Resident here at river oaks. Look, if you want to over pay for an apartment that’s clearly not worth it…. This is your place. It comes with rusted appliances, roach infestation, weird smells emitting from the walls, managers not replying to calls/emails. Honestly this place needs a makeover. From owner to managers.

First, I will preface this review by stating that I’ve lived in many different apartments. The ones that have been good places to live are the ones where the management takes pride in the community and provides excellent safety and security, customer service and communication. Unfortunately, that is not the case at River Oaks. On several occasions, I asked management to address the excessive auto and apartment break-ins I experienced, the marijuana odor that permeated the building and seeped into my apartment leaving a foul odor in my furniture, clothing and belongings, and general safety concerns concerning individuals who were on the property who made inappropriate statements to me. Management did nothing to address these issues. In addition, the units and grounds are not well-kept. Trash is allowed to accumulate outside doors. When I moved into the apartment, the bathtub and bathroom were disgusting. No matter how hard I tried to remove a black substance from the shower, I could not remove it. Additionally, the appliances and air conditioning function at a minimum. The pool area is not well maintained and horrendous. If you care about your safety and your surroundings, River Oaks is not the best place for you. I do not recommend! Keep looking!

I'm enjoying staying here at the time and it's quiet and convenient for me at the presence.
The neighborhood is amazing, everyone is extremely nice and all staff is super helpful and welcoming. The prices are very great to for how beautiful the apartments are.

The staff are very helpful and friendly. Had a few issues with my fridge but maintenance respond and remedied the issues within 20 minutes of making the request. Very satisfied with the service.

My toilet broke and water was everywhere. I called and the maintenance guy was there in 10 minutes. Had everything cleaned up and working in 15 minutes. Amazing!!

After living at River Oaks for about 7 months I have learned that it is not that bad of a place to live for people in a desperate situation like I was. It is in a location that made it convenient to get to school and they had laundry facilities. Other than that though it is not too great. Reserved parking is everywhere you can never park close to your apartment without being worried about being towed even if you park there for 30 minutes or so. Police started to become a normal thing around there for the last month I stayed. Stabbings, drugs, and what not. Luckily, the neighbors that I had were good! A sweet old lady who signed a year contract with River Oaks after I had been there for a couple of months, who told me before I moved out that she was going to get out of her apartment soon. The guy who lived above me was a college-going student, whom I talked to briefly everytime we bumped into each other on the way into our apartments. Then the last guy who lived above the sweet old lady was just a nice guy who partied frequently. The staff at River Oaks is okay. The first few months I was there the staff wouldn't actually try to fix the plumbing issue that I was having with water backing up into my tub every night. After 4 months or so they finally got it fixed. Now that I am moved out I find out that the pet deposits that I made for my 2 cats, which is $400 each, wasn't actually pet deposits. Just one expensive fee to keep them there along with $30 pet rent every month. So now, after I have left there, they have taken a couple of $100 from my $750 refundable security deposit for normal pet wear and tear that should be covered by normal pet deposits. If you are looking to live here, read the agreement carefully.
I have lived here for many years and it's good to see staff working hard to please their residents. I went and spoke with the office manager and she said that there are a lot more improvements on the way. Friendly staff, good prices and good location of town.
