Property Ratings at TGM Ocotillo Bay
Absolutely the worst place to live!! New to Az when we moved there, never told about all the extra fees, taxes on each little item & having to pay hoa/complex maintenance fees.. This place is over 20yrs old, no need for tenants to pay those fees. Had a ladder & no outside lights for a whole weekend, exposed wires by my bedroom as well. Water damage from above water heater leak, never fixed the inside, said would do it when we moved out... Bugs Bugs, gross! Said they spray every Tues & We'd have to pay extra, hell no. Sinks & tubs started peeling the day we moved in & toilet seats broke(plastic cheap ones). Said they couldn't respray the surfaces because I worked from home & had to be out for 24hrs, wth.. all appliances were from the day they were built. Management company refuses to call me back! Was suppose to have faux flooring & got carpet, charged $800 for new carpet. Don't forget taxes on fees of moving out as well! Overall communication with these people is horrific

I planned to move from San Diego to Phoenix and liked one of the apartments. The good thing about the apartment is the green landscape. However, there are few unprofessional things I experienced about the staff and that's why I am giving it a 1-star review. I submitted my application on Monday night (March 9, around 8:15 pm) for a unit. On Tuesday morning (around 10 am), I got a call from their manager (Chaftity - I hope I spelled her name right) that the apartment I applied for is no longer available. She mentioned that she didn't run my background check yet and asked if I am interested in any other apartment? My reply was, no, and I said, they didn't run my background check, please refund my application fee? She said yes, they will refund. I contacted the agency they use to process the application fee (APARTMENT MGT CONSULTANTS) and they confirmed that my application fee will be refunded in 3 to 5 business days. Today (March 24), I see no refund yet. So I contacted Ocotillo Bay again, they said they eventually processed my application and won't be able to give me a refund. This was unethical on their part, due to the following reasons: a. They have a communication issue among the staff working there. Nobody put a note on my application that it should not be processed, as the apartment unit I applied for, is no longer available and that I am not interested in any other apartment. I am assuming, someone else picked my application 2-3 days later and just ran the background check on my application. b. The manager told me on March 10th morning that they will not process my application and will issue me a refund. Today when I talked to her, she didn't have the courtesy of accepting that there has been a mistake and correct the loophole. Instead, she said, they didn't do any mistake. In general, a $50 application fee will neither make Ocotillo Bay Apartments rich, nor make me poor. However, this behavior talks a lot about how much professionalism and ethics the apartment management team has or how much they care about prospective renters.

We had maintenance order about a month ago and followed up couple times but sill it's not fix. They says they have many other maintenance orders in the priority. We had similar experience in the past as well where you have to follow up for the maintenance. Very bad service for the maintenance.

Some issues are of a priority - water leak, no AC, etc. But we always follow through. I greatly enjoy living here! Not only are the apartments well appointed, but the service I’ve received from the both the Front office and Maintenance team have been outstanding. Chris in Maintenance, especially. They have always promptly answered any needs within 24 hours of the request (work may/may not be completed by then, but it is at least acknowledged). Front office team does a very good job replying to email/being accessible within a few hours via phone if needed. Overall, it has been a wonderful community. Give it a look!
This is a great place to live. I worked closely with Tina (management) as I moved in and she made the whole experience lovely as well as professionally managed our paperwork and moving process. The complex is a great place for families and has a beautiful set up. Our apartment is perfect and maintenance was timely, respectful and efficient the one time we needed something fixed. Come take a tour-- you'll want to live here too :)
The staff is great and very friendly. Whenever we have questions, they are always their to be helpful. The complex stays updated and the amenities are 24 hours! Only complaint is the water bill (that includes trash and amenity fees): Three people stay in our apartment and we pay on average $88/per month towards that bill. However, we love it here so it is worth the money !
We were a couple with no children and pets; and stayed for an year till Jul,2016. PROS: Overall community was nice and quiet. We were staying in the first floor. We never had any issues with neighbors. There was never a roach or ant problem. However, we did see tiny river bugs coming from mainly the bathroom. We liked the floor plan of the flat. The appliances were ok. It was not a gated community, however we felt safe. A lake on one side of the community was definitely a plus. CONS: The management changed during our stay and so did all the office staff. The new office staff were HORRIBLE. They simply sat and chatted the whole time. They didn't give any information completely. They even carried out a couple of activities such as testing the smoke detectors, alarms etc. without any notice. The worst experience was when we moved out. The charges were huge. On inquiry, they couldn't produce a single receipt or proof of any kind. However they never failed to mention that as per tenant laws, we have the right to charge you anything. They also mentioned that they have to show proof to new tenants regarding cleaning and other stuff. So, if you think to be their new tenant, do ask for it. Furthermore, when my husband called them after a week of "complete time waste with them", they didn't even recognize and took a considerable amount of time searching for details. We still wonder if the amount they charged us was meant for the house we stayed or something else. Why we gave up on them? Because we had already left the place and moved to a different city and so it was very difficult to deal with them only through mails and phone calls. I would have liked to provide pics of our move-out, which in return would have proved our concern for this matter. We believe with the same price you can get much better communities. THINK BEFORE YOU MOVE IN!
WARNING When move in they will raise the price of the rent and all utility separate. Old tenants gets utility in their rent. Lots of complaints from new tenants. I guess when you work here you are the only gets to smoke pot and come to work. Yaaaay Management team doesn't exist I guess. Don't say I didn't warned you.
First of all the staff is exceptional!! Tina in the office is professional and more important very friendly and personable. She always takes care of anything I need and answers any questions. Maintenance is very good, always there very quickly to take care of whatever we need. The apartments are very nice and I barely hear my nieghbors. Very quiet, clean. Beautiful area,close to everything! I would recommend this place to friends, family

I enjoy living here. The neighbors and office workers are terrific. Take care of maintaininence same day of request. Keep grounds spotless. Close to shopping and entertainment.
The apartment just received a fresh coat of paint and the property is kept up. The pools are rarely crowded (by the way the pool is open 24/7) The inside of the apartment is simple, but nice and the balconies are a good size. The ladies up front have always been helpful and the maintance team is always willing to help.
