need anything worked on in your apartment, residents are responsible to call the office to let the staff know of any issues that need attention. This situation is unfortunate because had we been aware of the situation, we would have made sure that we fixed all of your work orders in a timely manner. As for the water being turned off at times, when certain plumbing work orders are called in, we have to turn the water off for a short amount of time to make a repair. As for the paint, some of the rooms are painted in semi-gloss and some rooms are painted with flat paint. As for the A/C, I apologize if the A/C was not cooling to your satisfaction. We will look further into this matter. We strive to always do our best and we want every resident to love living here because we are truly appreciative of our residents! Communication is key to making sure the experience is great on both your end and on our end. Please don't hesitate to call us with any work orders you may have. We are here to assist with all of your apartment needs!
Firstly, as you'd expect for an apartment, the deposit was a few hundred dollars, no biggie. During our stay there, we kept the place in absolutely pristine condition. However, after we moved out, they lied on our deposit form and made up false charges so that we got almost nothing back, even though we never had a pet living there and the place was spotless. Second, the air that blows out of the vents in the units is so weak that your A/C is pretty much running all day during the summer, which translates to an electric bill that is equal to that of a house (especially if you live on the second floor like we did). Repeatedly requested that maintenance fix this, they'd come in and act like they did something, and then the problem never gets fixed and you're still stuck with a ridiculous electric bill. Third, about halfway through our 2 year stay, they cut the power to the fans and overhead lights in all of the units, which provides most of the light to a room, and never replaced them. Fourth, the office is only open Monday-Friday until 5:30, closed on weekends. During the week, they take a 1.5 hour lunch break, so good luck getting a package or mail when you need it. Lastly, they required a 60 day move out notice, we intended to stay, but ended up finding a job elsewhere so we told them we were moving out 55 days before the end of the lease. With just 5 days difference, after living there for 2 years and paying every month on time with no issues, they had no leniency, and we still had to pay into the next month, even though we returned the keys to them before the actual lease was even finished.

We apologize that our service did not satisfy your expectations. In response to the first issue on your review: The apartment was not left in pristine condition. We emailed you detailed pictures and invoices from vendors stating and showing the damage in the apartment. We only charged for the actual damage that was in the apartment and we provided the proof that was requested for the charges. As you already know, the apartment was originally leased by roommates and a different roommate took over one of the roommates lease, which is the resident that had a dog. In order to switch roommates a form was signed, by all 3 residents (the 2 current residents at that time and the new resident moving in taking over the lease) stating that any damages in the apartment that are there from the beginning of the lease until the move out date are going to be charged to the current tenants that stay in the apartment until the end of the lease term and the resident moving out, was free from further obligation of the lease. This means that the pet damages that were charged was from the dog that lived there when the new roommate took over the lease. That’s why we have every resident sign the form stating that they understand how charges and deposits will be handled upon move out. We explained the form in detail to you and explained to you that there was a dog previously when you took over the roommates part of the lease. If we had been informed of any questions upon signing the roommate switch form, I would have been more than happy to address those issues. In response to your second issue on the review: I would like to apologize if the A/C was not able to get as cold as you prefer it. We appreciate this feedback and will look into this matter. In response to the third issue on the review: I am sorry that you feel that way about the ceiling fans and light fixtures. Temporarily disconnecting them was out of our control and we informed all residents that the issue will be fixed as soon as possible but it would not be fixed immediately. We have sent out several notices updating all of the residents so everyone stays informed on the status. In response to the fourth issue on the review: I greatly apologize if you have come to the office while it was closed on lunch hour. We alternate our lunch hour but while one of us is at lunch, the other office personnel is in the office by themselves having to shut the office down when they take a potential resident on a tour of the property. So yes, sometimes the office was closed for a short period of time during lunch hours due to it being out of our control with only one person being in the office at that time. In response to your last issue on the review: In your review you mentioned that you moved out over another job but we were not informed of that. It was also mentioned that we showed no leniency at the end of the lease but in fact, we showed a large amount of leniency. When you let me know that you were not satisfied with your stay here at The Hudson, we had a talk about it and we came to an agreement. Again, we apologize that our service did not satisfy your expectations. We wish you all the best.
I have lived here for 3 years and have had an excellent experience. The manager is very sweet and maintenance comes the same day you need something done. The grounds are beautiful and is very well kept up. It is a quiet place and in a great location. You can't get any better than this!
Only at this property for 6 months. I like that the option and prices were the same whether 6 or 12 month lease. The office personnel were always pleasant and approachable. If it were not for job change I would definitely renew lease here. Very, very happy with my stay at The Hudson in Tyler.
I absolutely love The Hudson apartments. It was my first apartment alone so as you can imagine, I was extremely worried. Come to find out, I moved into the perfect community. It is only a block away from anywhere you would ever want to go, but it is so quiet. It amazed me how quiet the community was. I expected to hear my neighbors with every move they make but I haven't! Everyone greats you with a smile! I feel so at home here.
I have only lived here a few weeks, but this property is very well managed and affordable. It is in a great location near downtown area and has all the amenities that my wife and I need.
The staff is amazing, from the office managers to maintenance. The pool area is immaculate, complete with banana trees and a kiddy pool. The only downfall is that the apartments are a little dated, from the carpet to the AC units. While we have had some issues with the AC, 24 hour service is always around the corner. I highly recommend The Hudson.
I have lived at the Hudson twice. It is an awesome apartment community. The staff, maintenance and administration is awesome. I'd move back in a minute if I returned to Tyler!
In searching for a new home, I checked out several apartments. This one caught my eye immediately. It was beyond compare to the others I looked at and yet affordable. The staff answers all my questions and guided me through the application process. I am so excited to moving here and confident that I found the right home for me in Tyler!
I lived there for 6 months while looking for a house to purchase. It was very nice, quiet, and had wonderful staff. Most of the folks who live there are professionals, or serious college students. No problems or worries. I felt safe due to the alarm/panic system, and it was very convenient to work, shopping, and church. I enjoyed my stay there, to the point that I recommended it to my daughter when she decides to move out on her own during college. :)
I really liked The Hudson, it is a beautiful property and the office staff were really nice and professional when I met them. I have never lived there unfortuanetly they did not have a first floor apartment available when I was moving and I couldn't wait for one to come available. If I ever move again and they have a first floor available I will definitely consider moving there.
