Property Ratings at Southtowne Apartments
I’ve lived here for 9 months and have dealt with repeated leaks and major maintenance issues. Commercial drying equipment is placed in my apartment for days on end, making it noisy and uncomfortable, with no reimbursement for the extra utilities. Management provides little to no communication and has not offered any credit for the disruption or loss of use. For the rent charged here, this level of service is unacceptable.

I went to Southtown Apartments looking for a future rental. Raina took us on several apartment tours and gave us a lot of very helpful information. These apartments are in a great downtown location. Interesting that the most recent review is from Jan 30, 2021….hmmm I moved in at the beginning of Aug 2022 and really enjoyed living here the 1st year. There have always been irritating issues but the location made it seem worth it. Like Every Thursday-Sunday from 10 pm to 2 am I have the ‘loud’ music from Seville District thumping my apartment walls. Seriously it’s really loud! The parking garage situation is a mess. The garage is public and serves all of downtown Pensacola. There’s no resident specific parking, so during busy hours at the YMCA and literally any downtown event, the garage is overflowing and it’s ‘good luck residents’. But recently all new management and staff were brought in and things started changing for the worst. Residents now share in the cost for electricity of common areas and heating the pool.. this isn’t a condo, how is this fair!?! The leasing office now requires all mail carriers to scan & sort package deliveries so they don’t have to do it. So Amazon, UPS and USPS are boycotting and not delivering our packages and the residents are caught in the middle with ZERO support from the management or BH LIVING- We’re down from 5 maintenance crew members to 2. The problems go on and on… Don’t rent here. It’s slipping down the drain. There are new properties opening up all around downtown. Go check them out. You’ll be glad you didn’t move here!

Great place to live. Close to all the remaining attractions downtown. Parking ramp is chaos when YMCA is open and pool not cleaned on a regular basis. Many nice amenities and some we can still use.
Staff is all very responsive and friendly and the facilities feel really up to date. Parking situation has been particularly great, the garage is very well lit, safe, accessible
Not at all what as described when we moved in. Noisy neighbors above us. Stomp on the floor like they are trying to come through it!! Contact the office they say it is not quiet time yet. When is quiet time? Starts at 5:30am and doesn't stop until way after 10pm.
I enjoy the wonderful staff & residents. I have serious concerns about structural integrity of bldg. Hurricane Sally caused water to enter under doors, around windows, even deeper through ceilings! My late husband & I built our home & took precautions in quality framing & materials. I expect much better from Southtown, esp since it is newer construction. The Apts exposed directly to rain & wind should have adequate weather protection. How did water come through ceilings????
Southtowne is an amazing place to live just walking distance to the finest restaurants, bars, art galleries, small businesses, and entertainment in the heart of downtown Pensacola. At Southtowne, residents truly live the "Ritz Carlton" experience!
I LOVE living at Southtowne. The staff is available, accommodating, professional and caring. They also LISTEN which is a big plus. The staff is NOT self-absorbed and when I see them there is always a smile and often laughter. They aim to please. Nothing is perfect, but I always look on the positive side, and the staff never disappoints

Maintenance staff is outstanding! These gentlemen know what theyre doing & have helped me with numerous things. I appreciate these hard working fellas & their positive attitudes!
Very poor communication between staff and residents. Overall appearance of complex is in dire need of maintenance issues, doors broken, tiles cracked, etc.

I LOVE living at Southtowne. My apartment is well-suited for my needs and also well-situated within the Southtowne community. The close approximation to various cultural venues as well as a variety of restaurants, shops, and churches is the bonus that draws people to Southtowne as it did me. Another bonus to living at Southtowne is the age diversity; I just wish there was more of an ethnic diversity Finally, I REALLY like and care about the staff. Not only are they warm and engaging, but they are also professional as well. Please keep them happy
Southtowne looks really nice, but we can't use the amenities and there is no real communication with management. The owners are just some distant LLC shell companies that don't care.

Just waiting for construction to be finished and having the YMCA members learn to park and be courteous to others in the parking garage. That and making sure the corner of the streets do not have people parked to cause getting out difficult.
I will and have recommended. Most are not willing to pay the higher rent. For anyone wanting to be downtown, totally the perfect place to be. I waited 2 years to be here and am very, very happy here.
Do a better job of completing the work on the schedule it is told to applicants, instead of having to change my move in date so many times.....frustrating

Very helpful staff and the manager and managers assistant resolved any issues I have or had.
The apartment is great and the location is unbeatable, but hopefully the move in process for everyone else will be better than it was for me and my roommate!
I did not realize how much the complex is still under construction until I moved in. It’s a great location and the complex will be beautiful but I am very surprised we have to pay rent in full when we aren’t even able to use anemities at all. Also, my mail sometimes isn’t delivered because there is no one in the office.
