Property Ratings at The 10Forty8 Modern Living
Horrible place to live, roaches, mold . Not even worth the price of what they’re asking for. Rent is too high. No maintenance. The office never answers. Rude tenants Quit to evict. Won’t even care if you’re having problems with your paycheck. Always smells like smoke. Rude loud neighbors. Hear gunshots being fired. Smells like dog poop. They don’t clean up after their dogs. Look elsewhere to live because it’s just not worth it either. The pool is nice but they never clean it. Can’t even go swimming because people at the pool smoking weed and drinking with loud music. Not something I want my self and my child around. Basically your paying someone else’s house off it’s a finesse . Also the a/c don’t work so when you come home after a long day you’re dripping in sweat. Not worth it .
Roaches, mold in the bathrooms and they just paint over it, when you call maintenance they never answer, horrible management.
Good place. My apartment is pretty big and its a quiet place to live.
I moved here a year ago and was impressed by the cleanliness of the property, compared with a couple other apartments in the area that I looked at. It is a quiet place and most residents are friendly as well.
I was a resident at 1048 Modern for 2 years in Apt. A4. When I first moved in I was employed by the Feds to collect the Census across all of Seguin, Crystal Springs, Marion, and New Braunfels, TX regions. We almost reached 100% fulfillment on this and this brings money to Seguin Schools, Hospitals and to the Police Dept. Generally speaking, I think that the place is priced fairly for the location etc… The place is older, but the repair man was spot on. My biggest complaint about the place is that I found that the two apt. managers were very quick to file an eviction against long paying residents. And there was no warning over this at all. I was like $50.00 short on the rent and the 2 apt. managers instantly filed for an eviction which could ruin a residents credit for up to 5 years. Plus the apt. managers will take long paying residents court over this. The apt. managers got in with the judge and the judge would rule in favor of the apt. managers over the long paying residents. I feel like these actions are not just at all.
Very bad! Went to visit my son. Lots of Roaches and AC is bad. He has reported it several times and nothing has been done. Don’t get! He’s just waiting for contract to end. Bad choice!!!!

We address all pest and AC issues. If your son would please report any issues he is having to the office we will be more than happy to take care of this for him. We strive to address any issues a resident is having and look forward to fixing these issues. Pest control is on property once a week to treat any pest issues reported and we have HVAC technicians on staff to fix any AC issues. Thank you.
I moved here in October they said my ac needed Freon when it got cold I reported the heater did not work they still haven’t fixed it they just give me the run around the new management is the same people that don’t do nothing people are moving out left and right.im going to complain to the city.
