Property Ratings at Royal Oak Apartments
I have lived here for years and it just keeps getting better! Management recently added an INCREDIBLE dog park. If you have a dog, this place is the best in town without a doubt. Friendly staff, prompt maintenance, well maintained grounds, really reasonable rents for the quality of apartment that you get. Short walk to downtown, the pool, ice rink, and skate park while still having off street parking and open space to enjoy. I can't recommend Royal Oak enough! Check them out!
Terrible place to live unless you like your rent being raised by 200 dollars each year and if you have a problem in your unit good luck getting it fixed.
This was my first apartment, this place was great! The landlord and staff was always there for me when I needed help. It’s in a quiet part of Dover so it’s very nice! I really enjoyed my stay here and would definitely do it again! Ask for Eric the landlord, he’s the best!
Only good thing here is maitiance very responsive. Walls suck you can hear upstairs neighbours do EVERYTHING. Currently have a family above me so I hear baby crying, them fighting, them talking, bathroom running which is very very often, them playing the tv them talking(only responable thing they do), slamming etc. your playing the neighbor card so good luck find something better if you can.
I love my apartment! When I moved here I was struggling to find a high quality apartment in Dover. When I found this place I knew it was my new home. The office was accommodating and worked with me to provide me with information, coordinate my move, and assist in any way I needed. When I moved in, I had a light out after the power was turned on but maintenance was over THAT DAY to fix it. Since then, the staff has maintained the same level of attention to my needs/maintenance requests. You also can't beet the location of this property. Neighbors are friendly and the property is well cared for. HIGHLY RECOMMEND these apartments!
This is an incredible place to live! I moved here while still in college and ended up staying through grad school. I was fortunate to receive a job offer locally so I didn't have to leave. Eventually, I met my wife and we wanted to start a family which forced us to buy a home. If it was up to me I would still be living there today. The staff is friendly and very responsive to all of my requests. The maintenance team is knowledgeable and all outside contractors were courteous and respectful. The grounds are well maintained and the snow is plowed quickly after a storm. There was always plenty of parking and the access to downtown Dover as well as the local seacoast offerings is superb. All in all, I can't recommend this place highly enough!
I've lived here for 7 years. There is no security system here. They state that no pets are allowed, however at least half of the complex has pets either cats or dogs. They state that they have planned social events which they do not, a reading bus comes on Mondays in the summer for the kids but that's it. They also state they have a pool which they do not and haven't the seven years I've lived here. They also state that their kitchens have disposals, they do not. The floors are not tile, the kitchen is linoleum the living room and bedrooms are carpeted. Not all of the apartments have balconies, and there is a wide variety of different apartments none of them look the same nor are they the same size, but you're still staying the same price. The walls are super thin you can hear your neighbors doing everything, including use the bathroom. The apartments are not secure the windows don't lock and can be easily broken into. The maintenence guy does quick fixes on everything because he's only one person and he can't keep up with the demand. My house is either freezing or boiling hot. I obviously live here, so it could be worse, but I wouldn't recommend it to anyone. Good luck!
