Property Ratings at The Grand Reserve at Madison
This was a great place to live when I moved in, but it has continued to decline. There is no community respect for the grounds at all, trash is all over the parking areas and dog waste is not picked up. The office staff and maintenance are friendly, but I was delievered a replacement appliance for a broken one and it was not clean. The Property management company changes often so be prepared for that. Units are a nice size, but you will smell everything your neighbors do/ partake of because the units are piped together. So if your neighbor decideds to smoke you will definitely smell it all the time. I agree with another person who stated that the rent increases are outragous for the conditon of the units. I can honestly say I don't feel as safe in the community as I did 3 years ago.
The campus is well maintained and trash is picked up. Maintenance requests are completed in a timely manner. The front office staff, maintenance staff and ground staff are helpful. They take pride in making this a safe and attractive place to live.
These apartment buildings are beautifully maintained. The outside is so inviting. The campus is very well kept- and you can see that the employees/renters take pride in it. The lake is so relaxing to walk around. The pool is amazing. And the outside area around the pool is very nice. The gym is well kept, with really nice equipment. The office staff are so friendly and helpful. I would def recommended anyone to at least come take a look for themselves if they are in the market for an apartment. Grand Reserve just has that HOME feeling!
I have lived here for 10 years and the new changes happening now are amazing. We have new owners and new management which are great. I would recommend living here to anyone.

MOVERS BEWARE! I have been a resident at the Grand Reserve for about four years. Within the last year and a half, Property management has changed at least twice. The previous property managers were a delight. The were very kind and professional, addressed residential concerns in a very timely manner, and retained a great staff of maintenance professionals. The new property management and office staff are the polar opposite of what I have just described. I have had a broken heating unit for the whole of winter, despite have called repeatedly to have it addressed. This has created a hike in my utility bill. I have asked management to address and repair this. They have yet to repair my heating unit. They have also cancelled services like pest control without notice. During the winter months, I had an issue with ants. Again I called management only for them to stall in addressing the issue. Nothing is done in a timely manner. The pandemic has created a lot of hardships for everyone, but that didn't deter new management from pursuing the largest rent increase in the course of my time here. Lastly, these apartments are dated and haven't been modernized commiserate with the rent inflation. Were as once this place was a nice community with management that felt like family, you should expect anything but.
The Grand Reserve is a friendly complex with excellent amenities. Tenants have access to a large salt water pool, gym with state of the art equipment, sauna, bbq area, and tanning beds. There is also a club house that tenants may use for parties etc. The units are probably the largest square footage wise of the apartments in the area. All units have large ceilings, spinklers in every room, as well as excellent lighting in the stairwell of each building. Management always ensures that when an issue arises that is resolved in a timely manner. A 24 hour call service is available for the times in which management is not onsite. Four courtesy cops live in the complex and monitor at all times. Some of the units could use some modernization. Many of the appliances are outdated and are the same ones installed when it was first built which to my knowledge was a little over ten years ago. Aside from that for the cost, location, and size it is in my opinion the best in the area and I looked at every complex within 15 miles of it.
