Property Ratings at The Maddux at Shadowood
I am a current resident and lived in my one-bedroom since January 2024. I had few to no issues at all with the previous management. Since RPM took over, I've noticed a severe decline in the quality of living. Most recently, sewage began to flood inside the complex on the bottom floor near my apartment. The flooding occurred late at night, and I attempted to call emergency maintenance and received no response. The smell was unbearable and filled the entire floor. Although there is no longer sewage flooding the floor, there is still a lingering smell. No one has contacted me, or anyone else to my knowledge, about handling the issue further. Other issues I've noticed include: - The dog park area flooded and damaged the turf. - Multiple abandoned vehicles in the parking deck. - The pool has been neglected for the majority of the summer, with debris on the bottom of the pool and not being cleaned, filthy tiles, and likely unbalanced chemicals. - I've had multiple deliveries to our package room and have not been notified. Without the apartment's notification, I am unable to access the package room and receive my deliveries. - My neighbor (who has since moved out) went nearly a week in the middle of the Georgia summer without any A/C. - Multiple doors to access the building remain unlocked or open due to electrical issues that have taken an unreasonable amount of time to fix. The list of grievances can go on. Neighbors I've spoken to have expressed similar complaints. The issues boil down to complete mismanagement. I understand issues arise in the apartment complexes, and they did not start with RPM. However, under previous management, the issues were promptly dealt with, and communication was satisfactory. Since RPM took over, issues around the complex have lingered, and communication from the management team has been atrocious. The apartments themselves are high quality. However, the new management is so bad that there's no justification for the expensive rent. Until RPM makes significant changes to the current management, I do not recommend renting here or at any other RPM property.

Move-in experience was great! Navigating the building hasn’t been difficult at all and the staff has been extremely helpful! Highly recommend The Heights at Shadowood because of the location to great places to eat and nice shopping! There was an added bonus of trails close by as well!
My experience here has been absolutely beautiful. This community is caring and truly values their residents. I am so thankful for the community here. I am pleased everyday coming home. The community is constantly unkept and management is very timely with concerns.

We have lived here for 9 months so far and have had nothing but problems. The "luxury" ends after the tour. Upon move-in, we were charged hundreds of dollars over what we had initially been quoted - and no one could explain where the extra charge came from. The windows are so thin that we can hear all of the street noise from outside and have cold drafts actually blowing in now that the weather is cold. We have constant noise from the unit above us (music blasting, furniture moving, doors being slammed, people screaming at each other in the middle of the night). Multiple complaints to management have resulted in no action being taken and management suggesting that we go and confront the other renters ourselves. As if that's not enough, other tenants leave their trash in the hallway for days at a time, our hallway frequently smells like marijuana (and the smell comes through our vents), and we have found dog poop on the hallway floor. If you are looking for a quality apartment and decent management....you should look elsewhere.
