Property Ratings at Riverworks
Pros: Good location, lots of amenities, quick walk to Bridge St., lots of places to run/walk/bike, very dog friendly Cons: Poor quality of individual unit materials/workmanship, paper thin walls/floors/ceilings, questionable neighbors who have no respect (won't clean up dog waste, excessive noise, etc). If you happen to get a neighbor who likes to make noise, good luck resolving the problem with mgt.

I must admit I had great reservations about downsizing from a house to an apartment. Our leasing agent, Eileen, sensed my concerns and helped us find the best 2-bedroom that truly feels like a home, on a corner with beautiful light and wonderful views! It feels like a dream! My husband, John, and our dog, Max couldn’t be happier.

Hard time getting in contact with management (no voicemail). Parking is sparse at night. There should be a section for guess parking.
Use extreme caution when deciding to rent here. Pay careful attention to how many residents are moving out if you happen to tour on a weekend. Better yet, ask how many residents resign leases. Three additional apartments were moving out the same weekend we left. The new buildings, amenities, as well as being connected to bridge street will have you easily fooled. You will pay an outrageous amount in rent for a small poorly built and poorly maintained space. There was extreme haste in the production of the apartments. A brand new apartment had grout falling off bathroom tiles with the first use of the shower, and walls crumble any place you place a nail to hang art. The buildings all needed to have their windows replaced within months of opening. There was extreme delay and endless excuses. After 6 months of paying rent we finally had functioning windows. Shorty afterwards, all the balconies on the buildings needed to be replaced, because they were installed incorrectly and unsafe. Half the complex floods when it rains due to poor drainage. The community is used as parking for visitors to bridge street, parking gets enforced by the management 2 hrs a night. This wouldn't be an issue, if you weren't paying additionally money to park at your own apartment. The staff at the leasing office are all very young, inexperienced, rude, and clueless the majority of the time. There is also a huge turn over with the leasing staff. Smoking is allowed everywhere public outside of the apartments themselves. Leaving your windows open floods your apartment with cigarette smoke. This is the first complex in years of renting that has had such lax smoking policies. Lastly, while a very pet friendly complex, there is no screening of the dogs allowed to reside in the apartments. There are several violent animals that all residents with pets avoid. Again, the easy access to shopping, food and drinks, and proximity to KOP will have you easily fooled. Renter beware!
