The management is completely incompetent, rude, and fake. They do not care about you or any problems that you may have and have no compassion or remorse for how their mismanagement negatively impacts you. Maintenance wants to do the absolute bare minimum to solve maintenance concerns and will cut corners whenever they can. When I moved into my unit, there were large holes in two of the interior doors with lazy patchwork done. It took maintenance a month to swap out my doors for those from a vacant unit. My AC also was out for over a month and a half in the summer because it took 5 work orders for maintenance to finally figure out the true issue. Meanwhile, at the exact same time, the elevator was down in my building for 3 weeks. I also had emergency maintenance done in my apartment without anyone notifying me. I came home one day to a large chunk of my closet wall missing with a piece of cardboard covering the hole. No call, no text, no email – NOTHING from management. I literally thought I had an intruder at first. Management kept claiming they did call & email me, but I never received ANYTHING and they refused to take accountability for their misstep. The fitness center used to be 24 hours but no longer is, and the pool used to be accessible into the evening hours but no longer is – both due to vandalism, reckless resident behavior, and parties repeatedly being thrown in common areas without permission. The community itself has become very unsafe because the residents they allow to live there steal, vandalize, and litter. And instead of pinpointing and dealing with the bad apples, they punish the whole community by cutting hours to amenities and taking away perks. There is a HUGE parking problem, and their solution was to take 33 parking spots that used to be for residents and mark them for visitor use only. If you come home after 11pm, DO NOT expect to find parking. If this happens, management says your ONLY options are to call the towing company that they contract with and wait HOURS in the middle of the night for them to come and POSSIBLY tow a car, or pay for a visitor parking permit online (even though you’re a resident) so you can park in a visitor spot (if one is available), as visitors must PAY to park in the community now – per vehicle, per day. There is ZERO guarantee you can park on the premises, and they will have your car towed and offer no assistance if it happens.

Quiet, clean, and well-maintained community with friendly staff and great amenities—overall a comfortable place to live. I’ve been living in this apartment community for 6 months , and overall, it’s been a great experience. The neighborhood is quiet and well-maintained, with convenient access to shops, restaurants, and public transportation. Maintenance requests are usually handled in a timely manner, and the staff is friendly and helpful. The amenities like the pool, gym, and clubhouse are nice and generally clean, though they can get a bit crowded on weekends. My unit is modern and spacious with a great layout, but occasionally, I hear noise from neighbors—nothing too disruptive though.

Beautiful place. And the attention in the office is very professional. All areas very clean and well maintained. In addition, security is well taken care of.

Living here is always great. 6 years now and planning on staying for a few more. Keep the good work maintaining the residence clean and in good shape

Everything is great except there has been so problems with the package room. There have been multiple times I do not receive a package even tho the carrier said it has been delivered. This is very frustrating and feels like I cannot order items without worrying if they will make it. Other than this issue Solaya has been amazing!

Great place, I really love it. I really recommend if you want to be in a nice, clean and quiet neighborhood. The pool area is amazing and the staff is very attentive.

Amazing place to live other than the dog poop situation being everywhere. Just need more consistency with holding tenants accountable for their pets.

The management have made some positive moves recently but in the past 2yrs Solaya has gone downhill. Residents don’t care, trash is left out all day every day. The halls are dirty and stained, people smoke on property, they are loud and disrespectful to their other neighbors, not caring about those who live under them. Noise goes on all day and all night, community gates are always open or broken, furniture around the pool is always broken and being switched out. Late night pool parties, lack of security, the gym now closes early and soon we will pay to have visitors park, so all in all, I won’t be staying.

Mi experiencia con la administración del complejo ha sido extremadamente frustrante. El sábado cambié mi carro por uno nuevo, manteniendo la misma placa. Debido a que la oficina de administración estaba cerrada ese día, no pude hacer el cambio del permiso de estacionamiento. Pero como el vehículo tenía la misma placa, decidí usar el sticker de mi carro viejo en el nuevo para respaldarme sabiendo que el lunes tenía que ir a la oficina a pedir mi nuevo sticker. Sin embargo, a la madrugada del mismo día, mi carro fue remolcado y me cobraron una multa de $135 y adicional perdiendo mis horas de trabajo esperando para que pudieran devolverme mi carro porque cuando llegue al estacionamiento donde tenían mi carro a las 6am la persona que me iba a entrar mi carro llegó a las 9:40am. Ante esta situación me vi obligada a estacionarlo en el complejo de mi hermana, a 30 minutos de mi casa, por el resto del fin de semana porque allá mi carro si iba a estar SEGURO. Al ir el lunes a la oficina para explicar la situación y reclamar, la respuesta de la señora que me atendió fue bastante decepcionante. Hizo una comparación sin sentido, diciendo que la compra de un carro era similar a una cita médica, sugiriendo que debía hacer una “cita” dentro del horario laboral de la oficina del complex para comprar mi vehículo, porque las cosas en este país se manejaban así, dando a entender que yo no conocía las reglas, cuando llevo 10 años viviendo en este país y sé perfectamente cómo funcionan las cosas y mas cuando se trata de una compra de vehículo. Además, trató de comparar la compra de un carro con la necesidad de hacer una cita médica, como si yo no tuviera derecho a tomar decisiones fuera de su horario laboral. (Parece un chiste) Este tipo de respuesta no solo es frustrante y decepcionante sino también en cierto modo humillante que te quieran etiquetar como una persona nueva en este país cuando en realidad no lo soy. Y por otro lado demuestra una total falta de comprensión y flexibilidad por parte de la administración. Es increíble que, no se me haya ofrecido ni una solución razonable ni un mínimo de empatía. Definitivamente, mi experiencia en este complejo ha sido muy negativa y se me hace imposible recomendarlo porque así como esto han sucedido otra cosas que hemos dejado pasar. Para que elijas este complex o renueves el contrato te ofrecen un sin fin y simplemente no cumplen, como por ejemplo la última vez que renové me ofrecieron cambiarme las alfombras y aún no han venido

Parking and trash need to be addressed asap as many residents do not follow policies set in place by leasing office team. The few terrible residents cause issues for the abiding ones

Our Solaya apartment is beautiful! The layout perfectly suits our family, and we feel fortunate to have lived here three years. The pool is beautiful! The amenities are well maintained, and maintenance work orders are completed in the timely manner. With all the perks, there is still room for improvement in this community. The pool is not heated, and therefore is unusable to us for many months during the winter. This is a smoke-free community, but we frequently see many people abusing the policy. The same regards to Solaya being a pet friendly community yet we frequently find that people are not cleaning up pet waste. This is a gated community, which is something we were looking for however, the gates are left open on weekdays. Overall, we do enjoy living here, but again I hope the improvements suggested are followed through by management to make this community even better.

Comfortable existence local to my work, Orlando’s theme parks, and lots of great shopping & dining. The maintainence team are great too, if I ever have a by problem, they fix it right away. I highly recommend Solaya!

La ubicación es perfecta: cerca de escuelas, supermercados y áreas recreativas. Además, las calles están limpias, y las áreas verdes están bien mantenidas. Hay una buena conexión de transporte público, y las opciones de restaurantes y tiendas son variadas.

5 years living here and all good no complaints at all. Hopefully I’ll be here for a couple of years more. Great residence and staff. Can’t get better

Overall pretty good. Maintenance requests are usually timely and the amenities are nice. Having a gated entrance is nice as well. The location is nearby many attractions.

Parking always a nightmare, now even worse with new policies. Cant even share a garage with others on your lease. We both work late & often one has to park on the complete opposite side of the complex & walk far just to get home after a long night of work.

Great community, excellent amenities, very quiet, close to shopping, groceries, breakfast, lunch and dinners places. The communities staff are great and professionals.

Solaya is a good place to live, have good location close to stores , gas station , restaurants and shopping malls, like 5 minutes to Sea World, 15 minutes to Disney and Universal park.

Solaya is a very nice community, it's very quiet, relaxing, and has rules that make living here very simple. The pool is beautiful when it's open, and the staff is very nice, and easy to work with. Rent is a little high, but they do such a great job here that it makes it worth paying a little more for a great place to live. Maintenance is very helpful had issues with our AC a couple times and we ended up needing a brand new AC unit outside which was installed in 3 days, but we were given an inside unit until it was takin care of. They are probably the best maintenance team I've ever had in my years of apartment living.

The apartment is nice, but we had to clean it to get it up to snuff. Should have replaced carpet. Did not paint the patio floor outside and left marks from prior tenants plants.

Beautiful apartment, beautiful view of lake, gorgeous infinity pool! Very impressed so far. Staff has been great in the office. Elevator! Gated! Grounds seem clean and taken care of. Area quiet and convenient. My daughter made a great choice picking this place. Only downside I see is pool closes at dusk. Would highly recommend.

Solaya apartments are nice, but as a whole lacks follow-through when it comes to safety and procedures. We have gone to the office numerous times to voice our concerns about late night pool parties (noise, glass in the pool area, drinking, people outside the community coming and going) as well as broken gates and fences that open onto Westwood Boulevard, people who don’t live here parking in our spots, etc. We have either been ignored or handed platitudes because all the threatening emails in the world will not solve the safety issues that plague Solaya. We also had a car broken into and items stolen - inside our “gated community”. By installing cameras they could solve a world of evil in one single step yet they have refused to do so thus far.

Parking is the biggest issue in the complex even with the new parking rules being implemented. I shouldn’t have to call a tow company to find parking. Tow the cars of those not following rules and that will fix the issue.

So far so good, amenities are awesome! Very nice community, quiet, and near everything. Very nice apartments and clean areas! Very well kept.

Exceptional office staff. They are very kind and helpful. Answers all my questions without hesitation. Kassandra and Heaven are w a wonderful team. Management team is very good and helpful. I have enjoyed living at Solaya thus far.

I am extremely disappointed with how this apartment complex is managed. The new management imposes arbitrary rules that make no sense. For instance, you pay an extra $200 for a garage but are not allowed to park in front of it. While the complex may look nice, it is poorly maintained. In the middle of summer, the pool recliners were removed. Residents do not respect the property, leaving dog waste everywhere. I was locked out of my own apartment for over five hours without any response from management. Despite the premium price, the living experience here is not worth it. I am very dissatisfied and would not recommend this place. Don't be fooled by its appearance. I will not be renewing my lease.

Insanely unreliable. Maintenance requests go weeks unanswered. If you try emailing them you get zero response. They never follow through with what they say they will do. A lot of improvements are needed

This place is an absolute mess. More expensive isn’t always the best. Where do I begin. We moved in to find the apartment unready for tenants. There was no peep hole, lights out, fridge door a dented and were told its all fine and normal. It took them 4 days to repair the issues. During that time we also discovered that we were LIVING WITH FLEAS! My spouse and I were covered head to toe in bites for weeks while management tried their best to do as little as possible to resolve the problem. We lived with it for about 3 weeks. Had this been the end, I would have chalked it up to a bad experience but it is every little thing. The neighbors are loud and throw parties constantly and shout in the halls. You can’t get anywhere near the amenities because the other residents horde it and let their children run around the place unsupervised. Management doesn’t answer the phone and are rarely there in person. Having amenities does not substitute for service. I generally dont leave reviews like this but today was the final straw, we have been living here for barely a month now (yes all this in a month) and the drain for my kitchen sink started leaking all over the floor. So I immediately called emergency maintenance who told me, “thats not an emergency, just dont use your sink until monday”. This place is a mess. I’m leaving the moment my lease is up. DO NOT LIVE HERE UNDER ANY CIRCUMSTANCES!!!!!

Sadly the management seems not to care, and the maintenance personnel are either no enough or overwhelmed with work, the place is dirty and getting run down.

We had several issues with Solaya apartments after we moved in. They hired a new property manager and hired another maintenance worker in order to address the issues. Everything has improved. Maintenance issues have been addressed quickly and improvements to the property have been made. Even though our apartment received water damage from the tenants above the management offered a reasonable resolution. At this point I would recommend these apartments. Tahlia the leasing agent is a pleasure to work with and Derek the maintenance manager works hard to improve the property. The new property manager, Melodie has really stepped up and improved the apartments.

You won't realize that you can hear every step your neighbors above they make. Where they stomp loud, or you hear them walk across your ceiling, you will not be able to enjoy a quiet apartment. Built like trash with NO SOUNDPROOFING between floors. Management says that's apartment living and that I can move or live with it. Do not lease here you will regret it. Positive reviews get paid for with gift cards and points, don't believe them.

Bad services , worst quality inside the apartment, you’ll find out after you move in that you are living in a paper box . All kind of spiders everywhere, pets control don’t show up while they keep send emails that you got the service completed . Worst maintenance ever . No facilities, no computers, no cinema, no game room , no coffee most the time and if you were so lucky and get coffee there’s no creamer or sugar . If you make a complaint after hours, no one response . TOO EXPENSIVE FOR NOTHING .
