Property Ratings at The Highlands Apartments
I love living here, the management is great at addressing any problems that arise quickly. They just replaced all of the laundry rooms and they are a lot better! For the price, you get a lot out of this place a great parking lot and small but decent gym. I live in a two bedroom and the living room is quite spacious. I also like feeling safe here with the gated parking lots and key fob access doors.

The building is old and rarely cleaned. The washing/drying machines are small, don’t work properly, and cost $1.75 per machine. The new management will find any reason to charge you for miscellaneous things. Maintenance men chain smoke outside in the parking lot every day and linger around the windows to peoples apartments. They have done minimal renovations and increased everyone’s rent, including individuals whose apartments haven’t yet received the updates.
Dirty place. Mouse poop under appliances when I moved in. New management making no meaningful changes. The mail situation is a joke. Mail sits on the ground, often stolen. Homeless people sleeping in the halls during summer. Ridiculously poor snow removal in the winter. Poor insulation and high heating bills. The fitness center is useless with outdated equipment. Dangerous surrounding area. Overall very expansive for you are really getting. “Updated” kitchen has very cheap appliances. Electric issues abound. BEWARE. From a current resident, I warned you.
I rented a 2 bedroom apartment here. VERY spacious, and affordable. I had my doubts regarding the noise and 'college' atmosphere, but it's actually very quiet and everyone is friendly. I honestly would recommend this place to anyone who's looking for an affordable clean place, with staff that's responsive to maintenance requests, and great proximity to the medical campuses. Jill and Ruth were also very nice, and were easy to reach by email. I would certainly stay here again.
We rented a 1 bedroom apartment for our daughter to attend school there. The apartment is large and has all the basic amenities. Like many reviewers here, we find the gated parking is a plus and the security is adequate. Since the buildings are next to the highway, apartments facing inward are probably a better choice. The building manager, Jill, is super nice and responsive. The maintenance people are also helpful. The only complaint that our daughter has is there is no one in the front office to receive/sign the UPS/FedEx package like it used to have. In overall, our daughter enjoys staying there.
Located within walking distance of a lot of places, but it is on the edge of downtown. Rent includes cable and internet, which is nice. Some of the apartments are a little outdated, but others are updated. As far as bang for the buck goes (price, location, security, etc.), this is one of the better bets near downtown.
I toured this location looking for a great place to live in the Grand Rapids downtown location. It wasn't located in the best looking neighborhood, but fortunately has gated parking for residents as well as a locked complex for added security. The staff was friendly and the majority of the amenities were included, both of which are a plus. The prices are affordable. There is a small fitness center on location as well as laundry facilities for every floor. Overall, it's a great deal. Unfortunately, my friend and I ended up needed a third bedroom when another friend was in need of a place to live, so we ended up going elsewhere. If you're looking for an apartment by yourself or don't mind a two bedroom, one bath apartment, then I would highly recommend this apartment.
College Hill is the best I've found in GR! The management, Green Property Management, is attentive, extremely nice, and always helpful. It makes living here EASY. I pay attention to reviews on apartment sites, and I'm immediately turned off when I see something bad about the office staff/management. I've personally lived places where they made up excuses as to why I was not getting my deposit back, entered my apartment with no warning, and made me feel stupid for asking questions. GPM has not and will not ever do those things. Ruth is helpful, and knows her residents! Often times packages are delivered right outside my apartment door (I ok'ed this). You have to have a key fob to enter the building and the resident parking lot is gated- which makes me feel safe! The facility is always clean, smoke-free, and always kept up to par. I'm only considering moving because I would like to find a house. If I can't, then I won't leave College Hill because you won't find a better deal in Grand Rapids!
A million times love! These apartments were so much better than I had ever expected. Very pleasantly surprised!
I lived in College Hill for 3 years, then moved out to another city, this is a very organized apartment complex, is quiet and clean. They were very prompt to respond to every maintenance issue. I would recommend this place for sure.
Great value, nice and clean. I enjoyed living here for almost two years. Best deal close to downtown by far. Friendly staff, safe environment.
I currently live at College Hill and just resigned for a second year. The apartment itself is great for the cost and the neighbor noise is fairly minimal. The building itself is older so you do hear the occasional floor squeaks and door slams, but other than that it is in great condition! They put down new carpet in all of the hallway carpets and even have a cleaning lady maintaining the halls weekly. We have not had any major issues with the apartment, but have had to call maintenance due to slow drains/clogging and they were there to service it within 24 hours. Green Property Management also added additional parking and an updated gated entry to accommodate residents and their guests. The only con is that the internet does seem to be fairly slow (but you can purchase a better internet), there is only a wall AC unit in the living room, and you can hear people's doors slam due to fairly slim walls.
I have enjoyed living at College Hill. The place is clean, the staff is helpful and friendly, the location is convenient (near downtown and the highway), and the rent is reasonable for the area. An added bonus: I always felt safe at the building because of the gated parking and keyed access. Check it out!
Compared to the price of other apartments in the area, these are nice, clean, spacious apartments for a very good price.
