Clean, quiet, safe. Very convenient for hopping on 64 to get to Lex or Louisville. Maintenance has been very quick to respond to any work orders and office staff have been helpful. Would prefer not to have valet trash service and wish my townhome had ceiling fans, but overall it has been great living here the last year.
This is a very worthwhile community, it allows people to feel peaceful, safe and comfortable. Alongside the friendly and attentive staff the environment is hard to beat. As for anyone the amount of investment towards these apartments, rent wise would likely be the only reason to hold someone from considering it

It's a nice please,too much green around. I enjoy walking so here is perfect.

Good clean living place. The staff are kind and professional. The amenities are great. It's quiet.
Do not move here if you have other options. They change policies very frequently. The only way they will communicate with you is via notes on your front door, they do not email you or call you. They will fine you for small decorations or candles. They make you use a "valet trash service" which they charge $30 a month for, and that causes trash to be left in front of units making the whole area stink. Every weekend the trash compactor overflows and leaves rotting garbage to stink up and fester drawing in animals. Finally, they charge late fees even after management confirms in email form that you have a $0.00 dollar balance and you are in good standing. I showed them the email i got from management confirming my $0.00 balance and good standing after i found a note on my door threatening eviction because of a $150 late fee associated with that payment. They had nothing to say other than, pay it or leave. They installed a dozen speed bumps with no warning signs or anything, on top of the bumps not being marked in any way. They appeared after i finished working and i incurred about $1800 of damage to my front end after hitting one.
I'll elaborate on on ratings. 1. Noise: the neighborhood is quiet, every now and then people will have music playing to loud, or a party (unauthorized) at the pool with people breaking the pool rules. (after hours, glass broken, loud music). Someone had broken glass that fell into the pool and the entire pool was drained and out of use for a couple weeks. 2. Grounds: grounds are very well maintained. The garbage at the dumpster is over flowing every month. They started using a concierge trash pick up service. Which is totally a bad idea, now the trash just sits outside peoples front door until the service picks it up. The worst thing they have ever done. It looks horrible. 3. Safety: the neighborhood is safe, but the complex/management company does not do anything special. No patrols, no security guards. 4. Neighborhood: we are right by a major highway which is great. There are a few local things to do but if you're looking for nightlife, nice parks, movies Lexington is about a 30 minute drive. 5. Maintenance: best maintenance crew, service I have ever experienced. The maintenance crew is very clean, friendly, good at their job and professional. 6. Staff: about the same as every place I've lived. The apartments are advertised as luxury. That's a stretch. The stainless steel appliances are not stainless steel. They have a plastic cover that looks stainless in pictures. And, a few small incidental fees have been added on to the lease. We no longer pay our own share of the water bill. The entire water bill for the complex (300 apartments) is split up between the units. I travel and am rarely home. Hopefully my bill will not go up. Overall I do like the place but the fees, and the poorly thought out concierge trash service is what might convince me to move.

I think it' a very nice and well kept location. The staff is great and the neighbors are all kind and get along. I just wish the parking situation was a little better and there was a place for kids to play.

I love the apartments and atmosphere of the complex. It's a nice, quiet, safe place to live. The prices are too high for the apartment being a little outdated. That's why I didn't give a higher rating.
Love the apartment community and the apartment itself. There are a few 'delicate' furnishings needing replacing (folding doors to laundry/utility, blinds and some of the doors).

The apartment has been a good apartment but I feel like what I am paying does not reflect the apartment itself. My kitchen countertop has chunks missing out of it, my carpet is sticky and smells like dog pee on hot day despite the fact that I do not have a dog, the freezer has a huge dent in it, and the linoleum is peeling up in places. I feel like the mock-up apartment I saw is not reflective of the apartment I received upon renting. However, I do believe this is one of the better complex units in Frankfort.
It is a fine place, just not for me.
The staff are quick to follow up, and they get the job done right, and efficiently so! The staff are very polite, professional, and knowledgeable to ensure the issue is resolved!

Super friendly staff in the office made move in and applications quick and easy! He apartment is quiet and is spacious! The maintenance team is always out and about and makes it feel like they care!
This is the nicest apartment community in Frankfort, and I've not had any major issues while living here other than the change in the price of rent. Paying $100+ extra in rent for the same apartment you've been living in at a cheaper rate for a year or more seems kind of silly to me.
They are true professionals. Very timely and knew what to do.
It appears to be a safe nice complex.
The main issue is the price. I know I got a nice townhouse that I could afford, but it is not going to be the same for my friends.

clean, quite complex, nice pool and weight room. Would like to see a fenced in dog park!! and a car wash bay with vacuum! I have seen several appt complexes do this! makes it more like home!

If someone is looking for a newer apartment in a complex, I'd definitely recommend Riverford Crossing. That said, the rent and all the utilities being separate makes the cost a bit high for many apartment dwellers so that's my hesitation in giving a higher score. I have never lived in an apartment where I was responsible for water and sewer, for instance.

The community is very nice and quite. All personnel is professional and helpful. I really enjoy how the community is kept nice and clean.
The apartments are beautiful. Maintenance personnel appears to keep the outside clean. There are lots of parking space.

The cost was increasing. I did not have direct parking, I didn't have any balcony or backdoor space.
I would recommend living here, if we have any issues the are fixed surprisingly fast. Very friendly and nice people and environment.
