Sunridge Terrace

I moved in November 2024 and immediately regretted it because of the constant stomping, banging, and heavy footsteps from the tenants upstairs. It’s so loud it feels like living beneath elephants. Since then, I’ve emailed management multiple times with recordings and even provided a police incident number after calling in a late-night noise complaint. Their only response has been, “We’ll ask them to keep it down.” Nothing has ever improved. My most recent email wasn’t even acknowledged. Because of this, I have never had a quiet evening after work or a peaceful day off. The noise is relentless, and I now dread being home. It feels retaliatory at this point, and the lack of response from management only makes it worse. If you value peace, quiet, and responsive management, I strongly recommend looking elsewhere. Living here has only increased my anxiety, stress, and PTSD symptoms. The quality of life here is significantly reduced.

Been here 14 months. Management changed 4 months ago (January 2023) . Previous management was solid, punctual with responses and easy to work with. New management not so much. Changed twice and only let us know once. The new management does not really answer emails or voicemails. A bit frustrating really. Tried for two weeks to send in my 30 notice to vacate when my lease was ending. They told me they could not locate my emails and made me redo it for two weeks later so that was lame. Nice place to live tho. Apartments are clean, mait. Guys are super cool, not a lot of traffic really but the parking sucks for visitors. Its been a nice place to live except for the management crew. I would recommend it.

We absolutely love living here. Location, apartment amenities, the environment, office staff, maintenance crew- all top notch. Megan and Tianna in the office are kind and willing to help in any way they can. They work hard together to create and maintain and positive, clean, and friendly environment. The maintenance crew is nothing less than stellar- they go above and beyond to make your space and the community beautiful. We truly love it here and look forward to coming home each day. At the end of the day, it’s an apartment complex that has higher level accommodations than any other I’ve experienced. I would recommend living here to anyone looking for a place to call home.

My daughter and I had relocated here from California and it was the best decision I have made and living here it’s so peaceful and everyone in the office and around the property are so humble and nice… and the management she is very wonderful and her staff as well!! When ever we need our things done in our home there always on time.. so yes if you looking for a place to call your home .. APPLY… WE love living here 2 years!!

I have lived at Sunridge Terrace for a little over a year. I had many changes going on in my life when I began looking for apartments in the fall of 2019. Debra, the Manager and Tianna, the Assistant Manager at the time were extremely helpful, accommodating and kind. I looked at so many apartments but kept going back to Sunridge Terrace because of Debra and Tianna. They are the main reason among many others as to why I chose Sunridge Terrace as my new home.

The view is great and the neighborhood has lots of parks and trails. Just down the road there’s a lot of fantastic places to eat like the Happy Valley food carts and New Seasons market. I have lived here for two years and counting and can say that it’s a great place to call home.

This is my first apartment, after looking at several different places in HV I chose Sunridge. It has the most breathtaking views of the valley, The manager Debra and Tom were so helpful and made me feel very welcome from the moment I called. When toured I was so impressed with Debras knowledge and ability to answer any questions I had. I applied and moved in 3 days later. The office staff are very accommodating. Alex and Brandon the maintenance guys took care of hanging a light for me the day I moved in! I see the guys out working they always stop and ask how things are going and if I need anything. I have no second thought about any other apartments my home is here.

Sunridge Terrace is a beautiful community. Its close to I205, Clackamas Town Center, and many great restaurants, pubs and food carts. The staff are always friendly and eager to help. Maintenance staff are very friendly and good at what they do. I enjoy coming home every day! I would recommend Sunridge Terrace to all!!

I was so excited for my first apartment, I toured many places but Sunridge Terrace was my home. The office ladies are very helpful and friendly. I asked so many questions and they were always eager to respond. I have a great view and love it! Its a great place to live.

I lived here about a year ago. I loved the place! Great property and all the staff are great. Maintenance is very on top of it when it comes to needing things fixed and the ladies in the office are nice too. This place is worth checking out!

The view and the property is great! The landscaping is beautiful and the staff are always friendly and knowledgeable.

You definitely get what your paying for at this apartment complex. I love the open floor plan layout. Very nice fireplaces, beautiful view during the summer time, and nice and helpful staff. I like that the office is open 7 days a week in case I need help or have a question. My home is super nice, and very reasonable price PLUS it comes with a garage and I love that! Its a very nice area to live and raise my son. I definitely plan on staying here until I buy a house (that'll be the only reason I leave).

I have lived here for 6 months now and so far me experience has been great! My apartment is very nice. I have always had a great experience with all of the staff there. I would highly recommend you check it out.

I have Lived at Sunridge Terrace for several months now. That staff are always as accommodating as possible and they make sure I feel well taken care of. The apartments are nice as is the area. I feel very comfortable here and I plan to stay for quite some time.

Sunridge Terrace Apartments in Happy Valley, OR have a SCAM with Move-Out cost and fees. My family of 3 moved into the Sunridge Terrace apartments in June of 2012. We were the first to live in our brand new luxury apartment, and we were one of the longest tenants that lived in the apartments up until the day we moved. The location is fantastic, we had a view that was phenomenal. We had absolutely NO issues prior to after we moved out. We lived there almost 4 years. We paid $42,000.00 to rent in the four years of rental. We were NEVER late on a payment. We are a clean family and had “normal” wear and tear on the apartment itself. We don’t have a dog or a cat, and only have one kid. We purchased a home in a different town, so we had lots of time to make arrangements to move in a timely manner and leave the place in excellent condition. We took a video of the “after” move out room to room. I cleaned the carpets even though I assumed after a tenant lived there for a long time they would automatically do this. The walk-through was done WITHOUT issue, and the office lady said “ Everything looks great! You guys have lived here a long time.” After 3 months of living in our new home, we get a piece of mail. They list the charges for move-out and cleaning fees. Our deposit was $300 move in. I assumed we wouldn’t get this back due to the length of time we lived there, and they would use it accordingly. I was shocked, they charged us a total of $745 for move out cost, taking the $300 deposit and then leaving us with a $445 balance to pay. Some of this was a small utility bill which you pay directly to the apartment complex, so that part was acceptable. What wasn’t acceptable, was the other charges that I KNOW I cleaned or should've automatically been done due to time lived in. We debated for several months on what we wanted to do. We ended up settling for $180 due to not wanting to fight an uphill battle after they sent us to collections. We paid our last small owed utility bill that we were expecting, plus a total of $145 on top of our deposit. It makes me angry that a company does this. It is taking advantage of people. ***The summary is: BE aware at move-out. Take video and keep it. YOU WILL GET CHARGES THAT AREN’T EXPECTED!!*** ***Update: This has happened now to 2 of my neighbors that I still keep in touch with as well. January 2016

i have looked at these before and I think they are very nice. the parking did not seem very helpful if there are more than 2 of you with vehicles. I love the location. I might look into renting one soon
