It has officially been one month of calling Cortland Lake Howell home, and I have to admit, I really love it. Here’s a thorough breakdown of why. The process to move in was seamless. From day one, Allyson gave us tours back to back and made herself to answer all questions we had about the property. The team is lovely, and even if you’re trying work with just one person, they make themselves available to fill in and help out if someone is not available. As someone who usually has a million and ten questions, I felt reassured knowing each one was answered timely. From picking up the keys and inspecting the unit, they really make you feel hyped and excited to move in. Cheryl and Jodie both are cheerful and attentive to their tenants and will find an opportunity to remind you to enter community raffles to win things, and also ask how you’re getting along and to invite you to community events. It’s very sweet. This gave us a great impression, and still does! The apartments are beautiful. Whether renovated or not, they have character and are generous in size, are pet friendly, and are modern. Ours gives us a lovely view of one of the ponds and as a nature lover, I must say due to all the gorgeous moss trees and greenery, you’ll see the squirrels playing in the branches and hear the birds chirping early in the morning before the shrill of the eagles takes over in the afternoon. Located in the heart of Lake Howell, you have access to this beautiful lake offering stunning scenery, and a lovely trail that takes you through the trees. This was part of the reason we chose this location, it’s truly a gorgeous place to walk dogs, take a brief walk, bring family and friends to the pools by the lake or go boating. Very well rounded and a nice little escape you get to call home. We’ve had plenty of work orders to have to process this month, but there’s no complaint in that statement. The maintenance team here is great. Shouting out to Alex, Jedryk and Raphael for swinging by early or late to take care of things swiftly. You call and they come, and they truly take care in the work they provide. If you’re considering moving in, don’t think twice! Come by and check out this small slice of paradise!

My first month was rough immediately needed a new washer and dryer which took a while to get. Still have problem with my refrigerator to the point I can’t even keep food in there. Most of the service request end up getting closed without resolution. If I’m not home for them to come in it will just disappear. Would be nice if we could schedule an available time so I don’t have to stay home all day just to get issues potentially fixed or delayed until something can be done.

We tour the property and we love it. Great lake view on the back pool area. If you like trees and nature environment this is the place. Great staff and Excellent customer service. The areas that we tour were very clean and well maintained.

Excellent community. Been here since 2019 with no to minimal issues
The only thing keeping this apartment running is the maintenance team, they are awesome. However, my experience at Cortland has not been the best and I am looking forward to moving out.
My family and I love it here. It’s a clean neighborhood for our kids and anytime I ask for help in the office or from maintenance we get great service. Allyson in the office made sure our kids had a great time at the last few parties, and even made parties just for all the kids this summer. Alex and all the maintenance guys respond fast the first time you need them. The entire staff is friendly and our neighbors are too. Last place we lived never made us feel comfortable, since we got here it’s always felt like home.

Moving to Cortland Lake Howell has been a very positive experience. What we like most is the calm and welcoming atmosphere that is felt throughout the community. When I originally went through an exhaustive search process over a year ago, when I decided to move from New York to Florida, after reviewing about 60 communities in the area, this community, at Lake Howell was first on my appointment list when I came down, after disregarding at least 40 from the get go, as many sound very concerning and scary. I only hoped that I would be right. Anthony was the best at the onset of our first meeting, and though I had some really upsetting first move in problems with conditions, once Anthony got involved, he was a man of his words, and worked hard to resolve each and every issue that we had. Since then, Anthony has been the most professional and pleasantly personal person that is a credit to the Cortland corporation. Over a year now since living here, I see a community that has been constantly upgraded with improvements like the 24/7 gym being renovated, along with both pools having brand new masonry stone work walkways around them, with all new pool furniture. All the buildings were completely painted with a new color scheme, including the breezeway floors, walls and doors. Besides the weekly landscaping, a major tree pruning and trimming project was recently completed. The community app is new and easy to navigate for any communication with the management team. Many events are offered for the residents to enjoy, The team works diligently to stay on top of pest waste and apartment noise, which really is not an issue, mist importantly, because the walls and floors seem to deaden most noise. A few last words, the smoke free community is so important, and the management stays on top of that, thankfully. Last, BUT NOT LEAST, RAFEAL on maintenance, and FABRIZIO in pest control, are absolutely the most genuine and respectful and professional individuals that are helping the community.

Cortland Lake Howell is by far the best community I’ve lived in! It’s very calm, quiet, and I feel safe walking around in the community at any time of the day or night. The maintenance team is amazing at what they do and will take care of your requests relatively quickly! The property itself is very lovely from the landscaping to the main pool area by the leasing office. To me, it feels like an actual neighborhood and not just another apartment complex. I hope to continue calling Cortland Lake Howell my home for years to come!

This is a community that makes sure that they are always trying to be the best that they can be, by listening to concerns and addressing them as soon as possible. They communicate to the renters daily with community updates with text messages and an easy to use app. Though we definitely pay for the amenities and pleasant environment, at least the Cortland company and management teams diligently work at constantly updating and upgrading the community, by such things as renovating the 24/7 gym, both pools and pool furniture, painting all buildings outsides and hallways, and also in addition to their weekly landscaping, they just recently finished a massive tree pruning and trimming project, which resolved overhanging brush and dead branches which were possible future problems to cars and the roofs and buildings themselves. There is more natural light now let into many of the patios. They also have managed to maintain a very good maintenance and office and management staff, through many different changes that they navigated very well. Lastly, the community events that they try to make available for the residents, make for a very pleasant atmosphere and experience. I appreciate the smoke free community that they stay on top of, as well as other standards that they try hard to stay on top of, like noise and pet waste, and gate issues.

The community has gone down hill. We have not had our tennis court in a long time. The computer lab was taken from us. Even though it is a smokeless community, people smoke weed. Porch screens from previous paint job have not been fixed and there is no resolution for it when asked about it to office staff. Mailboxes are constantly being broken into. Rents high unless you are just moving in. Air conditioners do not work properly which helps drive up electricity bill. Floors are THIN, beware of who lives above you, you can hear small children walking/playing. I could go on but you get the picture, nobody wants to read a novel.

So unhappy with this company and their team. Maintenance never shows up within a timely manner, when they are there they don’t know why they are there. They do as minimal of work as possible and don’t care if the job was done correctly. They don’t communicate or show up when they’re supposed to. Management does nothing to solve anything and just makes empty promises. Horrible communication skills and customer service skills.

Absolutely horrid living conditions and 0 maintenance. You better know how to fix a heater, fridge, sink, etc, otherwise they will not work. We complained to management about our fridge that was broken for about 7months. Once a month it would break and all our food would go bad. This place does not care about their tenants, you are merely a dollar sign to them.

Gilbert R. was great and very attentive. Answer all our questions and gave us a tour of the whole property. I am definitely moving in The Harbor. It is a beautiful and peaceful property with lots of amenities.

DONT MOVE HERE, IT SUCKS Potholes everywhere, small parking spaces, concrete chunks of the curbs are everywhere, poor management, racoon and bug problems, Noone communicates to you about your issues, EVERYTHING sucks and they only have food truck Thurs to show "love " of their residents. We were promised a INCLUSIVE AND FUN ACTIVITY community and we have gotten none of what we where promised, even with the apartment model expectation and the apartment we got were NOTHING alike.

In regard to the potholes, there was brief time frame where our team observed potholes forming. Unfortunately, due to the weather conditions, we were unable to fill these holes. Once the weather improved, the holes were immediately filled to ensure safety on the road. As for raccoon and bug issues, our team provides the community with guidelines as to how to keep pest away from the community. Unfortunately, all guidelines aren't followed, and our team assist in relieving you from these pests. Our community has a resident event every month, as well as weekly food trucks. We decided to give this place a shot which was a huge mistake. First walkthrough: bug droppings, mold, smell of smoke, etc. They claimed that pest control and cleaners had come through. We said we would not sign a lease until the problems were fixed. The mold was painted over of course, and though the bug droppings hadn't been cleaned, we were told that pest control and cleaners had come. Only because of that assurance did we sign a lease. Now we've found more bug droppings every day and can't even scrub it all out of the drawer tracks or nooks of cabinets. It's disgusting. Because they found only one German cockroach in our traps (we replaced them after they filled) they claim there's no infestation. They ignore the droppings and traps we discarded. We were expected to pay rent tonight (haven't slept there once or moved anything in) so we wanted to resolve this before end of day. They waited until the office officially closed to respond to us. I'm sure now they'll try to charge late fees. We should not have to pay rent for a unit that is unfit for dwelling. Not only that, we should have our admin fee and deposit returned. I'm betting it will only get worse from here. If that's not enough, the neighbors tipped over their valet trashcan (which we never received) and got trash in front of our door. On the ground floor, the same trash can with the same red cup has been tipped over for days. This place looks nice when you see the model unit and go on that little drive with them, but it's disgusting. Will update with how they respond to the situation. I'm sure they'll try to squeeze that rent out of us and claim damages, but we're the ones suffering from their deceit and incompetency. Update: management has poor communication and refuses to resolve this.

Once a request for pest control is received, we will have them out to the home as quickly as possible to inspect and put it on a treatment plan until the concern is resolved to your satisfaction. Based on the notes in your account, it was reported that this had been done to your satisfaction and was fully resolved, however if that was not the case and you are still experiencing pests of any kind, please let us know and we will be happy to have them back out. Our valet trash service arrives Monday through Friday between 8AM and 12PM. As you had moved in on 12/29 on a Friday afternoon, this was outside the hours of our valet trash service. Typically they would report any tipped over or spilled trash to our office to have remedied as quickly as possible or our team would find this during our walkthroughs, however since this was past the time of their service on a weekend and a holiday weekend, our team was not made aware until Tuesday when we arrived back in the office. Again, we sincerely regret that your experience was anything less than exceptional, however we are happy that you were able to exercise Cortland?s 45 day move-in satisfaction guarantee to move out early without any termination fees.
