Property Ratings at Sedgefield
I have to say I was more than worried when we moved in to Sedgefield. There were several issues, including no A/C. The maintenance man, John quickly fixed and replaced every issue, including a new A/C. These are older apartments and required some elbow grease before I called it home. Three bedrooms are very large, with a kitchen island and a large balcony. Property backs up to Jeffries Creek Park add the 2 playgrounds and 2 pools and my family is ready to explore. Property management is eager to help and actually live on the property. Grounds are kept well maintained and there is ample lighting for walking my dog at night. I appreciate the large kitchen” pick up after your dog” policy. If you want to make a place your home then Sedgefield is right for you.

No too impressed but not too bad, very friendly staff.. Work alders are complete in a timely manner, however the apartments need a little upgrade and they need to make sure things a well fixed so that you don’t keep having the same issues over and over.

We have roaches in our apartment and they’ll no matter what the do they’ll never go away. And whenever they are working on a apartment close to you and noise is involved they don’t inform you because right now you have someone working up stairs and no one informed us and I can self we’ll because of them . And another thing the pool is not open for a good minute now .

So far I have seen 5 other units, carpet was just as old and pee smelly as the one they sprayed febreze everywhere in to try and fool me. You'd think that this would be a bad strategy since maintenance never will come to fix the A/C but Sedgefield is really one of those places that's throws unwanted life curve balls at you. Oh and those 5 star reviews are written by staff bored at the main office when they don't decide to close early
If I could rate them a 0, I would. Don't waste your time here. The maintenance is the worst. They take forever to get around to the simplest thing. If it's something big, forget it. I have been without a/c since June 5, 2017. At this point, it's been 6 days. It has been 85 degrees in my apartment. Maintenance doesn't respond. If I get any updates, it's because I had to chase someone down to get them. I already said I have a medical condition that worsens with heat. My child's nose was bleeding because it was so hot. I have contacted the media, the local government, my congressman, seeking legal counsel, posting on social media, and whatever else it takes to get maintenance to respond and start getting some answers. I was told I can go out to buy a window unit and a maintenance person would put it in but no one responded. This is not the first issue I've had with maintenance. My belongings were completely destroyed because someone painted the counters in my kitchen with the wrong paint. My toilet has been running for months and they told me the solution is to jiggle the handle. There were also other issues and they still aren't resolved. I'll keep going until I get some answers as to why a resident and her family have to be treated in such a poor manner.

I lived at Sedgefield apartments for a year, and could not wait for the lease to end. The apartment was a 3 bed 2 bath, the bathroom sinks were apparently painted by maintenance and was always peeling. Maintenance would knock on my door more than once to come in because the downstairs neighbors ceiling was apparently leaking water from our bathroom. The worst was the noise, it is next to some sort of lounge that blast music all through the night. It is so loud you know what song is playing, at least in the building i lived in. The walls are super thin, i could hear my neighbors talking even if they were not yelling. You can clean your apartment all day long, but still expect to see mice. The low rent was the only pro i can think of. There is a pool, but it is not what i would call an amenity. The staff was overall nice.
The housing market in Florence in heavily gouged from the large number of healthcare and manufacturing jobs in town, making economical housing almost impossible to find. The market is inundated with housing that can be an absolute nightmare at any price point. My unit runs in the mid $600's and is fabulous, but I've seen many a unit in this market at in the same range that were nothing short of cringe worthy. Sedgefield makes for a respite by providing a lovely apartment for the price. When leasing, the agent was attentive to my needs--despite me rushing her! We found ourselves in a bind and needed housing quick, and she called us as soon as a unit that suited my needs was found. The community is extremely diverse. My corner is a mixture of quiet families and couples of all ages and walks of life. The people are courteous and we very rarely encounter any noise aside from the trash pickup and obnoxious pizza delivery persons blaring their radios; but where won't you have that? Antarctica. Instead of toughing out the cold there I'll enjoy my quiet little two bedroom flat and relish in the fact that unlike my previous abode, I can tuck into a book at 2 AM undisturbed.
The Office personnel are wonderful to work with. The Maintenance staff is also great! Any problems we have had have been taken care of quickly. Its a very good community to live in.
Would recommend for a start. But, buildings are old and rent is high for such poor quality. Maintenance is short on staff and A/C is always going out. Planning on moving soon.
The place is nice but it could be better I definitely wouldn't of moved in here if I didn't need an apartment fast AC still doesn't work after 5 months Carpet is old stained and disgusting
