Johnson City, located in northeastern Tennessee's Appalachian Mountains, combines small-city living with outdoor adventure. Home to East Tennessee State University (ETSU), this community of over 71,000 residents offers easy access to natural attractions like Buffalo Mountain Park and the Watauga River. The rental market remains steady, with one-bedroom apartments averaging $996, two-bedroom units at $1,197, and three-bedroom homes at $1,655.
The city has evolved from its railroad heritage into a healthcare and education center, anchored by Johnson City Medical Center and ETSU's medical programs. Downtown features Founders Park, a central gathering space that hosts a seasonal farmers market and community events throughout the year. Notable areas include the Tree Streets neighborhood, characterized by historic craftsman architecture, and the developing North Johnson City area.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Sterling Hills
Please beware of this property. they are very dishonest and will lie to you straight to you in person. They will advertise that you are getting a certain apartment with the same amenities as the shown on their site (and others like here on Apartments .com) and they will make excuses why you can't see it in person all the way up to your agreed move in date, yet it was vacant (I went and looked myself and there was nobody living there, and that was verified by the neighbors in the same building) and they upgraded with appliances and looks in record time and did a horrible job. Also the maintenance crew does not fix all you find wrong nor do they clean up after themselves after doing work. One more thing, I could hear every footstep and anything dropped or being done in the apartment above me. I strongly recommend passing this place up. I ignored all the reviews too, but I wouldn't if I had a second chance. Take it my advice or leave it, your choice.
Do NOT rent from here, and definitely do NOT rent a one bedroom flat-style apartment here. They flood. The one-bedroom style apartment buildings in this complex have been flooding per weather conditions for years according to the maintenance crew, but I hadn’t had an issue until this. I was out of town for almost 3 weeks. My apartment flooded the day after I left out of town. Apparently it was so bad, that the tenant under me had to call and complain because of it flooding her entire apartment (and the apartment underneath her). For the entire almost MONTH I was away, they let my apartment sit in this wet condition in the mid-September heat (these style apartments there do not have central A/C). Sterling Hills NEVER contacted me to let me know about this. Not one single phone call, email, text, NOTHING. I came home to mold EVERYWHERE. They left me a note on my counter stating that they had made entry. They left a second note DAYS later in the same spot, being very obvious to them that I was not there as the first note was still there, & I had obviously not cleaned anything up. The *best* part, is on this second note they offered me a whopping $20 for my damaged bathroom rugs....that the maintenance men left soaking wet, wadded up, in the bath tub. Imagine the odor from just THAT for 3 weeks! Trust me I get it, life happens and this may not have been preventable by any human. My problem is the way it was handled after the fact. I lost almost all of my belongings. They refused to have the building professionally inspected for mold AND refused to have it professionally cleaned. There’s even a “Mold Addendum” page in the 49 page lease. Red flag anyone? Their astounding offer to me after all of this, was to allow me to move my things out of my apartment so that they could “clean the carpet”, and then move myself back in. So, at my own cost and physical expense, they expected me move my belongings down 2 flights of stairs into their unprotected & non-weathered storage units that are notoriously broken into, so that their unlicensed/uncertified maintenance crew could come “clean” the mold. I was offered no help for moving of things, and was offered NO housing while this was being done. The final offer they came up with, was to “allow” me out of my lease. Did I mention that this was all occurring in the middle of a PANDEMIC?! Trying to find another place to live due to an emergency situation during a global pandemic was an absolute nightmare, thanks to SH.
For the price, the townhomes aren't bad. Until you need maintenance done. There is no scheduling system, and if they need to replace any old items in the home don't expect them to be replaced with something newer than what you had. Recently had a dishwasher (a relatively nice one) stop working that faculty decided to replace with a much older and lower quality dishwasher. This is a consistent pattern with a genuine lack of care from the faculty.
Staff is not committed to keeping residents safe. After a series of robberies, no action has been taken to ensure residents feel secure. They have cameras on their own staff building but nothing on parking lots where residents must park. They could at least have someone patrolling the area at night but would prefer not to keep their residents minds at ease. I would never recommend this property to anyone and advise you not to live here.
Sterling Hills Apartments is a very clean and nice place. Not only do they have amazing apartments, their storage units are great. The storage units are very spacious and convenient. Have to much to put in your place? Then the storage units are a wonderful additive. Very impressed.
Sterling Hills apartments are wonderful! The townhouses are perfect for a small family just getting started. The 3-bedroom has an ample amount of space and the building management is always courteous and helpful. The grounds are beautifully maintained, with green, rolling hills that leave the residents feeling like they live in a country retreat, yet still be in the city.
Love Love Our Townhome. But there WAY too Many spiders and Other Bugs. The Advertising also says nothing About Gas Heat and they didn't mention during lease signing. So We received a Big bill months after move in. That Sucked. Other then that I Love The Place!
Safe area, just don't expect much from the superintendent, his job is to try to convince you nothing can be done.
Alright Apartments I've stayed there for a year and the inside is gorgeous and roomy.
Sterling Hills Apartments are a little outdated, from the kitchens cabinets and wine rack (who uses these?) as well as the general appliances. These apartments are great for commuting back and forth to the local colleges and the office staff are generally helpful. They did lose a check for rent from me once and it was a big ordeal until they "found" it. That has been the only problem I've had with the apartments. Maintenance are very quick to help and are very knowledgeable about their work. Overall, these apartments are perfect for college aged people wanting something different than campus housing.
