Preston was awesome!!! My fridge was not working and I needed help immediately before my food went bad. They only had one man on the job that day and when he came in, I told him I appreciated his help being the only one there and he smiled and said “ I Love my job!! “ he checked other things that needed fixing without me mentioning it and took it upon himself to fix them too!

Rusticos maintenance team is always fast and efficient. Anytime I have questions they are always willing to help and explain. It’s great to learn many of the tasks that arise and learn from them so that when I get to my own home I’ll have a better understanding of the simple maintenance needed.

Very friendly staff, easy move in process, and very well maintained! Me and my family were in need of a place quickly as we had suffered a house fire. I enjoy living here, the residents are quiet and fairly friendly. There are a few dogs that live in my building that seem aggressive but ive never had an issue with them. Parking really sucks and for a while when i first moved in the gate was broken and people could come in and out. Theres also locks and chains on some of the pool gates? you just have to walk around and find one that doesnt.

Very quiet, great place to live however parking is pretty rough. If you work or go to school and dont get home before ~6pm good luck finding parking

Overall, it's been ok. I expected much better from a "luxury" apartment community. These apartments are hardly "luxury", when you don't even have a self cleaning oven (which they rarely even make anymore) and the microwave isn't even strong enough wattage to cook a chicken pot pie?? That's crazy! Sloppy paint throughout the apartment, and we won't talk about my disgusting mold issue I had in my sink when I moved in here (has been remedied now). These things are simple fixes, and not a great big deal, but if you're going to advertise "luxury apartments", they need to be taken care of.

Rustico at Fair Oaks has a lot to offer with an affordable rental rate. The office staff is upbeat, positive, and always coming up with clever ideas to make residents feel special. They deliver birthday cards to us with balloons, and they always have a special treat on their Welcome Home cart right outside the front door for our pets, children, and residents. The management team puts their heart and soul into this community to make it a wonderful place to come home to.

From my initial call to learn more about the property, to residing here for a few weeks, everything has been very smooth. All the information I needed was answered by Jan and the other office staff. Moving in was nice, as we had the room in the complex to park our U-Haul trailer right by my apartment. Since moving in, everything has been great. Appliances work great, no loud neighbors, and the complex is kept very clean. So far very satisfied with our experience and hope it continues down this path.

This property is not well kept. Furniture left in dumpsters is there for longer than a week. Management repeatedly sends emails about taking items off the patio that do not belong. However, they do no follow-up to have those items removed from those residents who place items there. there are more muddy and dirt areas where grass is supposed to be. The pool needs some major upkeep.

It’s doesn’t even feel like they deserve one star. I had 4 leaks in less than a year. One of them was from the huge snow storm that caused the the fire sprinkler system to leak, which was then disabled and not turned back on until tomorrow which is around 2 months later. When they came to fix the molded drywall, they cut off the bottom portion of an entire wall in my living room as well as a giant hole around the fire sprinkler and left it like that for a month without coming to repair it and I am now moving out with it still like that. They also banged on my door for 20 minutes straight because I was in the shower just to get a fan for a water leak in another unit when I had just gotten the fan a day or two before. They had been in no rush to get one to my unit and waited 5 days before bringing it but couldn’t wait 20 minutes for me to be out of the shower so they could get the fan for another resident. There was water damage to nearly every baseboard in my apartment from the multiple leaks and the leaks were never fixed properly. They didn’t even bother matching the paint or texture on the walls where they “repaired” some drywall. There was never any parking so you better hope you were home before everyone else. Let us not forget about the person who was shot in the face in the middle of the night. Neighbors threw cigarette butts and other trash in my backyard and even though I said something to management, nothing was ever done. It always sounded like the upstairs neighbors were stomping because there seemed to be little to no soundproofing. I could go on, but basically this place looks beautiful until you live there and find out it is a nightmare.

The entirety of the complex is covered in dog droppings, the staff are nice and available until you sign the lease, if you have any problems that need to be fixed they'll hire contractors to trash your furniture. Then at the end they'll send you a bill for all of the pre-existing damage and tack on as many hidden fees as possible.

Walk the grounds and see for yourself. The pool is disgusting and is never cleaned. Trash and dog poop remains on the ground for weeks. The walls are paper thin so you hear everything. Do yourself a favor and look elsewhere.

Broken items are slowly, if ever, addressed. The property is rarely cleaned, especially if you compare the picture of the pool on this website and what it looks like today. The staff had a few team members leave and you could see the quality go downhill. I wouldn't recommend this apartment complex.

When I came back from the south west desert I could have settled anywhere on the planet I chose Boerne and I chose Rustico not the cheapest but not the more expensive but by me the top of the heap.

Friendly staff. Beautiful grounds and facilities. Maintenance is always on top of their game. We are going on year three staying here and its been perfect!

I absolutely love this complex! It is located right between Boerne and San Antonio, which is perfect for me since I attend UTSA and my family lives in Boerne. The apartments themselves are beautiful and obviously well maintained. They are very quiet and must be well insulated because I do not hardly hear a thing! The leasing team was extremely helpful and patient with me during the application and leasing process. Overall, this is just a great complex to be in.

Management in the front office is completely rude. Forget about needing to put a request in or have an issue. They will ignore you and over all treat you so bad. Maintenance guys are the best people here. Very friendly get the stuff done overall if it wasnt for them I would break my lease and leave.

I have the loudest up stirs neighbors, I’ve sent multiple emails, called the office and the after hours “Courtesy officer“ and nothing gets done. I can’t hang anything on my ways because they keep falling off with all the stomping and banging! There’s consist fighting, arguing, yelling and running around the halls. The office basically told me to call the police if I wanted anything done. I guess the part in the lease in regards to the right to peace and quiet enjoyment doesn’t apply here. Ask to be moved to a different unit and they want to charge me $500! My job offers free legal advice and apparently I can get out of my lease because they aren’t honoring my right to peace and quiet enjoyment. Let’s hope it doesn’t get that far. Other then that there is so much dog crap everywhere, DO NOT WALK IN THE GRASS.

Apartments them self are really nice and adorable. Except you can hear everything your neighbors are doing. Floor/ceilings are paper thin.
