This historic "City of Palms" offers varied housing options, from downtown apartments averaging $1,608 for one-bedroom units to suburban communities with two-bedroom homes around $1,880 monthly. The rental market has seen rates decline by about 2.9% over the past year. The Dean Park Historic District preserves beautiful vintage homes, while the Edison Park area sits near the Edison and Ford Winter Estates.
Downtown Fort Myers centers on the River District, where preserved architecture houses local shops and dining spots. The Calusa Nature Center and Planetarium offers 105 acres of natural Florida landscape to explore, while the Edison and Ford Winter Estates provides glimpses into the area's fascinating past. The Florida Repertory Theatre, located in the historic Arcade Theater, continues the cultural legacy of downtown.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Boardwalk
I notified the office and the same day a contractor was sent out to determine actions to be taken. All was resolved in 2 days.
They are full of mold and don’t like to fix anything
Office personal and maintenance are always consistent and there to take care of anything I need and very understanding
Me and my fiancé have been at The Boardwalk for about a year and a half. We have made them aware multiple times of the presence of mold in our apartment units ventilation system. They have sent out their maintenance team twice to fix the problem but all they do is just try and hide it. All they do is take the outer covers off of the vents go and clean them and spray paint them white. They are making no attempt to clean the health hazard that remains inside of the vents. The issue with the mold finally came to a boiling point when we found out that the health issues my fiancé has been experiencing since the time we moved in are related to the presence of mold. She has underwent multiple medical tests and doctors visits and has confirmed the mold is the culprit. They made us send them the medical documentation before they would even take any action to fix the issue. After receiving the medical documentation confirming the allergy to the mold in the apartment again all they did was just clean the outer covers. That was three weeks ago and nothing else has been done despite us repeatedly reaching out. We currently cannot afford to break our lease and pay the two months worth of rent up front in order to leave. If we don't pay them the thousands of dollars to break our lease they will send us to debt collections. We shouldn't be forced to leave because they are not providing us with safe housing. We would be fine with staying in the apartment if they hired a trained mold cleaner professional to clean the vents and remove all of the mold. Its insane that a business would have such lack of care and communication with something this serious of a issue.
This place only cares about your money. That’s it. They decided to board up windows AFTER hurricane Ian. They lack comprehension and customer service. Pest control is being billed to us without pest control even coming here. We even denied their service since everything pest control came, even more roaches would show up. Then the people who came to board the windows up, needed to use OUR electricity for their power tools. Overall this place is a nasty dump. And also, 2 people have already died in this area. Do not move here. Pictures are deceiving. Their form of remodeling is painting over cabinets that never been changed since 1970’s. DO NOT MOVE HERE! I warned you.

My AC is broken for the second time (took them two weeks to fix it the first time), my hot water goes out at least once a week, they NEVER do pest control so I’m always fighting ants. This place is a miserable hell hole, don’t do it.

I had a contract for a 2 bedroom with amenities to be just like there model home . I was downgraded because they made a mistake on the pricing. Long story short. I asked for my money back only to call and email for months for my deposit after being lied to that they would reissue a check and corporate was looking into it they ended up saying sorry someone cashed that check and would not provide any necessary info for me to try to file a fraud claim to get my money back would not let me speak to anyone in corporate! They lie and deceive you into thinking your getting one thing and then won’t honor their mistake!

For 6 years, the pools, barbecue, fire pits have been closed, the only pool open is always dirty, the apartments are filled with bugs of all kinds, each year the rent gets higher, the staff gets worse & nothing gets cleaned or fixed well

There's a used condom on the ground right outside my door as I'm writing this, which happens often enough that I'm not even surprised. Oh, and there were two giant roaches on my table this morning. This place is disgusting. If you want a decent night's sleep, don't want your packages stolen by your neighbors, don't want to be ripped off on utilities every month, and don't want to move into an "updated" apartment with paint falling off the walls, then I would avoid this place. The yellow-water thing you see in other reviews is 100% true. Moving here is one of my life's greatest regrets.
Property Manager at The Boardwalk, Responded To This Review

We always welcome you to reach out directly to our office if you wish to discuss this or any other concerns you may have.
Worst apartment I’ve ever lived at. The leasing office will offer you coffee and be very nice when you try moving in but once you’re in.. expect nothing to ever be resolved. Moldy none functioning a/c unit? They say that’s normal. Dirty water? It’s the firefighters doing maintenance on the fire hydrants? They’re lucky they don’t get sued.
The air conditioning units are a mess and they won’t even clean it out or replace it. It’s FULL of mold and gunk and sounds like a active waterfall in my apartment. I swear I feel so disrespected.
I’m upset for ever moving here. Please do yourself the favor and don’t even consider it, no matter how pressed you are.
This place is the worst. Let me make this short and simple for you -water is ALWAYS dirty (comes out yellow/brown) whenever you bring it up to the staff they blame it on the city and leave it at that -you are paying over $150 a MONTH for that dirty water -water bill is split by buildings. So if your unemployed neighbor is home all day (which 98% of the people living here are unemployed) wasting water, you’re paying for that -a lot, I mean a lot of delinquency and drugs in this apartment complex. You can find just about any drug here, and you’ll most likely get robbed. They do have a security but he’s useless. -laundry machines never work -pet waste everywhere -domestic violence -incompetent office staff -lazy maintenance staff - ROACHES, LOTS AND LOTS OF ROACHES. Doesn’t matter how clean you are, you’ll have them because the place is infested. Save yourself the trouble
And stay away. Roaches all over the place. My water had been yellow time and time again and they say it’s only in my apartment but I’ve seen others complain about it. Stay away!!
Don't do it. The reviews on this place are either bought or fake. Take this from a real resident. Everysingle day I regret moving into this place. We are SO unhappy. You may think the rent is reasonable which the BASE rent is, but once they start adding the water, which is also an insane amount for an apt, trash and all those extra hidden fees your rent is going to be WAY out of your budget. Atleast almost $200 more cause all of those expenses are added on to your rent. Thats something to consider. And no in the office tells you that, they do mention the water bill but considering it's an apt with no w/d you would think it's a decent amount. They never tell you water is $140+ cause had they told me I wouldn't of have gotten myself in this situation. I called another apartment complex and the lady atleast told me how much water and trash would be, she gave me the option to take it or leave it which I appreciate. Here, they just want to make commission they don't care about you. This apartment was given to us in terrible condition. I cried when I saw it considering we came ALL THEY WAY FROM CLEARWATER to this. I've had to call maintenance so many times it's aggravating. My AC is constantly full of mildew, the ceiling in the bathroom has water damage as well as the living room, my floor laminate is COMING OFF FROM EVERYSINGLE CORNER. yes these are do have roaches but I suggest you tackle the problem yourself. I am constantly sick when I'm in this apartment but as soon as I walk out I'm 100 percent fine. It's problems after problems and no one cares. In my building we have a problem with the water being dirty. That's unacceptable!! So not only are we paying for a crazy amount of water but we're paying for DIRT WATER. I can't have that, I have 2 small children!! My husband doesn't deserve to come from a hot day at work to shower in dirty water!! And the office doesn't care to fix the issue cause I see it's BEEN an issue for a while. To be honest don't even bother with this place. There's nicer, cheaper, better places then this. And one last thing, this isn't a good neighborhood. The cops are in this apartment complex EVERY SINGLE DAY.
I am very happy living at Park Place. I moved in because of my divorce. I have a one bedroom and it is big and new. My neighbors are friendly and it is quiet and safe. The managers are so helpful and run a tight ship. Thanks!
I'm glad that I moved to Park Place. It is near my work, it's very nice and clean, and there was a great special. It is a place that I can come home and relax.
Moving here was a great decision. We found exactly what we wanted. A spacious, modern apartment with amenities. There is a gym and three pools, a business center, and lots of parking. The staff responds fast when I call, so I never have to wait for help or a question. Thanks!
From the minute you come in, you can see why there are few vacancies. The apartment is just what I was looking for. The people are courteous and helpful. The common areas are well kept and there is a lot of parking. There is also a playground for kids.
I love living here! We had to move out of our last place quickly (huge rent hike) and decided on Park Place. They processed our application quickly and we were in the next weekend. Our apartment is just right for us and our dog. Thanks!
Living at Park Place is living worry free. They take care of everything and the place is gorgeous. There is lots of parking and pools and bbq areas. They work hard at keeping this place up amd are always quick to help.
I was so impressed when I pulled into Park Place. The grounds are gorgeous and the staff is incredibly hard working. My apartment is a 2/2, my room and a home office, and a bath for guests. I enjoy sitting on my private balcony and reading. This in my home.
These apartments are very nice and well kept. The landscaping is so relaxing and pretty. They always help me when I call the office and they will fix things quickly, even after hours. Our little one has friends here and we all like the pool in the summer!
Our apartment itself is awesome with outstanding common areas like the pool and clubhouse. When my sister visits she brings her kids and they love the playground. My next upgrade will be to a unit with two bathrooms and that is already being taken care of.
I’ve had nothing but very good experiences living here! The staff is always friendly and the facilities are always looking good and smelling clean! Yes, even the workout place! I enjoy having the pools around for my use and convenience.
The place is maintained extremely well. Any servicing that is needed in my unit is done in a timely manner and done right the first time. The amenities are awesome and unlike other places I have heard about, quite usable!
When I first moved here, there was some issues with my oven which was resolved far more quickly than I thought it would. That one, small incident made me feel that I had made the right decision to live here. Over time, I’ve come to appreciate all the amenities that are offered to the residents!
This place has a very friendly staff. The community is also very friendly. The workout place and pools are maintained properly. I also make use of the clubhouse and business center. It all looks and feels clean and welcoming. I love living here!
From the moment I drove in, all I could see is all of the greenery! They have what I wanted in a complex, a pool, a fitness center, parking, on-site security, and a great apartment. I love the location and my rent is a great price. Come and see too!
I came here after seeing a special last year and have not left! The people here are super nice and the other tenants are courteous and clean too. The grass/plants are well kept and so is the pool area. I love to read at the pool and visit. I am renewing again this summer.
If you"re looking for a place this is the one! great community, great office staff, awesome amenities.
We love this place. We were looking for an affordable place and a centric location and we found Park Place. We love the fact that the apartments are newly renovated and pet friendly. The staff is also great, very patient. We were shown different apartments before we made a decision. I just wish I had my own parking place but that’s not terrible. There are always spots available.
The office staff is very friendly and helpful. All the girls greeted me and offered me drinks. The model apartment fridge is full of refreshments for clients like me. I have never seen that before. The manager came from her office while I was talking to the girl in the front and offered me a mint that says Thank You. All those little details made me feel welcome and important. Unfortunately, I didn't qualify with my income but I will refer this place to everybody. Great customer service. Great, great and great!!! Thank you, girls, so much for all your help and unique way of selling.
I loved living here, but sadly a job transfer caused me to have to move. I just want to thank everyone here because anytime I had a problem inside my unit, the service staff were quick to have it fixed. I felt like they really care about their tenants and don't let problems go unnoticed. It is safe and a nice place to live. I'll miss everyone and wish you all the best!
The new staff manager is horrible all she does is drink outside and is very rude to the residents there . The cockaroach infestation is even more terrible than the manager, they have "fumegated" the apartments many times and they're still here. It's suppose to be one of there renovated apartments too ! Will never consider living there again !
We have lived in a two bedroom here at park place for two years, really find the location great close to everything. The office staff has dropped what they were doing two times for me once cause I was locked out and the other when my air conditioner stopped working to help me out. I have looked around and feel this is the best place to live and defiantly the best priced. Like the manager JR. Would recommend Danny Hightower
Property Manager at The Boardwalk, Responded To This Review
Danny, Wow! A five star rating and such nice compliments. Thank you so much! We really appreciate you taking time out of your day to offer your comments and praise. We're here for you! Have a wonderful day!
My experience so far with Park Place has been a good one. The staff is very friendly and accommodating. They have answered any questions I have had honestly and politely. The unit I moved into (studio) has ample space for just one person. Not much counter space in the kitchen, but the addition of a small kitchen cart or table can remedy that easily. The unit was thoroughly cleaned and painted prior to my move in which was definitely a plus. Very clean. It seems to be a quiet community, no commotions that I have encountered. Location is great with the technical college, bus stops, and Edison Mall within walking distance. Pools, on site laundry, a gym and nice landscaping are some amenities offered. The price is appropriate to what is given. I recommend park place as at least somewhere to check out!
This wouldn't be a bad place to live if it wasn't of the bug problem. Pest Control never come to the homes and when they do they don't do a good job. Also they need to hire professional electricians and not inexperienced people that suggest for me to call in a professional. Maggie G. Fort Myers FL
I am living here approximately one year, I don't have complaints about the staff, the place is quite, I don't have issues with my neighbors, really I like to live here. The only problem is at the final of September they are going to change the contract increasing rent and utilities will be billed separately. I think that I can pay the amount they will charge me in a place with more space with some utilities included. And for that situation of the "future" rent and charges I give 3 stars.
