Technically Lincoln Village is a suburb of Stockton, but the area feels like a neighborhood because Stockton surrounds the community on all sides. Lincoln Village residents have access to multiple restaurants and shopping centers like Sherwood Mall, a large complex with suburban staples like big-box department stores and brand-name retailers. Large parks, two lakes, and tree-lined streets shape Lincoln Village as a laid-back, comfortable place to live. Despite an abundance of amenities, Lincoln Village has a low cost of living and rentals tend to be fairly affordable, but there are some upscale options available as well. The community features 1970s ranch-style houses and modern apartments. Also adding to the area's appeal, Lincoln Village is proximate to several colleges and major cities. The town is home to San Joaquin Delta College and neighbors University of the Pacific. Sacramento and San Francisco are about an hour’s drive away, perfect for a weekend trip.

Property Ratings at Stratford Villas Apartments
Some areas of the landscaping on the outside of the complex is very nice. Once your inside the complex the landscaping is terrible. The plants are old and half dead & bushes are scarce with alot of cat crap in flower beds. Inside landscaping needs to be updated & taken care of. Also the carports are usually dirty. they need to be blown out at least once a week to get rid of all the leaves, dirt & garbage. The dumpsters have been getting a little better but the area needs to be truly cleaned & sanitized. This actually should be done a weekly basis by maintenance. There is usually garbage, sticky stuff & oil spilled all over & when you walk over there it gets all over your shoes, so I understand why people just throw their garbage on the ground because they dont want to walk in it....the wood on the outside apartments on the walls has alot of dry rot & outside light fixtures are very old....for the amount of monthly rent they are charging it definitely needs to be cleaned up on the outside. Hopefully management and the new owners see this review and do something about it because neither of the old ones could care less about any of this.....thank you for reading & pray things get better....
I've lived here for 5 years now, with no issues before last year, when ants became a problem for the first time, on my 2nd floor apartment. We found the outside source and took care of it personally with poison that was safe for pets. That we had to take care of something (pest control) that was obviously part of the routine before is just one of the signs of the neglect of new management. They replaced the cards to be used in the laundry rooms, but haven't refilled the card dispenser in the one room that has it. An elderly neighbor developed asthma after they didn't replace her filter, despite it being a biyearly thing beforehand. There are also padlocks on some pool gates, so you can't actually *use* the pools. Willing to bet my apartment that if you went door to door and asked if they missed the previous manager B, who made people feel comfortable and valued long term residents over the fast money that the current property managers are obviously valuing more than tenants. The rent hikes and utility fees are just them trying to drive long term tenant out, as they can't raise our rent more than 9% (our 2 bed 1.25 bath is currently around $500 less than the listed prices rent wise, if you wanna see just how much they're hiking the prices up for new apartments).
I've lived in this complex for 13 years (10 in my current apartment) and other than my carpet, linoleum, and paint never being replaced, it's always been a nice place to call home. With new management taking over, rental prices have jumped up for new tenants and those of us who already live here were given a rent increase, in addition to now being charged for utilities. There are many long term residents here, myself included, who can't afford 12% higher payments for housing. I imagine this will happen every year, as they would prefer top paying tenants over long term ones. It's sad that most apartments in Stockton are now doing the same thing, effectively creating more homeless because of high rent prices.
This is a beautiful apartment community; I know because I have enjoyed being a resident for almost twelve years! The grounds are well tended - although allowed to grow "golden" brown right now! The management has changed only once, and both managers rate an "Excellent" from me. My apartment has 910 sq. ft., room for my pets, computer work-station,and musical instrument, a spacious patio where I have grown veggies and gorgeous flowers. The neighbors are lovely people, staff is great. When I move to be near a daughter, I shall miss all these beautiful people, and the bushes, trees, and flowers I have planted.- added to the property.
The ground level 1x1 1/4 apartment is 906 sq ft of spaciousness and unique design. The living room is large and the first room you see upon entering. The galley kitchen is just past the living room,and features a large window looking out into the small yard and patio, which are available for the tenant's own personal touch. The kitchen also features a room breakfast nook. Next to the spacious living area is a bedroom of equal size, where a King or queen bed fits in comfortably. A passageway to the main bath section is lined by two large closets. The main bath section, with a small window for circulation, features a sink and large vanity. The tub/shower with glass doors is also in this area. Exiting from the far end of this room, one enters a space with sink and small vanity, available for guests and next to a small space with pocket door the features the commode. The grounds are standard apartment landscaping with loads of possibilities for platings, and there are two swimming pools included.
