Oread is one of the neighborhoods that form the heart of Lawrence. Along with East Lawrence, Old West Lawrence, and the University of Kansas, this charming part of Lawrence has it all. There is a diverse rental market that includes modern apartment developments and rentals in more historic buildings closer to the downtown area. A walkable neighborhood layout lets residents easily access the restaurants and arts and culture scene of the city. Because of its college-town vibe, there are also plenty of nightlife options in this part of Lawrence. The historic Oread Hotel anchors the central portion of the neighborhood. Oread is roughly 42 miles from the heart of Kansas City, but this Lawrence neighborhood feels like it can stand all on its own.

Property Ratings at Ten Ten Lofts
This is the worst management company I have ever rented with. My apartment at TenTen Lofts was falling apart throughout the two years I lived there. The public hallway walls in the building had peeling wallpaper and mold from water damage so bad, the smell of mildew was the first thing I noticed every time I entered the building. Each time it rained, water poured from the ceiling. This was never fixed or acknowledged by management aside from putting a bucket under the water leaks when it would rain. Cockroaches were a problem year round, even after maintenance came in to spray for bugs. Maintenance took over 2 weeks to fix problems with flooding when my washer, dishwasher, and fridge was leaking on separate occasions. Maintenance would come into my apartment without notice or knocking multiple times, as well as an exterminator that worked for a different company hired by First Management who had a key to enter my apartment when I was sleeping without any notice. The front door would constantly get stuck with the sensor, which the fire department acknowledged as a major safety violation one of the many times the fire alarms would off, but nothing was resolved. First Management is a terrible company and wrongfully withheld my security deposit as well as charged me unfairly additionally for damage I did not cause. They refused to provide legitimate proof outside of heresay and were horrible to communicate with. They are a slimy company and I did not feel safe living there, so PLEASE look elsewhere to rent.
Once I moved my bed by the door and away from the window I could finally get a good night sleep. I would recommend this apartment to anyone who has the money. It's in a great location and you will never miss any of the action going on downtown in Larryville. The apartment is really nice just make sure you have some good stuff to hang on your walls because the 14 foot ceilings aren't a joke.
