Property Ratings at River Ranch Townhomes & Apartments
When I first moved into this townhouse I noticed that it looked much different than the model townhouse I was shown the first time I toured. I did ask to see the actual unit we would be moving into but they told me the flooring was being changed so the unit was not available and reassured me that the unit had great upgrades (it did not). I realize now that I should not have accepted the unit before actually seeing it. I was given the keys on the move in day. After about a month of living here, it rained and the rain leaked into my master bedroom closet wetting a lot of my clothes and a lot of my belongings. The problem was not fixed right away and it persisted. It took management a total of 7 months to finally fix the problem (they had to change the roofing, it is evident that the owner is very cheap and was doing everything not to have to change the roof). During that time, the leaking got so bad at one point it leaked through the walls of the closet, down to the kitchen and part of the kitchen ceiling was falling. I have pets and children and the situation was dangerous to say the least. Mold began to grow in my bedroom on the carpet and walls. I became very sick and had to go to the emergency room. Besides this very serious problem, some of the doors do not close properly. Master room closet door does not seem to fit in the frame and does not close, the second bedroom door gets stuck. The paint job is sloppy in a lot of places of the apartment. You are really getting the "landlord special". Any maintenance issues take so long to actually get done. Save yourself and don't move here. My lease is almost up and I CANNOT BE MORE EXCITED TO MOVE!!!

I would recommend this apartment community because my overall experience has been wonderful. The maintenance team is always responsive and very detailed in their work. They also clean up after the repairs are done. The community is very safe. Overall it’s great living here.

This apartment was nice when I first moved in,but now it run down.The management is ok..The neighborhood is scary .
We have been here 6 months and so far so good. The complex is fairly quiet. There are kids playing but so far none have been wild. Parking for people that come and visit is kind of horrible though. My only complaint is that maintenance can take a bit because they handle so many buildings.
We have been here almost 2 years, overall decent place to live. What drew us in was the gated community- however the gate never seems to be closed. The gym is only open select hours when you get a key from the office due to lock issues. Parking is a pain if you have guests as everyone uses their 2 car garage for storage of junk not their cars
The only thing this management team does with a smile is collect rent. VERY slow maintenance response. The ladies in the office are pleasant, though after calling multiple times to report a maintenance issue you could wait 4-5 days for a response. The "Prize" is Jim who is the site manager. Condescending jerk who smirks as he tells you there is nothing he will do for you. He posses ZERO people skills and has an pompous attitude. Unless offered monetary incentives to live here, avoid at all costs. Noisy neighbors, roach infestation, over flowing dumpsters and more.
