Been living here for about 6 months now, beautiful environment, great staff, amazing neighbors!!

We really enjoy living here! The staff, the location and the amenities (to name a few) are great! They are always have fun events, raffles for great prizes and promotions. It really is a great place to live…. Only draw back is my dog is getting fatter because the staff loves to give her treats lol.

Protect your wallet and make sure you get everything in writing!! They never once mentioned anything about restricted dog breeds until after we paid all of our application fees. Since we didn’t get everything in writing they won’t refund the majority of the fees back claiming they “never forget” to mention it. We would not have applied if they had mentioned we couldn’t have our dog. After requesting our fees back they have been very unprofessional and unresponsive.

The apartments are beautiful! They are all updated and so big. The pool has tv's, a theater room, and an amazing fitness center. What attracted me the most to the apartment was how nice Rachel was. When she was showing us around the residents knew her by name and she asked everyone how they were doing. Would definitely recommend The Flats to anyone looking for an apartment.

I was able to do my tour on today. Let me tell you how outstanding these spacious rooms were and how insightful Chris the manager was to me. I will be doing application on today to get place by the end of this week.

Apartment itself is nice...not luxury though. Very expensive! Extremely noisy...walls very thin. I can hear toilet flush above my apartment..lots of loud parties on balconies. I can't wait until my lease is up!! I can't wait until my lease is up.

I lived here for a year. Property companies have changed several times. However, they service attitude is sometimes poor and rude. Will even hang up the phone directly

The apartments are roomy and with a good layout. The staff is always helpful and so pleasant. There are many wonderful eating establishments right out the front door along with a movie theatre! Every time we've had questions, the staff is there to help!

I've lived The Flats at Austin Landing for one year, and the living environment can be said to be very good. But when the new management come in, I think they just look " friendly'' and sometime impatient when you ask him questions, in particular, property fees are controversial, without any reason increase the property fees.

A $300 a month price increase on a 2 bedroom apartment in the Dayton area after one year would throw some people off. We were one of them. I don’t believe I have ever written a negative review about a company, but this is the first time I have felt like I have needed to write one. Let me start with the positives. Until a couple months ago, this had been my favorite place to live around here. The area is lively and the people who live here are friendly. The staff at the front desk were very polite, knew your name (and your dog’s name), said hello and goodbye when you entered or left, and gladly answered any question you threw at them. A couple months ago, a new company bought the apartment complex and everything has changed. You can tell that the only goal of this company is to suck more money out of you. They no longer accept packages at the front desk, so the halls are now littered with huge random packages - a pleasure around Christmas time, I’m sure. With this and the tons of trash in the halls (which you can see from other reviews), I don’t know how this wouldn’t be a fire hazard. They say they need to increase the price because of upgrades. If there are upgrades, we sure haven’t seen them. I think they painted a couple spaces that definitely didn’t need it. You now also get to pay $75 for 1 parking space in the garage, even if you don’t want one. There’s still a fountain that doesn’t work in front of the complex. The pool didn’t open for several extra weeks. Unless you use the front entrance, you’ll either be greeted by an overflowing, horrible smelling trash can and cigarette butts or a mix of spider webs and random bugs around the door. They couldn’t find anybody to live in this specific apartment until we moved in and they think it deserves a $300 increase? Granted, they did tell us they would knock it down to only $200 more a month since we’re good tenants. We have to hurry though because they said the company will only allow them to do this for 2 people (we still have 3 months left on this current lease). I have a feeling that more reviews will be similar to this one once they continue rolling out the new leases. You hear talk outside around the pool and hangout areas from people complaining about the new management, but I think it’s only going to get worse.

Negatives-parking, trash, package notification, no designated dog area, dirty for a newly made property, noise is worse than most other apartments I've lived in, many issues with repairs in apartments, water gets cold quick, halls are dark Positive- front staff, granite counters, shopping and restaurants nearby

The flats at Austin Landing is a great place to live. I like the parking garage the most. You can park on the floor you live on and walk to your apartment without getting wet. Plus no more waking up to a snow or ice covered windshield. I have never lived in a new apartment before, so it's real nice to have new appliances, cabinets, flooring, etc. lots of outlets, a covered balcony ( I live on the 4th floor), granite tops, nest thermostats give it a modern feel. Living in this area is not for everyone, but I like being able to walk to Kroger, restaurants and bars. Austin landing has a beautiful park to relax in as well. I would definitely recommend it!
