This is the WORST place I’ve ever stayed at . The communication is terrible and honestly staying here is a waste of time . The management is TERRIBLE and reaching out to Fortis is like talking to a wall . If you’re looking for a place to stay , go to valley falls NOT here . They can’t keep nobody to stay in the apartments so they make sure you can’t get out of your lease . Make this your LAST choice .

Absolutely terrible experience living here. They tow residents that live here! Somewhere between 30-40 residents that live at this facility got their cars towed for multiple reasons. 1. They will tow your car if your resident sticker gets stolen and you will still be asked to pay the $450 charge!! People were told that there’s nothing they can do about that since their sticker got stolen but you as a resident shouldn’t have to worry about that. Imagine having to call out of work because somebody steals your resident sticker and the facility does absolutely nothing to fix that. 2. If your car registration tag is expired they will tow your car. In what world do they think it’s okay to tow your car for this reason? Yes, you shouldn’t be driving around with an expired sticker but that’s for the police to worry about not the apartment complex or the towing company. This apartment complex tries taking advantage of students that go to Upstate, plain and simple. I’d suggest just about any place in this area but this. Valley Falls Apartments is a great facility, my girlfriend lives here and she loves it. Pinegate apartments is another one, legit anything but this. Don’t make the same mistake I did and get a lease here, you’ll regret it. They changed management a couple of weeks back and that’s when things started getting worse and worse.

I have lived here for 4 years and never had an issue! I didn't know anyone at the time, so management did an amazing job roommate matching me to my besties! CEV has fun amenities for me and my dog! We love throwing the ball in the dog park! I would definitely recommend CEV Upstate to everyone! Wonderful place for a low cost!!!

Filthy and mold filled. Inadequate management . Maintenance is nonexistent. Get used to hearing gunshots and seeing police officers there constantly. PARENTS THIS PLACE IS NOT SAFE FOR YOUR CHILD. Beware!!!
Please ask about fees prior to signing a lease. My daughter was just given an almost $800 bill after her move out. I have never heard of an apartment charging $480 split 3 ways (almost $1500) to replace carpet! Replacing carpet once someone moves out is a given at most apartments. I am sure the carpet was just steam cleaned and not replaced. I visited many times and the carpet was no where near as bad as it was on her move in date. If an apartment complex is going to be overboard about fees they charge, that should be explained before a person signs a lease. I have never in my life gotten a bill like that after moving out of an apartment. It looks to me that this complex is preying on these young people who are already struggling to make ends meet. If I had known they would have sent my child a bill that's more than her monthly rent after her move out date, I would have hired someone to professionally clean the place myself before she moved out. That would have been cheaper than charging each tenant in her apartment roughly $700-800 a piece for unnecessary so called damages after move out. That means that they charged roughly $2100 in fees from 1 apartment. How is that even possible????? That is insulting to think that I believe there was $2100 worth of cleaning or damage in 1 apartment after a years time. This is outrageous considering how dirty the apartment was when she moved in. We were cleaning dog hair off couches and things on move day.

We were completely fooled by the model apartment and the tidiness of the complex on our initial visit. There was constantly trash including alcohol containers outside my sons apartment. We were even billed for it once! Maintenance is awful. It took 8 1/2 months to get a dishwasher that worked. Exterior lights were often out for weeks at a time. This is a huge safety issue. I found management to be arrogant and rude, even when they are at fault with an issue. For six months, we were told we were ignorant and there was nothing wrong with dishwasher. They have little training and have horrible people skills. There were issues with a shooting and other criminal behavior on a regular basis, parties that spilled out into parking lot at all hours. We were charged multiple fees we did not owe. I honestly can’t think of anything positive to say at this point. Please beware.
The grounds are not kept up the way they should be. Management is unwilling to listen or do anything about any issues. Their stance is they are never wrong. I would only rent as a very last resort. Safety is also an issue here
This property looks amazing when you go out to view the model. Reality is much different. There’s always trash strewn from one end of the complex to the other. During this past year, There has been almost constant police presence there due to shootings and other crimes That have occurred on the property there. I would never place my child there again. Forget going to management. Management is not trained in the least. Very difficult to work with. Definitely do not recommend at all.
Everytime I come to visit there , I see a well kept apartment complex ! And the people hanging out are so friendly ! It's always clean outside ... I have never seen any trash just laying around unlike other apartment complexes. The grounds are well manicured ! And the pool is much nicer than most !??
