We love it here! We are on the third floor having southeast. The sunrises in the morning are magnificent through our large windows! The kitchen is open and overlooks the golf course, the layout is ideal and the deck is nice too! Couldn’t be happier here!

Clean and friendly. Beautiful views. Plenty of parking and a great outdoor pool that’s kid friendly. Clubhouse is nice and easily accessible. Security is keyless which is convenient. Rent is pricy but amenities are affordable.

I love the location and the office staff, but I do have a few issues. The main one being that each year our rent increases but our amenities decrease. For example with my lease this year my rent increased by ~$100, but the property discontinued the internet service. I also wish we could choose to opt into other amenities such as the rec center, which I pay for and don't use.

I’ve lived in these apartments on two different occasions and can say the living quality has declined. I previously would have recommended these apartments to anyone as I loved living here and moved back myself. Since moving back they have updated their security/entry system which is very glitchy and unreliable. I don’t live on the ground level and have a lot of anxiety exiting the building. You have to go through multiple doors and around tight corners. I collided with residents, toddlers, pets, and the trash service. A door suddenly swings open in my path and whatever is waiting behind the door runs into me. Every time I ask for safety upgrades for residents inside the building they are ignored. This feels like management doesn’t care about the safety of their residents.

The staff is great and always friendly. Probably the only drawback would be people who don’t follow the community rules like “quiet hours” or picking up after pets. However, those are few compared to the rest of the residents who are considerate and kind to one another.

I have nothing but the upmost experience. I love the apartment, amenities and the neighborhood! I have never had any problems with the area being too loud, or my neighbors being too loud. I love waking up every morning and being able to watch the golfers. It is in a great location being close to all parts of Lawrence.

Overall it’s a pretty nice apartment. The amenities are great, staff and maintenance are super nice. You get access to the Jayhawk club which is a great bonus. The community is very nice. The only flaw is I can hear whenever someone above me is being super loud. Other than that it’s a really great place to live.

I'm moving out this week but only because I have to move to an entirely different city. Fairway Flats has definitely been the best apartment complex I've stayed at so far. I'm extremely impressed with maintenance, with the management, and with the value I've gotten for my money. And don't get me wrong, living here is pricey - but to me, it's worth it. Paying for the garage is also one of the better decisions I made. I'd recommend living here to young professionals or anyone else who can afford to spend a bit more on rent.

Constant loud construction, starting early in the morning and on weekends too. Keep in mind if you study/work from home, or just enjoy quiet. Management is great despite that.

Great place to live on a beautiful property! I love seeing the sunset over the golf course. The amenities are also very nice. I love going to the gym so having access to the wellness center is a big plus.

Love living here. Seem to always have loud neighbors upstairs but understand there’s not anything to do about that. Furious about the construction across the street totally destroying my view.

Wouldn't recommend unless your unit is on the top floor of the East side of the building. Walls are extremely thin and can hear everything (even normal conversations) our upstairs neighbor does. The "views" they advertise are being completely taken away from construction of a new complex on the West side they claim they didn't know about. Again, since the building is poorly built, the construction noise is loud and clear. The space is large, nice kitchen, and amenities with access to the Jayhawk Cub are great. Seriously only rent the top floor.
I’ve lived in several places in Lawrence and I have to say from my experience Fair Way Flats is by far the best residence in Lawrence. They offer a lot of amenities, the wellness center is excellent, there is a gold course, a dog park, indoor parking, and the apartments themselves are quite modern and spacious.
Although my husband and I are not retired,we are preparing for the future. The Fringe has everything you could want: maintenance free living, wellness center, golf, country club living. We highly recommend it. Retire and stay young!!
It is very secure which is very important. Also, when I submit requests to maintaince they come within 24 hours of my request, and the apartment is super nice inside! I’ve lived here almost a year and I love it!
