The University of Illinois dominates the local Champaign-Urbana rental market. For this reason our leases always end July 30th. From time to time, a tenant moves in the midst of a lease because they have purchased their first home or are taking an ew position out of the area and buys out the existing lease. When this happens an apartment may become available off our normal lease period. HOWEVER our leases always end July 30th. UNDER NORMAL CONDITIONS - OUR LEASE ALWASY BEGIN AUGUST FIRST AND RUN THROUGH THE FOLLOWING JULY 30TH. This season the apartments that have become available for August first 2026 leasing have, all but one, gone in the first three weeks of listing. We are now down to our largest and premier apartment - 105. It is spacious: ten feet high ceilings and 1,499 square feet. Apartment 105 is 1,449 square feet. It is on the first floor. To access the apartments there is a security door with an intercom for visitors in the foyer. The front foyer and patio is camera monitored. Apartment 105 has ten feet high ceilings & an open loft style floor plan with exposed spiral ducts accents creating an open spacious feel. It has two large bedrooms both with ample closet space. The north bedroom has a walk-in closet. Off the kitchen, for extra storage, is a separate pantry. Included in the rent is free parking in our private lot. The building is a zero lot line thus our parking lot is a block and a half away. It is adjacent to our large private tenant fitness center (605 N Neil St). If you wish to be part of the micro-urban lifestyle that downtown Champaign provides this really is your best choice. This is our largest, and most appointed apartment at The Hickory. Large and spacious, apartment 105 is seldom available. Typically tenants stay for five or more years. Previous tenants have been asst. U of I football coach, concert pianist, and corporate executive. Two large bedrooms; one with the entire west wall closets, while the smaller north bedroom has its own walk-in closet. The kitchen has its own separate walk-in pantry. Bedrooms have laminate tile floors. The bathroom flooring is ceramic tile. All the commons areas is bamboo flooring. In keeping with the entire building's theme, the apartment is an open floorplan with loft styling throughout including exposed spiral ducts. The building is quiet, professional, secured, and the rent includes free parking (a rarity in downtown) and free Wi-Fi. It is located on the northwest corner of Washington Street and Hickory Street. It is two stories with a total square footage of 27,422. In addition to the 18 apartments it also has three retail stores. They are JJ Realtors, Mother Ghost, and Planted - residential realtors, custom women's clothing, and house plants respectively.
