I LOVED this apartment so much when I first moved in! They offered us so many things that made it truly worth all of the money we pay to live here. Management were so kind and helpful. Until they changed management. Everything went downhill! They took away all of the community parties and treats they left in the office for us. They are not easy to work with and change policies at the drop of a dime without a days notice. Don’t even think about asking for help from the office or maintenance. Mold in your apartment? 3-5 weeks before you get help. I miss the only management. Moving as soon as my lease expires!!

From the first time we came in to take a tour till the time we move in, everyone has been so kind and helpful. The grounds are also very well maintained.

It’s a good location a little bit off the main road for a bit of seclusion and plenty of places to get the necessities in close proximity to the complex. and the amenities are great and the place has a good community

I have greatly enjoyed living here. The facilities are beautiful and well-kept, and maintenance issues are always promptly addressed. The staff are very nice and helpful too. :)

We are moving out next month after a little over 2 years of being here. We have truly enjoyed our time here & will definitely miss this place. Staff has always been helpful, amenities have been great, everything on the property is always clean & well taken care of, neighbors are friendly & maintenance is timely & efficient. The new Wawa right on the property is also a huge plus that we have enjoyed. Truthfully no complaints after 2 years. Would recommend this complex to anyone!

I love how beautiful the community is that I've been told a few times by different friends & family members that the community is more of a "hotel/resort" style than your typical apartment community style.

So far my experience has been amazing!!! The staff are attentive to residents and they are adamant about the upkeep of the building. It’s a quiet apartment complex and I always feel safe. So glad I chose The Waters at Ransley!!

From the day we moved in everyone has been so nice and helpful to me. All my maintainer is done in a timely manner and at the highest quality.

Love the community and The Waters very nice complex and everybody is friendly. If you are looking for a place to live and feel safe with your family this is the place for you.

Decent apartment complex. Too much dog waste lying around, do not enforce cleaning up after pets. Amenities are hit or miss - coffe machine down frequently and fridge rarely stocked with drinks.

My dog & I have thoroughly enjoyed living here for the past few months. I appreciate the community events and feel safe when I am here. I have enjoyed my time thus far and plan to continue my residence for as long as I am living on the gulf coast.

We're having to adjust to a lot of technology which is difficult for two senior citizens. Otherwise we really like it so far. I'm sure we will adapt to our new environment with all the bells and whistles. The staff has been very helpful and patient with our ignorance.

this apartment complex is semi decent. They have a few problems within the leasing office. But nothing major. It’s better than most apartments, but I stay clear of the leasing office as much as I can.

The Waters at Ransley has the potential to be an excellent place of stay with future Ransley Station buildouts and expansion within walking distance. WAWA is just down the street for quick food to go and reasonable prices on gas. Landscaping and Maintenance is excellent. Carports are an extra $50 per month even though there are a lot of vacancies. The parking spots are a first come basis so better get there as soon as possible after 5:00 to get a nearby spot. There seems to be a problem with dog owners not picking up after their dogs, and most dogs here are of the large variety. Breezeways seem to be a hangout for lots of spiders and mosquitoes. Management is currently working these issues with lots of reminders and increasing pest control. Front office, club house, game room, fitness center, and mail room are always clean and inviting.

Amenities are great here and the events are a lot of fun and great opportunities to meet people. Maintenance crew is awesome and so helpful! Trash service is a little unreliable which is unfortunate since we pay for it. Very expensive compared to other places.

Great so far haven’t been to any evens yet but will soon quiet so far even to be next to the play ground and dog park. Can’t wait to see what else this place brings to the table

very good everybody is very sweet, but I do wish the rent didn’t go up to renew our lease. Otherwise I love it here the amenities are phenomenal.

Friendly staff, great amenities, maintenance issues addressed timely. Pool area provides a nice place to relax and unwind either after a long day or the weekend. Firepit is nice on a cool night.

I haven’t been happy since moving in. First our apartment wasn’t ready when I was told then after moving in the washing machine leaked water on floor, dryer would not heat and now makes a scraping noise, our refrigerator is noisy and it’s just not what I expected

We love it here. It’s truly “ resort” style living. The nicest place we’ve ever rented. We’ve only been here a few days but I’m happy. Can’t wait until I can lay by the pool as well.

great community. i wish they had one more smith machine at the gym so we wouldn't have to wait on each other. I like the pool and how cozy it is. the club house is also amazing.

McKenna was wonderful. She communicated everything from signing the lease to move in effectively. I couldn’t have asked for a better experience. All of the staff I have encountered have been top notch.

I feel well taken care of here. The staff is amazing, the area is clean, the amenities are great! 10/10 recommend. The apartment itself is very modern and new and well priced for apartments nowadays

Good friendly staff. Clean club house with lots of engaging events that are held. Pool area is a great shallow pool to cool off at. These are nice apartments.

I love the location well off the road giving you a more secluded location, everything you can need is not too far away, great service and good events every now and then

Living here so far has been amazing! My neighbors are nice and vey helpful. The front office staff is AMAZING and has been so kind when we come in with questions.

Very nice place to live in. I recommend this community 100%. Maintenance team is very good. Community is clean 99% of the time. If you looking for a new home, this is the one.

This is a great community! We love going to the dog park! I love the kitchen it has a lot of storage. The gym is great too but the pool is our favorite way to pass the time.

It’s been good so far the neighbors are nice and quiet the buildings are clean so is the property there is no trash scattered around the property

The staff here are so nice and helpful when needing help. The amenities are wonderful and the apartments are very nice and cozy. I would recommend checking out this place if needing a new place to live.

Communication from the office is lacking. On many occasions, residents are sent emails advising of inspections, preventative maintenance, etc. but then nothing takes place causing residents to have to check in to see if these required actions took place. Additionally, residents don’t get 24 hour notice before required inspections like pest control, making planning ahead for pets to be put up difficult and inconvenient.

I love it here! I’ve made a couple of friends and so has my dog. I’m grateful for how helpful the staff are as well as the maintenance team.

Great place. To live. Good amenities. Close to the interstate and a lot of pups. Residents are friendly as well. Would recommend to live.

This is the best Apartment Complex we’ve found in Pensacola! The people who work here are dependable and trustworthy! Although we hate Dayton is leaving for bigger and better opportunities, he will be missed by us! We started out with his expertise and love watching him advance! Thank you Dayton!!!

I love this apartment complex. The pool is amazing. I love the location, it’s right by I-10 and the new Wawa. The one bedroom apartments are nice and spacious. My balcony has a great view and a nice storage closet. This is a great place if it’s your first apartment on your own!

I believe this place to be in a great location especially since a stop light has been installed to regulate the traffic a little better. It still can take some time to get out of the complex with bad timing, but as long as one goes right, one will be alright. Due to this being a new complex, it still has repairs that are needed, but the maintenance crew here is outstanding. The maintenance crew have great attitudes, repairs are quick and provide helpful thoughts and recommendations when asked. As far as noise levels from nearby apartment homes, it seems as though the building of this complex did not require insulation or some type of noise reduction, especially with the apartment above, where one can hear major thumping always going on. Monthly parties are alight for what they are which brings some of the residents together for a social event.

Im really enjoying living at The Waters!!! Units are very cozy and perfect. Quiet and clean! Im very happy to call this place my Home. Would definitely love to stay here as long as possible!

Very clean, new buildings, great pool area and nice environment would highly recommend living here at Waters at Ransley Station! The employees are always helpful as well!

It is pretty but unfortunately there is trash on the side of the sidewalks . There is also dog poop piles all long my walk path with my dog . The neighbors are nice and kind here . The pool is very cold and the water in the apartment taste like Metal .

Beautiful Community, Great amenities. A few things that could be improved would be to Monitor the status of the dog Shampoo. It’s been out for quite a while. Pick up trash left behind from residence just to make the community look cleaner. Maybe pressure wash the outside of the buildings to remove the green looking mold.

I love it here and am glad I made this choice. The pool area is clean and beautiful and the view of it is amazing at night. My place was ready to move in with no issues.

It’s seems now that we’re a resident now that our concerns and problems do not matter. I’ve made 2 concerns that I’ve yet to hear back about or have fixed. I believe it would be as easy as being put into another apartment before beginning to move our things, or some type of solution.

Very nice employees that do the most for their residents! I am always looking forward to the biweekly events. The amount of planning and amazing decorations makes my week!
