great location if you want to be close to duke's campus, but the apartment overall lacks great amenities and floor-to-floor noise reduction too high of rent

nice forest views outside during spring and summer but poor amenities and sound isolation. there are a few types of gym equipments only. the structure of the building is so thin... and I can hear my neighbours and upstairs so clearly. Unfortunately, I do not have a considerate neighbour.

If I could give zero stars, I would. This apartment complex is a nightmare. The leasing team is unprofessional and rude. They promised to extend my contract but had already rented out my unit. Do not trust them! The building has a German roach infestation. Roaches are inevitable, and management has failed to address the issue. They skip crucial areas like the AC room during spraying, leaving residents no choice but to stay home to ensure it's done. The leasing team creates more problems. They falsely charged me for having a pet, then removed the fee without an apology. Trash collection, promised five times a week, is inconsistent, and complaints are dismissed. The overflowing trash attracts more roaches, yet the office does nothing. Maintenance is a joke. Instead of fixing the broken waterfall, they shut it down. Gym monitors have been broken for two years, the meditation room tablet was removed, the coffee machine rarely works, and the printer is always out of paper. Shared facilities are inadequate for three buildings. The parking gates are always open, making the lot unsafe. Management warns us about break-ins but won’t secure the area. Spaces are often taken by non-residents during the day. Appliances are unreliable. It took over a week to replace my leaking fridge, and the oven takes three times longer to heat up, increasing electricity costs. Sound isolation is non-existent—you hear footsteps upstairs and even your neighbor’s phone vibrating. For your safety and peace of mind, avoid this place.

I am a young adult who is staying in the Durham area briefly. So far, my stay at the flats has been pretty comfortable. I stay in a 2 bedroom apartment with 3 people in total. There is enough room for all of us to spread out as needed. Also, the amenities that are offered to the residents are an added plus to living here. My only qualm is that it could be a bit more up kept, but I am also a clean freak. Take what I say with a grain of salt.

I absolutely love living here. The apartment complex is great, it is a walking distance from work, flat is nice, quiet and safe. Maintennce is done regularly and fast. And the managers (Amber, Ashley and Natalie) are super helpful and hard working.

It is near to duke health and has a good salon for coffee and studying, the maintenance is great and do everything well and quick, the apartment is always clean and well to live

Nice place, great neighbors, som e fun community events. My only complaints are that the coffee machine in the common area breaks down a lot and bad laundry system in the apartments. The machine barely works and only washes half my clothes.

Very attentive leasing office, and safe community environment. Perfect for students, I would recommend living here to any student in the area.

I've had a good experience living at the Flats and just renewed my lease for another year. The management is responsive and the amenities are maintained. The location is a huge plus—it's within excellent proximity to campus (10-12 min walk). The community is quiet. Good parking for guests.

This is a nice and new apartment with no bug problems. The mail room and gym and study/lounge ares are clean and nice. I hadn't had to call maintenance for any appliance issues.

Very responsive to everything. When I call for maintenance they responds quickly. When I have concerns about packages people help always. Hall easy are clean. It’s the residents that are slobs

Not a cost-saving option, but already one of the best apartments around Duke. No bugs, a secure entrance, near to west campus, and nice maintenance team.

The apartment is really good! The atmosphere is so chill, and it is near to school, so I can walk to school everday. And it is really safe because we should use the key to open every door.

I have to say, the service at this apartment has been the worst I have ever experienced. From poor communication to unprofessional handling of issues, I’ve encountered multiple problems that have gone unresolved. The management seems uninterested in addressing residents' concerns, and there's a serious lack of basic maintenance and support. If you’re considering Flats, I strongly advise against it. There are much better options available that value their residents and provide a far better living experience.

Really nice and safe apartment. The gate to the second and third buildings has been broken for over 6 months now with no fix which has been quite frustrating as they advertise a gated community. Overall, the apartment is nice, clean, and has good amenities. However, for what the rent is, it is frustrating to have the gate not working or the front door to the building randomly locking even with a key fob.

It is a little bit noisy, if your room is close to the trash can… The apartment is clean and organized. The facilities are new and useful. It’s a safe space.

Some bugs and the leasing office might pay more attention on payment bill instead of your living expenses, while the place is not bad near to some restaurants

The lobby attendant is primarily focused on processing payments and isn't very helpful with other matters. The atmosphere doesn't feel welcoming or community-oriented.

Easy check in, unit was very clean, and overall a very easy move in. No complaints at all. I really like that packages are delivered safely and stored in a contained area.

A good location for Duke students and/or employees, and it is in a very safe environment! Good amenities like a gym and valet trash service. Also, nice to have the market nearby with restaurants and a post office.

The apartment construction is very new, and the indoor equipment is quite complete. But the corridor always gives off a musty smell, I guess it is the smell of carpet, and the sound insulation between the floors is not very good, when I lie in bed, I can always hear the footsteps and various sounds upstairs. The swimming pool, the coffee room is very nice and the staff service is very good

This place is perfect! I use the facilities such as the pool, gym, and lounge often. My room is great and everything I need. I really enjoy it here.

The Flats is an excellent place to live. By far, the best part about the Flats is its convenient location. It is close to Duke, downtown, and restaurants!

So far The experience has been good. The complex is very pretty and the apartment is also very beautiful. The leasing staff I’ve been very helpful with answering questions and getting me the resources that I need to complete my move-in. The community is also very close to campus and the hospital. I think that I will like it here.

Overall I have had a great experience living here and would not want to live anywhere else. The front office staff is great and seem to really care about your living experience as well as maintenance. The only downside is I have had my car hit in the parking lot by other residents on multiple occasions now and think security cameras would be a great addition.

I will say the environment around community is good and quiet. Especially if you are a person who likes walking, then you will definitely like the routes within your area

the apartment is relatively new with beautiful tree views outside and quiet streets. maintenance team is in time and responsible. hope they clean the hallway carpet more frequent.

Excellent place to live around the area. The amenities are good and you feel sage. Noise cancelling is already really good between apartments. Clean buildings.

Apartment is fine. Clean. BUT the rent rises like the stock market. Think about TQQQ but without a fall. Leaving next year because rent is expected to rise by 10%. This isn't NYC lol... and the staffs are kind... but become less kind as the lease term comes to an end. But maybe that's just my personal experience.

I couldn't ask for something better. I've never had any issue since i'm here anyway people in the office are always there to help you. I will definitely recommend this place.

Safe, friendly, good amenities. Sometimes maintenance can take a long-ish time, but everything always gets fixed in the end. Staff are also very available at the front desk and are v friendly!

The front office staff is always super helpful with anything you may need. They have been great dealing with a lot of noise issues and are very understanding

the house is new but the sound isolation is bad. the floor and wall are thin and I can feel myself walking while shaking the floor. i can also hear my neibourghs and upper flours. the main door is not working with fob.
