Shelby Oaks Apartments

If you’re considering moving into Shelby Oaks, I strongly recommend looking elsewhere. My experience living there was frustrating due to poor management, subpar maintenance, and serious concerns about the quality of the apartments. The apartments have extremely thin walls, making it easy to hear everything from neighbors’ conversations to late-night “activity.” Footsteps from upstairs sound excessively loud, even with a considerate neighbor, and the overall construction feels rushed and cheaply done. Plumbing and electrical issues are also common, raising concerns about long-term structural integrity. While neighbors can be hit or miss anywhere, this complex struggles with enforcing basic community standards. Loud disruptions, a lack of respect for shared spaces, and poor waste management (especially regarding pet waste) create an unpleasant living environment. Management does little to address these issues despite having rules in place. Maintenance is quick to respond, but issues are often addressed with temporary fixes rather than real solutions. For example, when water leaked through our wall and groundwater seeped up through the foundation after a few days of heavy rain, the response was to apply caulk and leave the soaked carpet untreated over the weekend. While they can’t control the weather, they certainly could have accommodated a good tenant much better. Even after multiple maintenance visits to assess the issue, ultimately, nothing was done, and moisture remained an ongoing problem—raising concerns about mold. When I attempted to escalate the issue with management, communication was difficult, and in-person conversations were tense. Additionally, the complex relies on outdated payment methods (only accepting physical checks or money orders) and lacks efficient communication. Important notices are Scotch-taped in breezeways rather than being sent directly to residents, making it easy to miss crucial updates. Shelby Oaks attempts to present itself as a decent living option but fails to deliver in key areas such as maintenance, communication, safety, and overall quality of life. If you’re looking for a well-managed, comfortable place to live, you’ll likely find better options elsewhere.

I chose these apartments when we needed an apartment in the Shelbyville area based on the appealing size of the units, the cleanliness, the newness of the complex, the pool, the gym, the laundry facility if needed, the well kept grounds, and pet friendly. To my surprise, I hadn't realized until after living here how the staff would be what made it stand out above all others. It's a relief to live somewhere that tenants are listened to and that any concern or issue is encouraged to be expressed and taken care of. Wanda has been a big factor in my happiness living here in that she goes above and beyond to address anything we have ever had to bring to her attention and she makes sure it's taken care of. I always feel comfortable contacting her about any issue and know that she will make sure it's addressed and resolved. It's nice knowing you live somewhere that you feel you matter and they want you to be happy living here. The feeling of community with their attentive staff has made an impact on our stay here.

We formerly rented from Shelby Oaks and have nothing but good things to say about the experience. Wanda and Gayle were very professional and do a great job managing so many tenants and apartments. We recently sold our house and will be going back there until we find our next home. So thankful for Shelby Oaks and all their amenities such as the gym, the beautiful pool, and elegant clubhouse area. Hope it takes us all summer to find our next home. ?? Leon and Mary

Management at Shelby Oaks is awesome. Wanda does a great job and is always available to help when needed. Highly recommend this place to stay if you work in the area.

Best apartment I have ever lived in. Wanda and Gayle really make it feel like home and a community. And it's a beautiful place inside and out.

My family has lived her for 2 years now and absolutely love it! The staff is always friendly and do a wonderful job in making this our own community to live in instead of just a apartment. Thanks Gayle, Wanda and Austin for making this place home!!

The 3 bedroom apartments are very large and roomy. Staff is extremely helpful with any concerns that may arise. Nice gym and outdoor pool. Great area to live

I love living here. I moved here in January and have loved every day of it. The office manager is amazing. She takes really good care of the residents. Maintenance is on the ball. If you have a need, maintenance will take care of it immediately. Unlike properties I lived at in Louisville, they actually care about the residents and go out of their way to be sure the property is quiet, clean and well maintained If you are looking for a really nice place to live, where you are treated well, then this is the place for you.

Really enjoyed our stay at Shelby Oaks. Lived there a year with my wife and it was a great experience. Wanda and Gayle did a great job addressing any issues that popped up. I worked in Lexington and my wife worked in Louisville and this was a great spot to live halfway between our work locations. I would highly recommend this place to live.

This place is by far the best apartment complex I have ever lived at. The apartments are brand new, so except for some minor construction flaws, I was thrilled to accommodate my OCD germophobia by knowing that no one's germs were going to be in my apartment but my own. I was also allowed to bring my cat along for a very small pet fee. The ladies who work in the office could not be nicer and easier to deal with. My car battery was dead one day this past winter and one of the office ladies saw me and had the maintenance man come down and give me a jump. That was just the best thing ever! They really do go above and beyond to try to help people out and are fun to talk to when I stop by to pay my rent each month. I also enjoy the pool and the free gym and tanning bed. Plus, I can hit the highway in like 3 minutes, so it really is the best place for the money in this area. I easily give it a 5-star rating!

It’s over priced for the quaility they are built. Super cheap paint on the walls so you can’t even wash them without paint coming off. The cheapest dishwasher you can buy. Cheap carpet. Doors leak air. Not to mention the builders sucks at getting stuff built on time. The staff in the office are ok. Oh and the sinks arnt real stainless steal. Cabinet space is pretty nice tho. Not very sound proof you can hear your upstairs neighbor walking around at 6am really easy. I’ve lived here for almost a year and that’s how I feel about this place so far. Will be finding somewhere new once lease is up to get away from the stuck up people who do live here and the poor craftsmanship

I've lived at this apartment community for 1yr and absolutely love it. Perfectly situated in a small town with easy access to the Interstate. One of the best parts of living there is the office staff. Wanda & Gayle go above and beyond to ensure our environment is safe and friendly. They have a level of professionalism that you don't expect and they are always very pleasant and welcoming! That place is fortunate to have both of them there!
