Lived here for over a year and it has been a terrible experience. From the day I first moved in and walked into the apartment only to smell an extreme wet damp smell I knew I made a mistake. it may be a couple hundred bucks cheaper than other apartments on the market but you get what you pay for . I have dealt with this wet damp smell in the apartment since day one and it’s made me sick many times. From experience I dont even bother complaining about it because every time that I did, they like to make you feel like you are imagining it or that its your fault that its happening . there is mold growing on the window panes and tub, the wet smell does not go away, these apartments are old and uncared for. the foundation of my bathroom tub is literally cracking and peeling, causing mold to form in the area. Maintenance will come and place some caulk over it and mark the job as complete. But I am sure when a new tenant comes in they will replace the tub completely, current paying residents get the short end. My toilet paper holder broke and fell off , and they just caulked it and didnt even paint over it. The vallet trash policy is laughable because they are so strict about the trash being put back in the apartment after valet hours to keep the complex clean and organized , yet the hallways have spider webs and everywhere , the hallway lights have bugs inside of them for days , they are yellowing , the hallways are never water pressured down as there are stains everywhere on the hallway floors , and as mentioned a spider web in every corner . Why charge a 25 dollar vallet trash fee for not putting it back in when you clearly do not care about cleanliness in the first place ?The water is constantly being shut off, the pool is dirty always , there is a constant issue with roaches, spiders , and ants, and I always keep my house clean yet they are every where since day one. They never answer the phone. The gate is constantly not working , the gate to exit is always left wide open for anyone to come right in, so clearly safety isnt a concern for them either . If you need to move to the area look at solara apartments, much better than here . Im someone who doesnt really complain much but I just couldn’t hold this in.

Management lied about jacuzzi working prior to moving in. Water base charges changed every month because apartment is charged as a whole so you pay an average of the entire complex usage. Water system in front breaks and spews excess water frequently. Base charges were almost tripled over 2 month period. Never fixed anything requested in the apartment. Staff is rude when confronted about issues.

This place was on the top of our list due to the size of the apartments & extra storage. We toured over the weekend and staff was not welcoming when we arrived. We came from out of state and had an appt for months but the woman in the front desk area looked super annoyed. Leasing office that we sat in was pretty dirty and the unit we were shown was pretty worn down. They also gave off the impression that they didn’t want us there. They also say there’s nothing available but the site says otherwise. Apartments are spacious but that’s about the only highlight. They didn’t follow up with us either. We toured another place less than 10 mins away and had a completely opposite experience.

What are the odds of both Pools being down for repairs this weekend? They have been closed for over a week now and the sad thing is that when you walk by the one behind the office, you can hear the equipment running, the water looks crystal clear and you don't see any repairs going on. If they want to fix something, why don't they start by fixing the BBQ area, towing the vehicles that are abandoned or not working, preventing people from parking their cars in the carwash area, preventing the residents who want to clean their cars from doing so and a few other things that are so obvious. We pay a lot of money to live here, it would be nice if they invest some of that money back into the property. The management here needs to do better on managing the property. It feels like they purposely shut down both pools because they didn't want to deal with the residents having a good time. THIS IS VERY UNACCEPTABLE!

I have been here about a year with nothing but great experiences. The front office has amazing ladies, (Alexa, Jessica and India)who are always greeting with a smile and willing to help. The property is well kept from the pools, gym, paving the parking lot ect.. The maintenance staff is so hard working and friendly. Thanks guys for making my son and I feel so happy in our beautiful 2br 2 bath with lake view apartment. Stonebrook I'm in love.

5 years at this property, LOVE the upgraded apartment cabinets, countertops, appliances, and flooring gives the apartment a rich high end feel. Maintenance always takes care of any issue that may arise and Miss Denise goes above and beyond ensuring as a resident we are of upmost importance! So normally I do not leave reviews, good or bad, but I really feel the need to write this. When I moved in everything was awesome, great people in the front office, wonderful neighbors and beautiful apartment. But then like all good things, it didn't last. I've been here three years now and the last year I have seen it unfortunately rapidly decline. I find this truly sad because I loved living here. It all started when they removed the garbage dumpsters, there was one on every corner and was great and easy access, and replaced it with valet trash. great in theory, but half the time they won't pick up your garbage and people leave it sitting outside their door because they don't want to bring it back inside. And when they get frustrated they leave it where the dumpsters used to be. It really smells great round the complex. I should also note that the new 'service' has an additional fee every month that fluctuates. Speaking of bills. It seems that rent now changes every single month now. Not the base rent, but the additives. Rent used to be a fixed amount that I would pay like clockwork every month and now I have to go through each and every charge to see what they are charging me for now. Steadily in the last six months my rent has gone up by $500 in extra items. Which may not seem like a big deal, but when asked about it at the offie I was told "that's just the way it is". I think I would have been ok continuing to live here if I at least got a good explanation here. To continue with the office staff. They have changed in the last year and not for the better unfortunately. There were some really lovely people who worked here and now they are quite rude. I had heard it from a few people who I thought were exaggerating, but then I experienced it myself. There have been many many inspections in the last two months and when asking a time frame so I could be there (I don't like strange people in my home unsupervised) they are coming I was told "when they feel like it" so I had to miss whole days of work instead of a few hours. This I found very unprofessional. If you plan to come in the morning or afternoon just say so please so people can plan around you. I never asked for a specific time, just a timeframe. I have a few more instances of rudeness (including someone loosing my credit card), but I feel like I've already written a book soI will stop here.

Over the past 9 years Stonebrook has been a place I can call home. So excited they are now getting ready to upgrade my apartment. I don't think I will leave for a very long time. Denise and all of the office staff are very helpful and nice. Maintenance is wonderful. They are quick to respond and very friendly. I love walking on the boardwalk with my grandchildren. The property is so serene and beautiful. I highly recommend this property to anyone looking to call a place home.

My Fiance and I moved in about 4-months ago. We could not be happier with our apartment and the service we have gotten from the Community Manager Ric. Like any apartment and moving to a new place, not all things are the way you want them to be and some problems do come up. But as a tenant, what you hope for is that the problems get resolved quickly and to your satisfaction. I have to say, Ric and Stonebrook have exceeded our expectations on any problems that have come up and have gone above and beyond what we expected. THANK YOU, THANK YOU!! Stonebrook is also going thru a major overhaul as property's are getting freshly painted on the outside and in and they keep updating the buildings. We are very happy that the walls seem to be very well insulated that you CAN NOT hear your neighbors hardly at all, have enclosed screened in porches and updated stainless steel appliances. There are two pools on site, that we use often and both are clean and maintained. Overall, this is a top of the line apartment complex and we are very happy that we moved here. Keep up the good work Stonebrook staff, you have our recommendation!!

I am originally from NC. And a lot of the times I am homesick . When I first moved to FL I hated it my neighborhood was loud. I hated my place. Then as soon as I could I move to Sanford bc my parents had already lived here for a better part of six months or so so the area reminds me of being back home. I have lived in the same place since that time ... This will be year three.. And I don't see myself leaving unless I get a house . The office personal are great.. They know their renters and have been there through some of the craziest situations I have had living there .. Very helpful.. I recommend them to all of my friends and even two of my coworkers moved there as well.. Great place !

Thes best thing about my apartment is the size compare to the newer apartments I have looked at. Although, the property management is the least desirable ,very unresponsive and deceitful group, their all nice and giddy until you sign on the dotted line, then your just another tenant that will be moving out after a years time . Just keep in mind, that this is not a LUXURY complex as they try to portray. If you want REAL luxury then I suggest you check out other properties in the area and you WILL see a hugh difference. Mu suggestion is look over this complex with a fine tooth comb and point out the pro's and con's before siginh on the dotted line.

This apartment complex is very nice with wonderful staff. The location of the complex is about a 5 minute drive to the Sunrail station making travel to Orlando and other surrounding suburbs. Stonebrook has two pools both in good condition, a tennis court, and sand volleyball court. The maintenance staff is very prompt when you have a request and the office staff handles all problems in a very professional manner. The only downside to Stonebrook is the severally outdated workout room. Overall the experience at Stonebrook Apartments is very pleasant with friendly employees and wonderful amenities.

Have lived here 2 yrs. love the location..but wish they would update the apartments that renters have been in for years. They are updating all apartments when people move out but charge the same rent. The office people need to work on customer service skills. The maintance guys are friendly and always around when you need something. Pet friendly!
