Neighborhood

Three small, upper-middle-class neighborhoods, Middletown, Woodland Hills and Douglass Hills, and Anchorage, an upper-class community, make up the Outer East End of Louisville. Each community features a mixture of newer, more elaborate homes that mingle nicely with some of the historic architecture in the area. However, the homes in Anchorage remain the most elaborate in the area. Wide-open, undeveloped areas provide residents with beautiful scenic views, and nearby access to U.S. Route 60 and interstates 64 and 265 make the 18-mile commute into downtown Louisville simple.

Peaceful and quiet community with a wonderful staff and is within close proximity to major thoroughfares and services. Apartments are dated ( circa early '70s ) but are well-maintained and are quite affordable with plenty of room ( including ample storage space ) for the cost. Highly recommended!

Rolling Hills has a sweet community and is in a fantastic location! The maintenance crew work hard to take care of you, the office staff are always helpful with any questions that arise & all the free events offered monthly give you every opportunity to meet people and make friends quickly! Free outdoor movies, ice cream machine in the office, cookouts by the pool, the annual carnival & so on!! This place really does have a lot to offer!

Wonderful team! Amazing community events!

My experience at Rolling Hills has been absolutely nothing short of amazing. The team is very attentive. The community events are like nothing I’ve ever experienced at any community before. Chase and her team always go above and beyond! Over the last year or so, the social programs have been completed redeveloped for the better. From free food truck nights, to carnivals, to weekly movie nights. Living at Rolling Hills feels like a resort-style cruise ship sometimes. Crazy comparison, I know. But the social activity schedule is beyond words. No place is without its flaws, but the maintenance team is quick to address any and all concerns - both big and small.

All about community & positive change

Last year we saw so many improvements at Rolling Hills. I’ve lived here for 8 years & my experience has varied year by year. Old property, old property problems. When Chase came to the property, a lot changed. The constant craziness stopped for the most part. People started respecting the apartments. For the most part, people really took on her new vision. I’m sure change was hard for some, but things got done and the craziness ceased. Not to say things are suddenly perfect. It’s still an old property, but old problems are getting resolved with lots of apartments. The property always got a plan though. The improvements have been so appreciated and Rolling Hills is becoming a positive place again. The best thing Chase brought is her social program and her vision for what a community should look like. From elaborate events, festivals, carnivals, and new amenities, there’s always something new for us. We just got an actual ice cream machine amenity. Very original, and my jeans think so too! Gone up 2 pants sizes. The entire team is wonderful & management has done a great job this year. I’m sure their job can be thankless & difficult but don’t know if I’d still be here without their positive influence.

Rolling Hills Apartments are great apartments to get you started living in Louisville, Kentucky. The location is amazing with E.P. Lovely community, very nice community amenities, decent prices, amazing location! Bit of a gamble on whether or not the apartment you get is actually renovated and taken care of, or updated it's appliances, or has a fully functioning ventilation system, but on average it's a good place to live. Just make sure you have a steering wheel lock, and never leave anything important in your car overnight, cause it's a very real possibility that your vehicle can be broken into, can be stolen, and the police station next to the apartments will do nothing about it.

Rolling Hills is an affordable place to come home to and live comfortably. Are there issue, sure, there are issues with a new build house, but the issues are handled in a timely manner. Don’t mistake quantity for quality

When I saw the square footage and price, I thought I could overlook the uneven floors (lives up to the name “rolling”), rusted bathroom light fixtures, old falling apart cabinets, and the ceiling over the shower of the bathroom looking like it was falling in. It wasn’t until after I moved in that I realized the windows did not shut. There was A constant draft I could feel through the blinds, plastic for winterizing, and curtains. I notified the office. It wasn’t until I notified them for the 2nd time that maintenance finally came to look. Maintenance confirmed that the windows wouldn’t shut and said that they would let the office know. I never heard back. I asked them again, still nothing. I couldn’t sit on my patio because the deck boards were too far apart and the people above thought it appropriate to drop food through the cracks all the time as well as mulch from all of their plants. They were also obnoxiously loud, running and stomping constantly. I told management. Nothing was done. The paint in the tubs was flaking off. I was told they could have it re-sprayed but we had to be out of the apartment for a few days. The smell of marijuana was also very strong (lack of insulation allowed the smell into my apartment). My son and I was walking to the clubhouse where the gym was and slipped and fell on a large sheet of ice. No salt. Let management know. Nothing said or done. As if all of this wasn’t bad enough, the few times I did hear from management she was absolutely rude. It’s not worth the savings!

Great place to call HOME...

Living here since 2012. The management and staff are wonderful. They always have a great smile. There goal is for us to have a place we can call home. Its a safe place to live and raise a family. Pet friendly. They have a dog park. Close to shopping and good schools. They have a great work out area all new equipment. They are always making improvements and have monthly events for the residents.

Although my stay was short, I enjoyed the spacious unit I was living in. The staff was very helpful, respectful, and caring. Definitely would recommend.

The overall property is pretty nice.Very quiet and peaceful but there still is kids. I have multiple problems with my AC. I don't know if it has something to do with how old it is, but if you like peace and quiet this is the place.

Not worth the hassle

These apartments are old and outdated. The windows are single pane and are not weather proofed. You'll be running your heat endlessly during the winter months. I had plumbing problems from the day I moved in to the day I moved out. The shower water is very inconsistent and will switch from cold to extremely hot water not matter of you set it to. I was blamed for the toilets backing up and when they came out to repair them, the toilets ran constantly for weeks before they came back to fix it. The dishwasher leaked when used. You can always hear your neighbors conversations through the walls and vents. No security. Tight parking. Overflowing dumpsters. Nice neighborhood but it's definitely not worth the hassle.

I have been living at Rolling Hills for almost a year, I come home and I got a certified letter addressed to me and my husband, stating that we have 60 days to move out and our lease will not be renewed due to Section 3 of my lease. So, I went thru my stuff till I found the lease stating that you have keep apartment as descriptive from as you moved in meaning that you cannot hang any color curtains and pay to replace the blinds that was told would not break off. So, basically my lease was not renewed due to not have a white curtain or fixing blinds.

NO NO NO!!!!!!!

It's in a good location, and the staff friendly and fix whatever I need. But the apartment has a leaky roof and windows, but mostly ROACHES...and no hot when ready take a shower and the building has cranks in it. Everything broke in apartment and only be here 5months. Do not live here..

Very Happy

I moved into Rolling Hills almost 2 years ago. I was not going to renew after my first year, but the property sold and a new management company and office staff was brought in. I decided to go ahead and renew and stay. I am very glad I did. The manager is very good. The assistant manager is as well. They treat you like a human being and seem genuinely happy that you live there. There have been very positive changes throughout the community as well. We now have a huge dog park instead of a tennis court. We have a dog wash room that is awesome. The parking lot was repaved. The hallway in my building was repainted and recarpeted and new lights were installed. The doors were replaced and the hallway was secured. Maintenance had been an issue some during my first year. I had a few problems that weren't major, just aggrevating , but the problems didn't seem to be of any concern to the staff as they would take forever to address and it would take several calls to finally get someone out to fix. Not so any longer. I had a small leak under the sink and it only took one call and Tate was out to stop the problem. He was respectful and fast, fixed the issue, cleaned up after himself and the problem was gone. I am very glad I reconsidered moving and give the new managenent and owners a chance.

WILL NOT BE RENEWING OUR LEASE

We moved in here almost a year ago. When we first moved in there were roaches, which i found were getting in through small holes in the walls at corners. A few months into it we had several plumbing problems. (Keep in mind we did not have a washer or dryer in our apartment yet...) Within a span of about 2 weeks we had soaking wet carpet by our air conditioning register, which caused mold in the ceiling vent above it (Management refused to admit it was mold. and black mold at that, and "Cleaned the vent" ) A couple days later one of the toilets somehow started leaking, not overflowing, leaking through the base at the floor. This issue was "Fixed" and i came home to a dry bathroom floor and a note on the toilet from "Tate" that he had "Replaced" a certain part and it should be fine. Sometime in the middle of the night/ early morning i get up to go to the bathroom, and the floor is soaked again. The "fixed" toilet is leaking again. This issue got so bad before they fixed it that the water soaked through the wall, to the carpet in the bedroom. This was never addressed. A couple days after the toilet incident, something wakes me up about 4am, i go into the kitchen and the floor is SOAKED...literally a PUDDLE of water is in my laundry closet/kitchen floor. There were caps put on the water sources since no washer was being used, and somehow a pinhole was busted through the cap (due to continuous running water pressure...but i was "self diagnosing" as management likes to say) all of this within a couple weeks, on top of numerous A/C repairs during the summer, about once every 2 weeks or so, WITH A NEWBORN!!!!! In the year I've lived here there have been 3 separate management companies, all of which do not care about their tenants (AKA THEIR MONEY MAKERS) at all. Anytime you have a problem and call to talk about it they're rude, and if you have too many problems and get on their nerves they have their attorney send you a letter claiming that you've been verbally abusing the management, or that you turn them away when they come to fix things. (Neither of which ever happened...) You'd think if you want your tenants to stay and continue renewing their leases you'd learn better customer service skills, and actually keep up with updates to your outdated buildings. Heat in the winter? Forget about it. All the windows leak the warm air right out. the master bedroom is a good 15 degrees colder than the front of the apartment. We certainly will not be renewing our lease.

We also take the concern of mold seriously and are pleased that after bringing in a licensed contractor to inspect your apartment, no evidence of mold was found. At this time, ownership has chosen to exercise their right not to renew your lease and we wish you the best in your housing search.

The new management staff at Rolling Hills seems to really care about the property and the residents. We had some problems that was lingering and as soon as I brought it to the attention of the new manager the problem was taken care of.

Extremely stressful

We moved in about 4 years ago and have put up with so much we will not be renewing our lease. For starters we have been without a working dishwasher for 2 years, litleraly the apartment is falling apart from plumbing to water damage etc. these complaints have been made monthly. Thare is neighbors all over who keep the place trashy and argue and destroy property late in the night waking up kids etc. our cars have been broken into 4 times. As well as multiple other residents oh and parking anyware near your apartment? Forget about it

Comfortable Living in the Ville

This is a great apartment for anyone who enjoys living near it all. There is two large pools with sunning areas, a club house, and a small pond to fish or just relax near. But that is only one small part, shopping is just down the street, a grocery store, gym, bank, restaurants all within walking distance. Easy access to I-65 and the Waterson Expressway makes getting around the city super easy. The staff is professional and will take care of any issues you may have the same day, often within minutes. Unlike many other apartments in the area, you get all these features at a great low price, what are you waiting for? Come check it out, I highly recommend Rolling Hills Apartments.
