Property Ratings at The Hills
This is the most horribly run apartment complex in the area! Management refuses to fix things that are broken no matter how much you’ve report issues.
While we only lived here seven months, our experience was really great. And this is significant because it was during the pandemic AND we work from home, anyway, so we were here all. the. time. The property, while 'older', has spacious rooms. After we moved in and won some lucrative contracts we decided to look at other apartments in the RPQ/RB area; while they were updated and had greater 'curb appeal' the interiors were small and sometime oddly shaped, imho. So a big plus for The Hills? Boxy but spacious. Our apartment had been recently painted, the carpet steam cleaned, the windows washed and the balconies swept. Neat as a pin. We found the management very responsive. We found the online resident portal very effective for paying our rent and getting any needed repairs serviced. The grounds keepers, cleaners and repair guys were most excellent and thorough. During our residence the management communicated clearly about upcoming property improvements, for example: reroofing, exterior fascia painting, tree trimming and removal. It just gave the overall impression that the owners were concerned about maintaining the utility, beauty and condition of the buildings and grounds. Never used the pool: pandemic and it is small. Our immediate neighbors moved out a few months after we arrived. They had lived there 7 years and immediately upon them vacating, there was a troop of workmen tearing out carpet, painting, updating fixtures, etc. One downside is that there is only one parking space assigned per unit (well, maybe it is different for the 3 bedroom places, but I doubt it). But the spaces are WIDE and the driveable area of the parking lots are also a comfortable size. The entrance to the complex can be a little tight because residents always have their 'extra' cars parked along both sides of the road, but that is nothing compared to the snugness of the tiny parking lots and spaces of the other complexes in the area. And I have never had any problems finding parking in the adjacent neighborhood. Another downside is no central A/C, but our unit's orientation (windows north and south)and height (15028 #E) really kept that from being a problem. That unit has great views and great breezes.
Please think twice and look for other options before moving to the Hills apartments. I lived in The Hills for a year and it was a terrible experience. Not only are the apartments very outdated and in disrepair, but the management team is full of dishonest and unprofessional people. Both of the bathroom fans made non stop noise no matter how many times they were “repaired”. The ceiling fans hardly work and and were also very noisy. Our ceiling was sinking in, the sink in the kitchen is so small you can’t fit even medium sized dishes in there, the paint was peeling off the walls, there is never any parking available, the list literally goes on and on. If you value your money at all then take a drive down the road and find a different apartment complex. I have been living in apartments for several years now and I have never had as bad of an experience as I did at the Hills. Jeff and Erendira the property manager are both thieves and they will take your deposit upon move out. If they spent half the amount of time fixing up the units as they do on maintaining the property then it would be a half way decent place to live. Look past the trimmed hedges and you’ll find a truly awful place to live. You have been warned.
I'll start with the positives. The apartments are spacious and provide a nice living area which is open to the kitchen. Rolling Hills Elementary School is just around the corner and gas a 10/10 rating. The staff are pleasant and it's relatively quiet and free of excitement (the kind you wouldn't want). On the other hand, units do not have A/C (In Southern California?!) and prepare to spend at the laundry facility, the pool is not heated and if you would like to go, be warned that the gardeners will mow and weed whack next to you while you try to relax. The gym is tiny, but hardly anyone uses it, so you would not have to wait for equipment. The bottom line is that the price to rent here continues to rise, and you could spend close to the same amount elsewhere and have A/C and a W/D in your unit.
in my three years of living at the hills apt it has been nothing but the worst experience i have ever had the staff at the hill is not only unfriendly but unaccommodating to children. with limited living accommodating and poor parking situation it would be my recommendation to reside anywhere else but the hills apartments.
