The Bluffs (KS)

They have a great view and are very spacious. They also have the best amenities for their tenants.

There are alot of dog owners on this property and unfortunately they do not clean up after their animals. Makes it nearly impossible for children to play on the grass. You must look down at your feet while you walk on the property or you will wreck your shoes.

From the first day we walked in the management here was very helpful! The environment is friendly and helpful. Absolutely love it

Maintenance has been my only real issue and I’m fingers crossed with the new management that they find a way to get that in order. Otherwise, beautiful homes, extremely reasonable pricing, a central hub to Riley, Manhattan, Topeka, etc.

We have been living here for about 2 years now, and don't have much to complain about! Good place to live! We are military and everytime we've had a problem they fix in a timely manner!!!

Apartments are nice, have a lot of perks including the balcony and the washer and dryer being included. We’ve been living here a year and haven’t had many issues. We never hear our neighbors and other than people not cleaning up after their dogs the property is great.

I love the bluffs, great amenities. Every time I fall the office there always very helpful. Just a little pricey.

Size and rent price is good for the area, comes with a dishwasher and washer and dryer. staff is helpful and maintenance fixed my washer when I had an issue, they were short staffed so it took some time but other than that they did a good job . I’ve been here for 6 months and haven’t had any major issues, and am overall happy with the place. There’s nice amenities in the complex and a good amount of parking.

We moved her last year. I couldn't go see the place or sign the lease in person. The lady was very nice and helped me out and let me do everything over email. Been living here a year and its a really nice please to live in. Very speedy on maintenance requests.

They are really accommodating and helpful when something goes wrong even though they are sometimes understaffed they are quick to make problems right when you catch something. Overall best renting experience I've had. The apartments have anything you could need already as far as appliances go, and even with it being such a huge complex it still feels private. Some people have had poor experiences but I promise we haven't had a single problem that wasn't quickly resolved. The office even takes the time to do cool things for the residents occasionally as well.

New management is a much needed improvement. Care and upkeep continues to improve.

The apartment complex itself is beautiful! We were able to get photos before moving in we weren’t able to tour because we lived too far away . Apartment came with washer and dryer very clean and spacious & pet friendly. The maintenance is unbelievably fast .To be our first apartment it’s very luxury and neighborhood friendly .

I agree with all the bad things said on this review. I wished I believed it before I moved here. The bluffs management is bad, unfriendly, the apartment is poor quality. Don't be deceived by the outward look. It looks new from outside but my previous old apartment is much better than this place. It has no sound proof. I can't wait to get out of here. Shop around before renting here. Specially for military family, try on post first. You deserve better than this place.

This place is terrible to live in. Staff are rude, neighbors are loud. I ignored the reviews and moved here, big mistake. Not friendly to military at all. Will take all of your money and make you pay for damages you didn’t cause. Place is only ten years old and falling apart. Look elsewhere.

You can hear every conversation that your neighbors have. The managment cant be bothered to help you. This is the cheapest place in town so they could care less.

When I returned from deployment last year I was given the keys to my apartment from the leasing office to what I thought would be a great home for me and 2 year old at the time. Total opposite as I’ve stated before the place wasn’t cleaned so me and my toddler had to live in a hotel for about a week I came back to the leasing office after a week to see if place had been cleaned and the manager didn’t even remember me. I went to my apartment and it had still not been cleaned they sent a cleaning crew that same day and they started cleaning. The dishwasher however was molded and had a green and yellow tint I made sure to annotate this on the move in inspection. Fast forward to now I move out they tell me they took out of my deposit a cleaning fee for the dishwasher. Before that I dealt with the assistant manager who was very rude never got an apology for my place not being ready not even an apology for the money I had to pay in hotel cost and storage fees. They just kept trying to take money. Another issue my ice maker as well never worked from the time I moved in they rarely followed through with work orders they were a hit and miss. I had a maintenance man laugh in my face once when I was having issues with one of my bathrooms.

From the first moment you walk into the office you feel at home. The apartments, amenities and grounds are above reproach. If you're moving to Junction City, this must be your home.

This place is a drop dead gorgeous place! You could not ask for better. The rooms are perfect sizes for college or small families. Very comfortable for active people to lift and swim.

the apartments are ok, but not the $800 a month i pay. a they are planning to increase by $20 when i renew my least this month.
