River Oaks is an established apartment community that has been giving the people of Shreveport/Bossier a place to call home since it was built in 1985. We currently have 188 units with five different floor plans available. We offer efficiency-style units with an open floor plan as well as 1, 2, and 3 bedroom apartments. Both 6 and 12-month leasing options are available(short-term lease fees may apply). Situated just on the outskirts of West Shreveport, River Oaks provides its residents with peaceful and quiet country living while still being close to the conveniences of city life. Our quaint community has recently been remodeled beyond modern standards, and boasts an array of amenities to fit your needs including cathedral style ceilings, wood-burning fireplaces, ceiling fans, microwave ovens, dishwashers, private balconies/patios, 24/ hour fitness center, dog park, and so much more! Property Ratings at River Oaks Apartments
By far one of the worst places that I have lived, maintenance is horrible, they do a half of job and sometimes don't do their job at all. We have pest control that comes out once a month and yet we still have a pest problem so what are they truly spraying for?! The cost of living here is way to high to have horrible service and to still have to deal with things that they claim to have taken care of, do yourself a favor and look else where.
All of the appliances in the apartment are very outdated and I assume haven’t been changed since the apartments were built. The staff is not very pleasant when moving out. The maintenance crew does the bare minimum. I had a leak in my ceiling and all they said was it would stop eventually.
I have been living at River Oaks for 5 months. What I like most is that it is a quiet environment. The price is maybe a little high, but I think the up keep of the apartments, the cleanliness of the grounds, and friendliness of the office staff levels it out. The kitchen could be a little more updated, but all in all I recommend anyone to live here. I also wish there was a playground. Hopefully that will come because I see a lot of children out over the weekend. Whenever there is a concern, the staff responds almost immediately.
Been living here 2 years. No problems. Staff is nice and always helpful when needed. You’re basically paying for the location because the apt itself is just OK. Kitchen area is basic. The fridge, stove & dishwasher are definitely old school. Need to be upgraded. (Just my opinion) but for the price you pay, it’s ok. Dining & living room area is ok. Fireplace is nice though. I never use it. Just for decoration lol. Bathroom is ok. (Love my big mirror in it) And bedroom is ok . Yeah everything is just OK. But overall, on a scale from 1-10, I’ll give these apts a 7.
The apartment manager did a walk through with me and her maintenance man. She pointed out the few items that would be charged against my deposit. The maintenance man advised her that the carpet looked fine. Yet she charged me to both replace & shampoo the carpet! None of these items were a problem during the walk through! The apartment manager is very dishonest.
Do not rent here!!! The property manager is corrupt and charges exorbitant amounts of fees. Upon applying you may lose your deposit or she will cause you to forfeit the deposits by not giving you an approval in a timely manner. Furthermore she does not manage her books or update them correctly. She has no specific guidelines she does whatever she wants. She does not return calls. She does not provide rental verification so that the tenants cannot leave when they are unhappy. Once you leave the property, you MUST DO A PROPER WALK THRU or you will be charge unfair amount of charges . Document everything and anything. DO NOT RENT here to save you headaches.
I could not have dreamed of a better place to live. This is my home away from home because of work; there aren't enough good things I can say about it. From my very first inquiry about River Oaks, the staff has gone out of their way to help. The application process was quick and I had no concerns going forward. It is clean, well-kept, and most of, quiet. The location is perfect because everything I need is within a short driving distance. Once again....I couldn't have asked for a better apartment complex. My hats off to the staff!!!
Im a very picky person when it comes to finding somewhere to stay, but theses apartments had it all patios and balconies , fireplaces, kinda like a breakfast bar i guess you can say, always open parking , nice closets, bathrooms with large mirrors, and just everything you should want in an apartment. I also must say that the rent is very affordable as well. Very clean property and such very nice staff members. Maintenance is always done in a timely manner. Just the perfect living area for any single person or family. . im proud to stay here :)
I went to get an application, and I feel in love once I walked on the property. I was sadden when they said they didn't have any openings. I have been calling every week just to see when they will have an opening. It's quite, the property is beautiful, and well up kept. I would love to call this place home one day.
Can't wait to move in to my new apartment!! All new on the outside and mostly new inside. Staff in the office was totally helpful and made me feel like I was their only new tenant. Awesome price, great location and ladies in office made applying easy. I drive by every day and was so impressed with the change I just had to go check it out.
I like the country feel of this apartment complex. There is not a lot of things going on around the area because its almost secluded
They have what you need in your apartment including washer and dryer hook up, central heat and a/c, and a fireplace for the family room with a private entrance to your apartment. It is a safe apartment community for your family. The apartment 1,2, and 3 bed room units are priced competitively and reasonable at best.
I have been living in River Oaks for a year now nad just signed my new lease for the upcoming year. I wasn't familier with the area and wasn't sure about living in any of the apartments in the area. One thing that I really like is that they run a background check on anyone living in the complex. Makes me feel very safe. Of course, I am sure not everyone follows the rules of "registering" a person as an occupant when they move in... You get the idea though. The complex is always so clean- you don't have to worry about it being trashy or tall grass. Grass gets cut every Tuesday by a professional crew. Maintainence is very prompt. If you have an issue, they are usually there to fix it that day. The pool is very nice and always clean. I love the front fence. It provides a level of privacy from the road. I live down stairs and have upstairs neighbors. You would think they would be loud but the only thing I hear is ocassional footsteps. The only think I wish was different was the pet deposit policy. It is $400 and non-refundable. I have a small poodle and unless you knew I had a dog, there will be no trace of there ever being a dog in the apartment when I leave. He doesn't chew, doesn't shed and does not mess on the carpet. Even if I only got $100 back, it would at least be something! Other than the pet deposit being completely non-refundable, I love this place!
