The Gardens Apartments in Houston, Texas (The Heights)
My overall experience at The Gardens has been very satisfactory, and from what I have been told, quite different and superior than what others have experienced at other complexes. (This is my first apartment). I moved in on April 2010, and wasn’t really sure of what to expect, but I have grown to feel fortunate. Yes, the rent rate has increased, but that looks to be case all across the board nationwide. The area is ideal for anyone looking for convenience and short trips to and from major chain stores and restaurants. Literally, almost everything one would need is within a couple of miles, if not a couple of blocks. These include (but not limited to) major and local fast food and delivery restaurants, home improvement stores, several antique shops, several competitive gas stations, bars and a mall. Water, sewage and garbage collection are included in the rent. Garbage is collected well before the dumpsters are overflowing and there are no fallen or rotting trees. This complex includes and pool that is maintained and clean, as well as a gym that has been updated with new interior paint, windows and newer equipment. Also included is a large laundry room, and the washers and dryers are fixed if they malfunction, but you will need to report the machine in question to the office. Washing and drying a load of laundry will cost approximately $2.25. Women feel safe to go bike riding or jogging in the wee hours of the morning,which I think speaks volumes about the general area. The current office staff and maintenance crew are, in my opinion, deserving of a 5-star rating. Any and all issues are handled promptly and without conflict. I personally have had several issues corrected within a few hours, including a new bathroom sink replaced, a hot water heater replaced, an A/C unit replaced and monthly check-ups for bugs and rodents. A couple of years ago, the management company had some major work done to the property. This includes; new exterior paint, replacing old exterior wood with new, repairing select areas of the parking lot, replacing the old wooden hand rails with new iron rails, and repairing select areas of the wooden fence. I have personally looked into other complexes around the area and beyond, and to be honest, I think The Gardens is the place to stay if you are to live in the area. The rent rate is still lower than other complexes that are able to compete on the same level.
Review of The Gardens
The Gardens are a very nice, quiet and well kept apartment complex. They are a 3 story complex built in the 1980s with a swimming pool, washateria and fitness center. The apartment staff are very friendly and helpful. I've asked them to fix things in my apartment and within 24 hours the requests were completed. The neighbors are quiet as well. It's also pet friendly. The neighborhood is very nice. Good schools, grocery stores and restaurants with 1-10 miles. Its 12 minutes from Downtown Houston and 10 minutes from the Houston Galleria.
Miserable Apartment Staff
The apartments themselves are generally nice. They are older and have older appliances and thin walls. You get what you pay for in that regards. The apartments are good sizes with good closet space. The apartments are generally cheaper than the surrounding area. The outside of the apartments are falling apart. I live on the third floor. There are two flights of stairs to get to my apartment. One set has loose bolts that have pulled away from the building allowing the stairs to sway. The other flight of stairs has loose stairs that move when stepped on. The laundry room is subpar. It looks nice but be aware that the dryers and washers are always broken (sometimes marked). The apartment staff is horrendous. They do not care about the condition of the apartments or the needs of the tenants. A little effort on their part would go a long way in making this a nice place to live. Packages are frequently mishandled. Maintenance is not available for days if it is not an emergency. What is an emergency is based on the receptionist's opinion of the issue as described over the phone and the cost to repair it. The management staff is not concerned with the tenant's needs but rather the apartment complex's financial bottom line. Beware of the issues before renting here. For a few extra dollars, units could be rented in complexes that are maintained and with good office staff.
Decent, Affordable for the area
I was excited when I moved into The Gardens a year and a half ago, and overall it's been a decent experience. Management is friendly, neighbors are generally quiet though the walls are a bit thin. The buildings are a bit older, and though maintenance keeps up with most things very well, I've been seeing several signs of a larger structural issue with the outside wall and upper balcony of my apartment, which they only fixed superficially. This is the only issue I've had, and it'll probably require the apartment to be vacated to fix properly, so hopefully they'll take care of it after I move out. Overall, they're decent for the price and the area, and definitely better than the last complex I lived in just down the road.
This is the worst place to live: the management only cares about money, maintenance guys got into units when you are not home and take information and later they tell people what you have inside, anyone can get into the complex and do what they want even causing you damage and office doesnt care. When you leave the property they overcharged me more than what fair! Laundry machines never works and underwear got stolen most of time when in laundry! The only good things is the nice tenants and the location...
Neighborhood - Lazy Brook-Timbergrove
Situated in the northwest corner of Loop 610, Lazy Brook-Timbergrove has grown to become one of Houston’s hottest neighborhoods.
