the management lies and will treat you horribly

I just moved here last week and it’s absolutely beautiful and staff is extremely friendly and helpful. Move in was a breeze and trust me, most places aren’t.

I lived here for two years in a two-bedroom apartment upstairs. The first year there was not bad. The second year has been a nightmare. I had multiple work orders that I had to wait over three months to be repaired and when they were finally repaired some of them it was shotty work or they would repair things that would not need repaired and just leave the problem. Also if anyone in the same building as you smokes in the apartment It will smell like you just lit one in up. The manager Christy is alright she does what she can. The corporate owners are the ones who set the sketchy policies. These apartments are NOT worth what they are charging for rent, There is a reason that they always have availability.

Multiple cop calls a month and a shooting every now and then. Don't listen to the good reviews, you could literally live anywhere else. The owners have very weird lease policies that will steal your money. Animals running around rampant here. Dont let the cheap rent fool you into signing here.

Apartments are nice, they look clean and updated, but the ownership is shady. My girlfriend and lived in a 1BR here and we moved up to a 3BR when I moved in and Summer Waters was advertising that if you paid your deposit on the new apartment within 2 days you would get half off your second months rent in said new apartment. Well, they didn’t mention or state that since my girlfriend was a precious tenant that the offer didn’t apply. So they called us the day after we paid our rent for the month and told us that if we didn’t pay the other half in 30 minutes that they would charge us a late fee. Make sure to get the full story when you apply here bc a lot of stuff isn’t right. Maintenance sucks, I put in a work order over a month ago to get some ceiling fans fixed. They came once after I called and haven’t been back since. I wouldn’t recommend this complex to any of my friends, with the conniving landlords and horrible maintenance.

You pay for the amenities in your rent, but you can’t use them. You see a beautiful pool, but it’s been shut for over a month during the hottest time of the summer. Someone decided to take laundry out of a dryer while a tenant was drying clothes, and used the tenants time on the dryer. The workout room usually is dirty. Squirrels run rampant in the crawl space and walls. When you bring issues to the staff, they usually try to fob you off with excuses of not being able to afford to fix them.

I will never ever live here again. They do not let you know in advance when they are gonna fix something and the whole community has to suffer for them not being professional and letting you know they take forever to fix things such as a leak takes over 2 mths to fix. But there quick to barge in after a knock to look around your apartment. The way the handle and do things is like no apartment I have ever lived in this will be my very last time ever living in this dump

I would give Zero star if I can, don't, DON'T move to this apt complex. don't waste your time here. highly NOT recommended any one who try to get a place here.

I am currently living at Summer Waters the complex is very nice, clean, and quiet environment. Living here is the best decision I could have ever made. The staff at Summer Waters is very nice and friendly!!! The office manager Mrs. Christy worked eagerly to get me the apartment that I wanted and needed for me. Ms. Haley is very nice and helpful when it comes to getting orders in for repairs. Mrs. Lisa is very warm and friendly when she answers the phone to help you in any way possible!! The complex has a nice clean pool that just opened and is cleaned daily, future assess to the complex is a Fitness center that will be open in July and a large playground and dog park. I love this complex and would tell anyone to move here!! Daily upgrades are done to the apartments that are empty! Mrs. Christy and her staff are working daily to make the complex a place to call HOME not just a apartment. This is a COMMUNITY worth staying at!!!

This apt complex is a joke I've never seen so many boarded windows since they took over , Haley will tell u one thing and then say an other to maintance they can't even cut grass without breaking windows so they lie to u like Haley did by saying she will let maintenance know and then not say a word back to u I ask them over 3months ago to fix my central air and heat and finally they tell me to be patient there constantly doing something I have not had two weeks of peace and quiet there always coming into ur apt to do this and that( no peace of mind) so many empty units we will not renew our lease because they r not very good ,u ask them for Corp number they won't give it to u they belittle u ,very unprofessional its sad because they came off so nice.there seems to be a to much to soon problem with these guys this is my opinion take it or leave it that's all it is, BUT, I don't like being lied too!

We’ve been here just over a year. We told the previous management that our door was not working properly and if you look at the doorknob area, you can see where it’s been stapled together. It’s broken and needs to be replaced. The new management has been here since October of last year (2017), and in spite of me complaining about a door that is broken and won’t seal properly (just about weekly), nothing has been done to fix it. I don’t mind waiting when I have a date to look forward to. I do mind when I am constantly fobbed off with an assurance to “get to it” when they can. (When the wind blows rain in under the door, that’s just ridiculous. And the frame is failing apart [they put screws into it to hold the door frame together]). It’s obvious that Christy doesn’t know how to manage an apartment complex. First rule is: keep your present tenants happy so you won’t have to run such a discount to get new people in. I don’t have a problem telling anyone and everyone just how bad they will treat you once you sign your lease. I’m not the only one they do this to either. Just go around asking other tenants.

this is not the place for you unless they get a new management team and someone that is professional, considerate, and they do not fix anything, they do patch up jobs. Their is one maintenance man I like and that is the tall one and he is very professional. The new owners do not care about the people who been living there. They remodeled new units and have never given us the options to remodel the present residents. When asked for the corporate number, management would not release, said the policy is to put in writing. I do not trust the manager and she needs to be removed. I am disabled and my air went out they said they could not come out until it was 80 degrees and they are also apart of Hud. In my apartment it was 75 degrees. I had to go two days without air. I call and left two messages and the next day around 2 pm. The nice maintenance man came in. They are not worth the price at all. They patch up jobs.In the sinks you have no water pressure. We use to have water pressure when new management came in and now we have no water pressure. They put new faucet heads on faucets the water barely runs out. My dishwasher is not fixed. I gave them a list of items to fix asked me have they been fixed.

forest river is a nice and friendly place to live. Has a swimming pool and laundry room facility. Also has a great view of the coosa river. Have lived here for a year now and haven't had any problems. Nice and friendly staff to help you with your needs.
