Property Ratings at Riverbend
They will sell you with a nice, sweet sales pitch but they are anything but nice. They sell you on how safe their facility is with security but vehicles are broken into and no one sees anything. They will enter your apartment when you are not there and if they break something, spill something - that is left for you to clean up and they will not reimburse for the cost of the loss. And you better believe that when you leave at the end of your lease they will stick you for anything & everything. Worst experience ever!
We had an electrical fire one night due to negligent wiring, which they never addressed during our lease even though we brought it up to them multiple times. (If Riverbend claims they have no knowledge of this, not only was a repairman sent out the next day to replace the wiring, but we have numerous texts and emails where we mention the fire and they ignore it.) There are no overhead lights other than the kitchen and bathrooms, which would’ve been nice to know ahead of time considering we never got or were offered a tour before signing a lease. We were only offered a tour after we had signed papers. Expect cockroaches and mice, and for management to do the bare minimum. They claimed they had no idea when we emailed regarding the issue for the 10th or so time, even though we have all the emails, texts, and calls we have placed regarding the issue. They also have had multiple work orders to come and spray. They know about the cockroach problem, because they do periodic spraying, which is never mentioned before signing, until they leave a notice at your door. They then threatened us with a $200 fine for forgetting to clear out our bathroom cabinet, just for us to later see on our cameras that they didn’t even go into the bathrooms. The reason there is still an issue is more than likely because they are only in the apt for less than 2 minutes - not a very thorough spraying. Have filed numerous noise complaints about dogs barking and howling well into 3am and nothing has been done about it, but will get a notice about dog poop not getting picked up outside of our unit that did not come from our dog.
I applied for Riverbend About a week ago. I kept in communication with Nicole everyday providing her with anything she needed in regards to my application, but sometimes I wouldn’t get a response, it was a very long drawn out process. They require you to pay a deposit BEFORE you get approved which was a big red flag for me. On top of that they expect you to pay a full month of rent plus a prorated rent amount if your moving in at the end of the month.She specifically called and told me to bring in a $150 money order nothing more. When my $150 money order was dropped off she mentioned I needed to pay another $90. So in total I gave her $240, my application wasn’t approved and then she tells me I can’t get my deposit back after she told me if I wasn’t approved I would be able too. This place is definitely very very fishy and I’m working with an attorney to get my deposit back. Not to mention after she told me I couldn’t get my deposit back they stopped answering my calls and emails.
Lived here since mid 2017. Within the first 4 months i had a motorcycle stolen, as well as had my truck broken into. Property constantly has vagrants( homeless) moving on the outside of the property. When the property access gates fail to function properly , one can see them walk throughout the complex in search of who knows what. There were two cars stolen within the past 3-4 months from my parking lot( Subaru XV Crosstrek, and Ford Mustang). I cant speak on behalf of the other tenants in the buildings on the complex as far as stolen property goes, but there seems to be alot in my experience over the past few years. There are cameras at the entry and exit gates. However, when my motorcycle was stolen, as well as one of the cars previously mentioned was stolen, the cameras were "malfunctioning"( take that however you want to).
NOT SAFE! Lived here 2 years. The security gates are almost always broken, and neighbors have reported break-ins! They have homeless squatters living on the grounds! They've spruced up the front of the place to hide the fact that everything else is falling apart. They never fix anything! They promised me new appliances if I would renew my lease for another year and I never got them. Fined and billed unfairly even though I left the place in good condition and always on-time and in full.
The appliance are old and falling apart, my sink had rotted away causing a leak and destroying the cabinet. The toilets are clogged up and get ready to have your pee and poop float on your bathroom floor on the regular. There are wasps nest that they refuse to destroy the nest and you will get attacked by the swarms of the wasps and yellow jackets. Had a scorpion in my kitchen floor and it ran and hid itself underneath the laminate so it is possibly it is still there. There is massive dog poop all over the grounds! Do NOT walk on the grass. The gate is broken always, and off the hinges daily and the back doesn't have a gate, had a drunk guy walk up from the casino from the back up to my apartment door and was banging on my door all night at 2 am, called the cops and got him arrested. The laundry mat is always broken, get ready to give away your change to the apartment complex. If it rains then get ready to walk on the flooded grounds and dog crap floating in the rain water. So don't think any of your concerns are going to be met. They built a new apartment complex in front and they aren't going to care about riverbend anymore. RUN my dear child RUN!
I really had high expectations for this place. The staff seemed nice, like they actually care about their residents but once that lease is signed, forget it. The maintenance staff can't fix anything apparently and the office staff WILL NOT call you back ever. You have to chase them down to get a straight answer about anything. And, even then, they tell a fib. I like gated communities but this is the first one I have lived where the gate is open more than it is closed. I don't like getting approached for money in the middle of the night in the fairly dark parking lot by the homeless. But, if you want to get a dog, this is the place for you. You can totally ignore their requirements. I have seen half a dozen pit bulls (don't get me wrong, I love them) and several tiny puppies. Definitely not a year old! I state this only to show that the management can't follow their own written guidelines so how can we expect them to follow the unwritten rules of decency toward people, let alone those paying you! Hope this helps someone make a decision about where to live...
I have been a resident at Riverbend Apartments for almost a year now and my lease is coming up soon. They have been remodeling the grounds a bit, and with remodeling the prices are going up. Since I am already a customer of theirs, they offered to me the chance to renew my lease for a year without raising the price. This is something I greatly appreciate as I was not looking forward to finding a new place to live with the price hike (yes, I know I'll be doing the same thing next year). There are problems here like there are everywhere, but the benefits outweigh the problems. I have had trouble with neighbors, and the management made it clear to those neighbors that to cause problems was to look for another place to live. After that I didn't hear from those problem neighbors again. The community is mostly quiet people and we all get along nicely. The laundry for those of us in smaller units that don't have a hook up, is coin operated. When someone actually gets around to mentioning that something is broken, it is fixed within 48 hours usually. They pray for bugs regularly so there isn't really a bug problem unless you don't let them spray your unit. The gym is small but it's quiet and usually empty so working out in piece is no problem. All in all I would say it's a great place to live.
Family friendly and great swimming and a nice wood Park area for kids the apts inside could use and update.
I've been here for a year now and I have really enjoyed staying here. The apartments are old but they Are on top of getting things fixed. The office staff are friendly and helpful. They like residents to get to know each other so they try to plan events to get people socializing. The community is gated and is close and secured at night, people need your key card or phone number to get in. It's in walking distance from ORU, so a lot of real mature college students live in the community.
