Property Ratings at The Hills at Fashion Valley
The Good: 1) $$ It's close to the heart of mission valley for less 2) The staff are overall friendly The Bad: 1) COCKROACHES! I read reviews before moving here & honestly thought they had likely resolved the issue...they hadn't! This is an ongoing issue and residents that have been here long term have stated it's always been an issue & it's never been resolved. It's June 2025...and it's STILL an issue! 2) UNSANITARY CONDITIONS - The hallways and public spaces are filthy. They say they clean they floors every night but I've seen the same spills in the hallway for 2 weeks+. Three different times someone threw up on the wall & it dripped down to the floor. After reporting it, it took over 48 hours (& follow up) to have it cleaned. Another time there was blood splattered down the hallway (which had police combing the area for hours) & even that didn't get cleaned up right away. 3) UNSECURED - They boast of the security but the doors were never really locked, gates were broken & open, and there was always access. 4) UNSAFE AREA - There is gang activity in the area & walking my dogs around the block was always concerning, especially at certain times of the day. Overall, I would say SKIP this apartment. They say it's "luxury living" but it is anything but that. You can find similar priced apartments in and around mission valley.
It's Christmas Day. Approximately 10 minutes to MIDNIGHT, I see water on the Kitchen Floor. Believe it or not, I call Maintenance and they actually ANSWER THE PHONE!!!!! Better yet, in less than twenty minutes Jose is at my door. Honestly, what more can you ask for? Hot Tub. Swimming Pool, Elevaltors, onsite management (open door), 5 major Freeways within walking distance, a Public library, and Post Office. Seriously what more is there? Easy on the wallet rent, Balcony, Gated Parking, Covered Parking, and Three malls within a mile. I just Love it here, six years and counting.
Water is always being shut off. Dirty tenants. Gates and doors are always broken.
Nice place to live at. I've been here since May of 2004. That was due to my military status. I am now retired from the Navy as of last year and I am still at the apartment complex. A lot of things close by for me to walk to as well.
A nice cozy apartment. The apartment is a bit small but its perfect for couples and small families. Also there is a nice big pool and jacuzzi. The attendants are nice and welcoming and the manager and her family are extremely welcoming. If you travel down the hill you will be introduced to the famous Fashion Valley Mall.
