Exceptional The staff is wonderful, they are all extremely friendly and understanding. Plenty of community events to encourage meeting neighbors and fostering a community. All amenities are well kept and work orders are always completed efficiently. Overall the apartments are modern and spacious. Wonderful place to live!

God is good The ladies at the office always made as feel welcome as we were filling out paper, Ms Gonzalez was very accommodating when viewing the apartment wedidnt feel rushed it was such a blessing the place definitely has character we love the fact that ut was and old war Barack that is interesting love the old look with some modern appeal room as a bit small to be honest and its a bit ware and tear however that pales in comparison with the immenities and judt the beautuful durroundings

Not too shabby It’s a small apartment, but its placement is why I like it. Everything is pretty much a 20 minute or less drive away.

Good starter apartment Good maintenance, location, inside of apartment, and common area/clubhouse! Only problems are structural as the complexes are old and the surrounding area crime. 7/10, will release again

Very enjoyable experience We really enjoyed the 3 1/2 years we’ve lived at the Flats. It was perfect for us as a starter living place, and the staff was always extremely helpful and ready to lend a hand. We decided to leave because of two reasons. Firstly, the rent was increasing every time we renewed our lease, and secondly, we were ready to start living in a home and building equity. Thank you so much for the wonderful memories. We will always remember our time there fondly.

Its true, the renovations aren't stellar, especially with the paint job--I've got paint on door hinges and over an outlet. But the space itself is pretty nice, as are the included kitchen appliances. I've never had problems with staff or maintenance. Though it probably isn't worth what what they charge, I don't really see better options in this part of Toledo.

I’ve been living here for 9 months and still question what my rent is used for. May take weeks for maintaining requests, can’t use the pool in the summers because of outsiders. The club house is suppose to be stocked with snacks and drinks to welcome their visitors and haven’t had anything since April. Doggie bags are NEVER stocked and I have to walk through a forest of grass cause its to hard to mow properly. I’ve had 6 maintenance requests in less than a year that may or may not get done. My walls look like absolute trash the paint is bubbled and peeled everywhere. These buildings need condemned or owners that value their renters money. Absolute trash. Very unhappy.

They may look pretty but they aren’t underneath. Old buildings in disrepair, staff is constantly unavailable. Property manager is AWFUL and rude. No one ever gets anything done. Rent is too high for the behavior and terrible condition.

My friends has been living in these apartments for a year and I’ve seen the damage that they just cover up with paint. My boyfriend and I went to get a feel of the community and check out the pool with some wine coolers, but then we heard a man barking at us... he worked in the office. Instead of coming up to us as and talking to us about it, he choose to yell like we were children. It was embarrassing and uncalled for, behavior was just disrespectful and distasteful. I wouldn’t recommend living here. And we erect there by ourselves, we went with 3 of our friends who are living in these apartments.

The show unit is beautiful but the actual units are not. The workmanship is very poor with gaps in the flooring, doors that do not shut due to the layers of paint, exterior doors falling off the hinges and overall cheap quality of labor used. Also, the staff is not equipped well. They are not helpful nor timely and most often no one answers the phone or email. The community guidelines are not enforced so there is a lot of theft, pot smoking and loud noise.
I asked for carpet for a bedroom for five years. I asked multiple times and never so much as received a response. The ceiling was peeling off and falling down on my head and that was after the renovation! The "new paint" looked good for about two weeks and it too started to peel off in great sheets. I had to have help, to clean the apartment after the workers doing the so-called renovations cleaned up nothing and stole food out of my refrigerator ! For all that trouble I got a surcharge when I finally moved out of the mold filled apartment of over $280 for damaged carpet in the bedroom ! I'd be careful signing any contract to live here! The neighborhood is dicey. Do not walk alone.

Signed a lease back in April for what I was told was a 1 bdr with a walk in closet and if I applied and signed in 24 hours my first month of rent would be free. Called in May to inform them I would be bringing a dog and requested first floor and the worker said “first floor 1 bdr with a den” and I corrected them that I only wanted the one bdr with a walk in closet (cheaper and less sqr ft). I was supposed to move in on Saturday and they informed me my apartment had not been cleaned and was not ready to move in. When they handed me the paper for what I owed it was way over the price we had agreed on and they stated that was the price for the 1 bdr with a den. I again corrected them that I only wanted the 1 bdr with walk in closet. They told me none of those units were available and they would not allow me to have the den for a discounted price. All the offices for other apartments are closed so I am unable to even look for a new place until Monday and I have to be moved out of my current place by noon on Wednesday. They also told me they had never run a deal for a free month of rent and were insisting I still owed at least half the first month. None of my friends that live there have had anything good to say about the management here and one of my friends had the same problem where the room they signed for was no longer available at the time of move in but they were at least able to make accommodations.
I just moved in last month and things have been great so far! The ladies in the office were so sweet and helpful in this process as this is my first apartment. I had a lot of questions and they were extremely patient with me and answered everything I asked. I love the kitchen in my unit! The backsplash is so gorgeous :) Also the construction on the new clubhouse makes me so excited to see it when it's all complete! I can't wait for the pool/gym to open!

I love living here!! It’s definitely worth the price. Maintenance is great and so is the staff. They are always so quick to fix problems. Pet friendly. Would recommend!!
The renovations looked great and I was really happy with how easy the move in process was-- especially since I had to do it on such short notice and it helped that the staff was super understanding. I was concerned about other negative reviews but I can honestly say I disagree because I've had a great experience thus far! Sometimes I think that one inconvenient thing happens and people are so quick to trash a businesses reputation. I would give 5 stars but the only issue I had was lack of parking, but then I got a garage and haven't had an issue since! Really excited for the new clubhouse and pool to be finished, too.

I have lived here for about 2 months now and really, you can't beat the price and location! The units are updated with gorgeous kitchens and the bathrooms were just remodeled so the units themselves look pretty and the price is super competitive! I shopped around quite a bit and feel like it was the best value around! They are also in the process of building a clubhouse with a pool and fitness center which is super enticing to me! I am excited to see that get built!
