Located in California's San Joaquin Valley, Visalia combines historic charm with contemporary living. This gateway to Sequoia National Park features a downtown district where the restored Fox Theatre anchors a mix of local shops and dining options. Housing choices span from established neighborhoods to newer developments in Southwest Visalia. Current rental data shows one-bedroom apartments averaging $1,363, while two-bedroom units typically rent for $1,483, reflecting a year-over-year increase of less than 1%.
The city showcases its natural heritage through the Valley Oak Ordinance, which protects native trees throughout the area, including those in Mooney Grove Park, home to one of California's most extensive valley oak collections. As Tulare County's economic center, Visalia's agricultural foundation is complemented by healthcare facilities and shopping districts.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Summerfield Apartments
I recently had the pleasure of living at Summerfield Apartments but moved out 1.31.22 due to accepting a job in Southern California. It was my very first apartment and honestly, it was AMAZING! I would absolutely recommend living there! It was clean and very well maintained. If I ever needed anything fixed or replaced, maintenance was out almost immediately the same day if not the next. All in all my experience at Summerfield left me with high hopes for others who choose this complex as their home. Norma and Alicia were always helpful and hasty with responses. The grounds were well maintained and just could not ask for a better first experience for having my own place to be called home. Thank you so much everyone at Summerfield Apartments and I wish you all the best in future! If I am ever asked for a recommendation, THIS IS THE PLACE YOU WANT TO CALL HOME!!!
You won't find a better manager anywhere. Norma was always very concerned with maintaining a great place for us to live. We lived here six years before moving to Southern California and we always considered Norma to be a great manager. Thank you Norma!
I’ve lived at Summerfield apartments for 8 months. The management is friendly and very professional. The maintenance crew is amazing!! Anytime I needed a repair (all which were very minor) maintenance was Sent to me right away. They taken pride in the beautification of their apartments. It’s in a good area, walking distance from Me n Eds, SaveMart, and Starbucks. Thank you Alicia for all your help!!
I lived at Summerfield for about a year. From the moment I went in to do my application the office staff was amazing. Norma is such a sweet lady. She has always done her best to help me with anything I have ever asked of her. I just purchased a home so my time renting at Summerfield is over, but I highly recommend this place to anyone looking for a clean, quiet place to rent. I have never rented at a property that has gone out of their way so much to help it's tenants. I really cannot say enough about the office staff and maintenance crew here. Thank you Norma and staff for everything!
It was very easy for us to make an appointment and look at the property. The office staff is very friendly and helpful. We have not had any issue with our parking spots. Being able to pay for the rent online is very convenient since I work a lot. Overall I have had a great experience living here. I highly recommend summer field apts to anyone.
This affordable complex is walking distance to Starbucks and SaveMart. The landscape is well kept, and maintenance is readily available to help with repairs at all hours of the day. Paying rent online is super easy. Kitchen is a little dated however it doesn’t take away from a “home-y” feeling. Conveniently located to the 198, for the price, this location is great.
This is such a nice area i love it here. The apartment grounds are very well kept, any maintenance is quickly taken care of, and the people at the front office are so awesome and helpful. Summerfield Apartments for the win!!!
Update: If I could list 0 stars I would. Anna no longer works for Summerfield Apartments. THIS PLACE DOESNT KNOW WHAT GOOD MANAGEMENT IS. Norma the new manager is cleaning house of all the useful employees. Anna was always on top of work orders for tenants and showing off the show apartment with efficiency and kindness. Anna has always been cheerful and hard working. They have lost a most valuable asset to the company. Update: Josh no longer works for Summerfield Apartments. I miss him and still want to go fishing with him. They lost a great and valued member of their team. Never before have i had somebody from maintenance be so helpful and friendly. The office staff is always pleasant and easy to talk to. I enjoy getting to go in and chat with Anna and Itzel as they are so friendly, helpful, hardworking, and eager to please the occupants. The landlords have a new manager that is nice but is here to make owners happy not the tenats. They have installed video cameras with microphones on our buildings which seems like an invasion of privacy to me. Upon asking about them the one of the owners was extremely rude to me as i just asked if they had mics for my and surrounding family's safety. Josh has been removed from work orders for doing his job well and making people happy. Office staff is pleasant as always. Wanting to move again however. That didn't last. Old review: So far living here for 6 years, the apartments are quiet and the area is friendly. The gym on premises is nice however needs some tlc as some of the machines are in need of repair. The pool is always clean and nicely kept. Laundry rooms use a credit card that can be loaded in the room with any credit or debit card. The laundry rooms are well kept and are pleasant to be in. (No creepy feelings) Garbage picks up extremely often so trash doesn't pile up. The buildings are undergoing some maintenance and are looking nicer as they are updating making your dollar worth more here. The staff show they care and are willing to talk and work things out if needed with some tenants as the need arises. The office staff are extremely kind and welcoming. Anna is a spectacular addition to the team as she has acted as a manager here better than i have seen in the 6 years of living here. We have a new manager now so we will see how she does compared to the last one.
I have lived here for over a year and I have no complaints. I have to say management is strict but, I'd rather have them that way that let things get out of hand. Work orders are done within 24 hours, and management has worked with me to accommodate any concerns I've had. The area is one of the best areas in Visalia. No complaints whatsoever. I can call this place home!
I had the pleasure of living at The Summerfield Apartments in Visalia. When I moved back to the area their were a lot of choices and hands down the staff at Summerfield were fantastic and made me feel welcomed and were very accommodating to my needs. Best part about Summerfield Apartments was how quiet it is there I was very surprised on the peacefulness there, Summerfield also has nice cooling swimming pools, bbq grills, nice laundromats, and it’s next to a great shopping center , Starbucks, Chapala Grill, Me n Ed’s, Baskin Robbins, McDonalds and SaveMart. The residents are very quiet and friendly and If I had to choose another apartment complex to live at it would definitely be Summerfield Apartments! Make sure you ask for Assistant Manager Anna she’s the best! She will take care of you. Thank you Summerfield Apartments :) Art Valero
I’ve lived here for a yr and from the beginning of the application process to the move in, ran smoothly. The assistant manager and leasing agent were great. The process took 1 week to get me approved and moved in. Any calls to maintenance are taking care of immediately. The location is great as well!
My husband, children and I lived there for over 4 years. I will admit when we first moved there, everything seemed "ok" management wasn't too bad. Time went by, management was changing more often then chonies. the apartments are outdated, overpriced, and moldy. "Current" Management is rude. Sometimes it's not what you say it's how you say it. There is no need to treat someone like CRAP........ our car was keyed (which nothing was done about) our motorcycle was always messed with (kids would put syrup on it) dirt was put into the dryers after the clothes were already in them. AND THE dryers do not even work...... the only complement I would give is that the maintenance guy was awesome........do not bother cleaning your apartment before you leave. They will take your deposits to do so. And then charge some. And last but not least most recently they do nothing about noise when college kids are causing a ruckus at 3 am. And you wake up and they're is vomit on the side walk next to empty cheap beer cans. Ewwww. Nice for my kids to see that when we leave the house at 6 am for school. Absolutely unacceptable. This isn't a frat house. Anyways don't waste your time and effort here. You will only be disappointed.
I cant say anything but great things about these apartments. The location is perfect because you are super close to everything you need and its a quiet environment everyone is so friendly. Staff and maintenance is super helpful (always a plus). They do allow pets of course its an extra deposit but its understandable. I would definitely recommend this to either a family or even a single person who is trying to look for their own place.
Lived here for 6 months and regretted every second of it. Couldn't wait for our lease to end. My wife and I had our fair share of apartments, but we made a completely wrong decision in living here. Rent is far too high for the outdated appliances, flooring, and poor layout of the rooms that lead to no ventilation whatsoever. Management spends far too much time and money on the outer looks of the establishment, with constant noise pollution from lawnmowers every morning; and if you work early mornings as I did, prepare to be doused by the ill-placed sprinklers that go off daily and soak the walkways. They also told us that their community was a quiet one, and would not tolerate anyone who causes disturbances, however also told us they could do nothing about the neighbors who blasted incredibly loud music through the thin walls of the building. If you do somehow consider moving into this atrocity, read the contract carefully. In really fine print, they'll use most, if not your entire, deposit to "clean" the apartments once you decide to move out. 90 percent of our deposit was taken to clean the apartment of stains we told them were previously there before we moved in. What little deposit we were able to receive was sent to a completely wrong address, even though we told them multiple times and even called to leave messages about sending it to the correct place. Save your time, money, and sanity. Do not go here.
