Nestled at the base of the San Gabriel Mountains, Upland combines suburban living with natural beauty. The city features tree-lined streets and historic neighborhoods centered around Euclid Avenue, a National Historic Place known for its distinctive 3-mile median path ideal for walking and jogging. Downtown Upland hosts local businesses, restaurants, and craft breweries, while a seasonal farmers market (April through October) adds to the area's appeal. Housing options span from historic properties in Old Magnolia to contemporary apartments throughout the city's 15.6 square miles. Current rental rates show one-bedroom apartments averaging $1,948, while two-bedroom units typically rent for $2,289.
The city celebrates its citrus heritage through the annual Lemon Festival, featuring local entertainment, food events, and family activities. Major employers include the Upland Unified School District and San Antonio Regional Hospital.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Benson
I enjoyed a lot of things about living here.. It never outweighed what I hated most about this place. I lived here 6 months with the worst neighbors...annoyingly loud parties that would go on to 3am. Multiple security reports. Management didn't do a thing for me besides thanking me for my patience... instead of evicting them or pushing for the fair outcome, they gave me the option to leave with a pro rated rent and asked me to pay a fee??? Where is the moral sense that I know have to spend personal money to move out, be liable for 30 days more, and tell me there is nothing else that can be done. I even had video recordings taken from inside my apartment demonstrating the loud music. 6 months is what I lasted. Save your money and take your business else where. Ask for the truth about your future neighbors OR be smart and just don't move here. Not until covid is done protecting inconsiderate people who shouldn't be protected in the first place, at least. I still can't believe it.
We're promised a covered spot, but we're given a spot under a tree so now our car is constantly covered in bird poop. Dated everything, garbage all over the lawns, every time we want to play with our dog, we have to pick up after at least 3 other dogs because the other owners just leave their poop, the washers and dryers are constantly on the fritz, they just repainted everything which would be nice if it weren't white and blinding, the dog park is a joke and COVERED in dog poop, the pool and hot tub are constantly filled with garbage from the kids that no body supervises and the gates for car access only work half the time. The management however are very nice and friendly. It's about all this place has going for it
We where given an amount to move in and in the day of the move we were asked for $250 more.
Great place to be I enjoy living here only thing that could change that is the price to live here every year it goes up and every year I will have to see if I can afford to stay here being on a fixed income as a senior citizen in t he community.
They were showing our unit to other parties on the day we were scheduled to move in, and we had to wait 7 HOURS. We were told it was due to cleaning yet we found rodent fecal matter, lots of dust, and a paint odor. The maintenance persons were great. They were able to replace our broken fridge door handle, dish washer spinner, gaps in the front door, broken screen door, and broken taped on blind coverings in a feW hours. The things a cleaning/walk through crew could have found.
This place is nice to stay, Its quite, you can have pets or can relax at the pool, or go to the park which is right next door to us, you can go shopping there are stores next to us and also fast food places to eat, all at walking distance, no cars needed for any of these, all very close by. also you can have a work out in the mangers office area, there is a place to work out. the place looks like a park, the bedrooms are large and very nice there is a dish washer and wooden floors, I just love the wooden floors, carpets in the rooms. and also if you have children there is a play area, and the school is just across the street.
At times we find ourselves in the mist of going through huge changes in life. Not always are they easy nor do we truly know what to do. I was in one of theses predicaments. I needed to move and because I had to work so much and had bad credit this made it hard for me to find the appropriate place. There was one more thing that was holding me back, my standard poodle, ( Nori). I could not believe that we see on TV and read of how we need to adopt out pets from shelters and how so many were abandoned, and that they are needing our helping hand but I could not find a decent apartment to live in. I had been looking all over even in Yucaipa, when on my last day of looking for an apartment I find, Alvista Portofino, in Upland. I called immediately and one to a gentleman by the make of Roy. He was so kind and told me not to worry, that they had just the place for me. So I made an appointment and the following day I came to Alvista Portofino Apartments. I was greeted by Roy & Molly, they were both so kind and amazing. I was shown the apartment and that was it. I made my decision right then and there to move in, that this was the place. I then proceeded to fill out all the forms and before I left I was given my key to my new home. Although it has only been just a little over a month, I am very contempt and happy with my apartment. I would recommend Alvista Portofino, to anyone looking for the perfect place to start a new beginning. Sincerely, Lou Ella S. C. Crow
QUITE NICE CLEAN COMPLEX Staff is very nice and understanding.
First off the security at this place is a joke. Everyone parks in handicap spots because there are too many cars for the amount of spots available. I often find myself having to park OUTSIDE of the gated apartment structure and when I do I won't be able to move my car until the next day because that spot will be taken at first chance. I haven't seen a single security officer walking around in months it seems there is nobody to enforce anything. Do I feel safe being outside in the parking lot at night? Not really. The management tries but falls behind in keeping up with everyone's demands in a timely manner. They tried to charge us a late fee when we renewed our lease when the only reason we were late to begin with is because they failed to provide the paperwork at the date they promised to. The community pool is sometimes not up to par when it comes to cleanliness. There are times when the workers instruct us to use the pool on the other side of the apartment because the water is looking brown. Enough of the bad let's move onto the good. Trees. Lots of it. They provide lots of shade and makes the place look very nice. Community gatherings. Management throws a BBQ once a year which provides a good way to meet your fellow neighbors and have fun. Wal-Mart. Right next door within 5 min walking distance. Park. There's a great one within walking distance to walk your dog or play soccer or whatever you like to do. I understand not every apartment is perfect. You have to take the good with the bad so there you have it.
Living in my apartment gives pleasure in navigating to major establishments which are walking distance from the apartment. The environment is cozy with friendly staff that manages the place. Spacious living room and bedroom gives enough space to entertain family and friends. Only downside is the lack of private washer & dryer in the unit and aircondition is not centralized. Overall experience is good and would like to renew contract if there is a private washer & dryer.
Ok property priced to high for being an older property other than tgat not to bad.
